I think every real estate agent should be selling loan mods.
Why? Cash, easy cash, and it creates more deals.
If you're a real estate agent, this will allow you to "fish
upstream", as nearly every forced sale, short sale, or bankruptcy
sale starts with someone who wants to keep their house - and a loan
mod is a way for them to do that.
Some of those people won't qualify for a loan mod, so you just flip
it to a short sale, get their credit repaired, and within two years
they could be back in the same neighborhood owning a similar house,
probably for a much lower price!
Lately, they're easier to get approved, because the banks are trying
to keep "strategic defaults" at bay - people who CAN afford their
house payment, but figure, maybe that 780 fico isn't worth $200,000.
So they bail, buy the house down the street, walk from the first
house, and take the credit hit - saving $200k.
For debt settlement professionals, loan mods are 1/3rd of the "bad
economy holy trinity" (ha ha, no sacrilege meant there), and it's
easier to get a loan mod approved if the bank knows the consumer
debt is taking a hit too. Hook this up to loan mod, and you can earn
a quick $2k-$4k initial pop, $$ on the debt contract spread over 18-
36 months, then a final $1200 or so doing the credit repair.
This leave the client free of consumer debt, with a lower better
mortgage, and with good credit. Who doesn't like that?
And that's $5k+ per client in revenue too.
