Bridal Veil Falls is a scenic cascade on the northwestern side of a ridge between Cannon Mountain and The Cannon Balls. It is one of the most beautiful waterfalls in New Hampshire. Coppermine Brook pours through a narrow spot in a high ledge, then widens as it plummets, resembling the shape and color of a bride’s long, lacy veil. The approach to the falls is a pretty hike. It follows Coppermine Brook most of the way, which has numerous pools that will delight your dog.

I reviewed a seller disclosure for one of my buyer clients today; I am thorough but not an alarmist. Here are a few things I noticed, that the seller’s agent may have just glossed over if the buyer wasn’t represented.
 
#1. The disclosure was dated March of 2010. I understand a lot of property has been on the market a while and some have lowered the price a few times to stay close to market value. BUT A seller disclosure is invalid if it’s over a year old.

There is nothing short about a short sale…it’s all long!
 
Some seller’s wait till there is an offer to start the short sale request.
Don’t wait, if your current market value is well below your current principal balance waiting to request a short sale will un-necessarily delay the sale.
If your Realtor tells you that the likely selling price is in a range that you know you will have a deficit (and you don’t have the funds to pay off the difference at closing) you need to shed your embarrassment and be honest from the start.

Seller's have greater access to data in our information age so they know what's listed. But I have found that they don't know what has sold, how many days it was on the market, and how many comparable properties expired without selling. Further I have found many seller are looking to justify their own mind set and view comparables they think are in line with their property.
