New Feature in SwiftCRM: CSV import... this means you can upload, say, 1,000 leads for you and your sales team to call through, or assign each record a unique reference code, and when the prospect calls in just search for their unique code and it'll call up their file. Slick, eh? It works, it's online, and it's free with any other purchase (for now..til about Christmas). This means you can import your whole Outlook address book, or get title company leads..or from any other data source. I'll make a demo video this week, but it works great now. &lt;/div&gt;

&lt;div&gt;By the way, we just added &amp;quot;indexing&amp;quot; to make the sales opportunity load pretty much instantly.. a few clients have imported thousands of records each for the sales team to dial through, and it was dogging the system. That's now fixed!&lt;/div&gt;
&lt;div&gt;&amp;nbsp;&lt;/div&gt;
&lt;div&gt;3. Get more leads: TV Ads: The Primer... so finally, after dancing around it a year, we're finally getting into semi-customizable TV ads. Cost is $799 (email me for scripts), custom high-end, high-def real-actor shoots with nice logos, etc... once you have the creative, you have 2 choices:&lt;/div&gt;
&lt;div&gt;&amp;nbsp;- Call some local TV stations and run this yourself. Ask for &amp;quot;agency discount&amp;quot; if you're acting as the agency i.e. handling placement. Cost varies based on Nielsen Ratings, which are audited audience numbers... i.e. NYC will cost more than Podunk, WY, so you're really looking at a per capita audience reach. Generally, from what I hear, the sweet spot seems to be about $90 to $200 per insertion, and should yield a cost-per-call of roughly $35 to $45, ballpark. If you then close, say, 20%, that yields a cost-per-closed-deal at $175-$225 for example.&lt;/div&gt;
&lt;div&gt;- Option 2 is work with a media buyer..they really want to get you spending $50k/mo, but ask them for a minimum buy, take whatever they say and divide in half, and tell them that's your starting test market budget. Tell them who you want to reach as a bulls-eye demographic i.e. spike TV is obviously more guys, good for rogaine ads, while daytime cooking shows get more women (not being sexist here, check the demographic reports and you'll see) age 25-45 (good for, say, debt settlement).&lt;/div&gt;
&lt;div&gt;&amp;nbsp;&lt;/div&gt;
&lt;div&gt;Call me if interested. We just do the creative, but can recommend media buyers. You won't get agency discount with them, but will probably save the $$ in the end because of their experience dealing with networks / stations. You'll also save a lot of time going back and forth over insertion orders. BTW, TV means people are usually at home... radio can work well, but expect people to be in their car.&lt;/div&gt;

