For our friends out of State, to help you understand, when you represent a party in buying or selling a home, is is usual to pretty much split the commission.  If the listing is 6% for example, the buying agent gets 3% and the selling agent gets 3%.  Not rocket science.

However, here, if you list a rental, the tendency seems to be to offer the renter's agent a little tid bit, like $50 or $100.  In most cases, the listing agent is receiving the first month's rent as their commission.  So, the renters agent finds an interested party, obtains an application from the listing agent, and drives out and shows their client the property or properties.  And, they're receiving $50  ?!

When I list a property, I don't want any realtor thinking I'm a cheap scate.  After the time we put into that, I even think $200 is a mere "tip."  Howmany of my properties are you likely to show, if that's all I'm known to pay you ?