      <title>CRM to make Realtors Money + The House Fairy</title>
      <description>&lt;p&gt;I have a pattern of varying between mad scientist mode, then popping up and showing the world, hoping for approval (which come in as &quot;sales&quot;).&lt;/p&gt;
&lt;p&gt;Here's what's up. I've been on a rampage of code, late nights, and some amazing results.&lt;/p&gt;
&lt;p&gt;First, &lt;a href=&quot;http://www.SwiftCRM.com&quot; target=&quot;_blank&quot;&gt;www.&lt;span style=&quot;font-weight: bold;&quot;&gt;SwiftCRM&lt;/span&gt;.com&lt;/a&gt; is ready for invite-only beta. The formal public beta launch is in July, but it's already an amazing way to drive more sales. For any mortgage brokers who remember LenderMate, this is basically Lendermate 4.0 except not as mortgage-specific...but with all the best features.&lt;/p&gt;
&lt;p&gt;Many people are in the &quot;what the heck is CRM? Why should I &amp;nbsp;care? Is it another software to learn?&quot; category.&lt;/p&gt;
&lt;p&gt;So, her's the lowdown: SwiftCRM will&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Automate all those things you know you should do, but don't always get time to do. i.e. send handwritten notes to people you meet, send thank-you gifts to closed deals, incubate long-term tire-kicker leads, stay in touch with referral sources so they think of you first instead of Suzy Q with her 5,000 bus bench ads down the street, even though that referral source knows you're more technically competent...but Suzy Q manages to stay in front of people, so she stays busy even though you and the entire bowling team can't stand her.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Track every lead like a bloodhound. Ok, so you write leads on slips of paper..? iPhone? ACT?. Usually that's fine, other than a few that slip behind the desk, and then you find them a month later, wondering if they ever bought a house. Track a lead from sunrise to sunset, from &quot;i'm a dreamer&quot; to &quot;moved in, and now referring you more clients&quot;. Unlike ACT, SwiftCRM can actually take action, sending letters via SendOutCards or Postful.com, sending email, and track everything.&lt;/li&gt;
&lt;li&gt;Show you where you're wasting money AND where you should spend more! Not spending any money on marketing or advertising? Well, this will quickly show you where the results come from, your cost-per-lead, and more. If you're a referral-only marketer this will help you do your daily tasks, weekly calls, pop-by's, etc.&lt;/li&gt;
&lt;li&gt;Store all your transaction docs...in the most relevant space. Sure, i know you have outlook, and may have a system. This is just a faster, better, online-only &quot;hosted CRM&quot; you can access from that carribbean cruise, your home, your phone, your office... it's always online, always syched, and since it's online, it's easy to share a transaction including the docs with your TC, your manager, your virtual assistant in India. Ok, mind you, in this distilling process most won't convert...you'll need 100 of these junk leads to compress down to a few closed paid deals, while the other 98 circle the ethosphere waiting for a lottery ticket and/or a divorce, and/or The House Fairy to grant them that amazing 5 bed house for a studio apartment price. How? Setup a series of timed marketing messages via email, snail-mail, and phone call reminders.&lt;/li&gt;
&lt;li&gt;Turn your slaphazard practice into a smoothly automated machine with the precision of a swiss watch. Ok, so I'm sorry..your practice is hopefully not slaphazard. Most businesses could be more organized.&lt;/li&gt;
&lt;li&gt;For brokers, you'll see who's doing what, project cash flow, project expenses, and have real-time data on how the entire business is doing, and what can be done better. You can't improve what you can't track..and this will show you the numbers. In snazzy graph format even!&lt;/li&gt;
&lt;/ul&gt;
&lt;div&gt;Who this is not for:&lt;/div&gt;
&lt;div&gt;a. Someone who has ACT or Top producer, is happy with it, has it all set up the way it should be, and has an assistant mailing stuff out for them and/or a marketing director. Later, when the app is more mature, i'll have plenty of reasons why you should dump those and switch..but for now, those are solid apps and the hassle to change might not be worth it.&lt;/div&gt;
&lt;div&gt;&amp;nbsp;&amp;nbsp; but for anyone who doesn't have much of a system yet, or has one, but it's not set up properly: it's worth switching. We are moving far faster than either of those app, and being web-based has some big advantages (global accessibility and greater automation potential are to big ones).&lt;/div&gt;
&lt;div&gt;&lt;br /&gt;&lt;/div&gt;
&lt;div&gt;b. Someone who has all the business they want. They're at capacity, and change bothers them anyway. Honestly, don't fix what ain't broken..but if your current system IS broken, then we want you to try (free..for a few months) our system.&lt;/div&gt;

We'll focus on bar-none unbeatable SEO, and high&amp;nbsp;converting opt-in forms that feed directly into the new CRM system,&amp;nbsp;which is the backbone of the new Movoxo.&lt;/p&gt;

      <title>PPC for Realtors: Pushing Agents Out?</title>

&lt;p&gt;Once I did a little research, I found out why: Referral Fees.&lt;/p&gt;
&lt;p&gt;Homegain charges not just a subscription fee, but also a 22% to 27% referral fee, per their pricing page.&lt;/p&gt;
&lt;p&gt;Upside to this model: Prices can stay low and pay only for success - which is really what you want anyway.&lt;/p&gt;
&lt;p&gt;Downside: 22%-27% is a big chunk of money. That said, the real question for agents, is &quot;would you have realistically captured that client on your own anyway?&quot; If the answer is no, then this is &quot;found money&quot; and therefore worth it.&lt;/p&gt;
&lt;p&gt;Just this morning's thoughts I wanted to pass along. For any agents using PPC currently, it seems that over time, you'll pay more money for less results, as long as middlemen get a referral fee. We don't currently charge a referral fee, but I think that's where we'll need to go too. If you are spending money on PPC, were I you, i'd dump that asap and double down on SEO. It's better quality traffic by the way - my research shows the conversion on SEO traffic is better than PPC.&lt;/p&gt;

      <title>Mortgage Pros: Easy Debt Settlement Add-on Services for $$</title>
      <description>&lt;p&gt;I think a lot of mortgage lenders see debt settlement as outside their focus, or don't understand it.&lt;/p&gt;
&lt;p&gt;In truth, it's very similar and can also lead to more mortgages.&lt;/p&gt;
&lt;p&gt;You're already an expert in DTI and debt.&lt;/p&gt;
&lt;p&gt;Furthermore, most debt-settlement originators rely on outside servicers to handle the actual negotiation and trust funds management... just like you writing a mortgage then selling it off as a broker, or doing a table-fund, warehouse line, etc. - few originators deal with servicing.&lt;/p&gt;
&lt;p&gt;You originate a debt settlement file pretty much how you do a mortgage: take the app, gather some paperwork, hand it off to a servicer, and get paid.&lt;/p&gt;
&lt;p&gt;That's it.&lt;/p&gt;
&lt;p&gt;You get paid over the term of the program, but most some somewhat front-loaded... debt settlement can be a nice residual income, and fits hand-in-glove with Loan Modification, and even forward mortgages: you're used to dealing with issues of DTI.&lt;/p&gt;
&lt;p&gt;We (&lt;a href=&quot;http://Movoxo.com&quot; target=&quot;_blank&quot;&gt;Movoxo.com&lt;/a&gt;) have pre-made websites and videos and calculators you can embed, if you're into the do-it-yourself variety. I can also recommend backend providers, and they have some training... coupled with our media and a few pointers, you can be in business in days.&lt;/p&gt;

&lt;p&gt;I just wanted to pass along the analogy that Debt Settlement isn't that different, and can truly help people get out of debt. Think DS is a scam? Look into it, don't just dismiss it...that's like saying subprime mortgages were a scam. Many were, and they had their abuses by shady operators. But they were also a legitamately needed product that some consumers found value for. The bottom line - I know the industry fairly well, and know dozens of individuals that it got off the debt treadmill.&lt;/p&gt;

&lt;p&gt;To be honest, I could have made a LOT more money. I had friends who made over $100k/mo during the mortgage boom.. I did well, but not _that_ well.&lt;/p&gt;

&lt;p&gt;Simple: &lt;span style=&quot;font-weight: bold;&quot;&gt;Close more&lt;/span&gt;. (duh! well, that really means 2 things: Close deals more frequently, and also, spend more time in closing situations).&lt;/p&gt;
&lt;p&gt;Most real estate agents have very, very valuable skills on a per-hour basis. Out of a given month, how many hours do you spend actually selling? As in face-to-face or phone selling... either listing presentations, or the bits of conversation leading up to a listing presentation, or actually showing a house to a qualified client? How much is either qualifying a lead, or getting new business to come in?&lt;/p&gt;
&lt;p&gt;Like it or not, you already buy leads.&lt;/p&gt;
&lt;p&gt;It's called advertising.&lt;/p&gt;
&lt;p&gt;Divide your advertising budget by the number of leads it produced, and that's your cost-per-lead.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The highest performing agents spend more time closing deals, and selling, and less time doing everything else. They have help on their websites, transaction coordinators, assistants, etc.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Obviously I'd love to sell you leads, but you can rip off my ideas and work with someone else - that's fine. What's important is to consider:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;How much did you spend on advertising last quarter?&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;How many leads did it produce?&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Do you feel that figure is acceptable?&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;If not, then hire an expert. If so, delegate more so you can close more deals.&lt;br /&gt;&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

      <title>Buying Leads: Why OR and not AND? vs. Referral-Only</title>
      <description>&lt;p&gt;I've been to Brian Buffini's &quot;By Referral only'.&lt;/p&gt;
&lt;p&gt;I get a lot of people &quot;just don't buy leads&quot;. Others do, and swear by it.&lt;/p&gt;
&lt;p&gt;My belief is one should do both, and many people seem to assume these are mutually exclusive.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;One thing that sort of puzzles me, and perhaps you can shed some light, is why do so many people believe you either &quot;are a referral agent&quot; and never buy leads, or someone who buys a lot of leads.&lt;/p&gt;
&lt;p&gt;In the mortgage world this is more apparent...really because of the psychology of the shops. The lead shops would usually run a call center, do some big numbers, with big overhead. The referral guys/shops did business via this &quot;financial planner&quot; type of model relying on expertise.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The problem are twofold:&lt;/p&gt;
&lt;p&gt;- The &quot;Experts&quot; aka &quot;referral only&quot; people lose a ton of business, because unless you reach the level of someone like Ric Edelman or Suze Orman i.e. your name has become a serious brand with near market saturation, you're losing out on the business from the guy down the street you could serve really well and make good money from - but he doesn't know you exist. The advertising just isn't reaching him. Or at the very least, -most- of the experts (not all, but most) are not as busy as they could be. Most don't work like a doctor, instead, they have all these skills / knowledge but only use them about 10% of their total available time, while the other 50% is looking for business.&lt;/p&gt;
&lt;p&gt;- The Lead Buyers, usually in the mortgage industry but could be applied to real estate, often from a business practice standpoint are in this &quot;turn 'em and burn 'em&quot; mindset. In the mortgage world, many of these shops put their agenda ahead of the clients, making as much as possible, and now they're out of business. Not a bad business if you have zero ethics and don't care about a long-term career, but why not fold these together? The referrals and good karma will easily make up for that 1/2 pt in fees you didn't make gouging the client.&lt;/p&gt;
&lt;p&gt;This sounds great conceptually, but what it really means is:&lt;/p&gt;
&lt;p&gt;- If you've never bought a lead or have and it hasn't worked out, I propose you try it again...but with accountability. If some lead-gen shop wants $10k up front and doesn't come with a mile-long track record, look elsewhere. A good lead generator or advertising partnership arrangement will look to build a mutually beneficial arrangement. They're out there.&lt;/p&gt;
&lt;p&gt;- If you're a leads-only shop, I'd recommend going to some of these referral-only seminars like Brian Buffini (i'm not paid by them, just a fan) and looking for specific action steps to deepen engagement..it'll look like phone calls with real humans (not machines), handwritten cards, personal meetings when possible, and video (that's my own addition; video is a lot more emotional).&lt;/p&gt;
&lt;p&gt;(as I type this I realize I should video-blog more often... next time... ;-) &amp;nbsp;)&lt;/p&gt;

&lt;p&gt;Non-computer tasks are written out old-school on paper, while computer tasks are stored on Google docs, which I've come to love for its platform independence, global accessibility, etc.&lt;/p&gt;

&lt;li&gt;&amp;nbsp;Lots of people who intend to use their dog's former owner's cousin's roomate's postman who also practices real estate on the side.&lt;br /&gt;&lt;/li&gt;

&lt;p&gt;In short, here's what he's doing - and it's working like gangbusters, as of Dec 08:&lt;/p&gt;
&lt;p&gt;a. Get data from a major data provider like experian. He's looking for people that are 60 days late on a mortgage of at least $200k at 90% CLTV or higher.&lt;/p&gt;
&lt;p&gt;b. Drop a postcard to them. He gets about a 3% to 6% response rate, which is great, and of all incoming calls, he can close about 20% on average.&lt;/p&gt;
&lt;p&gt;c. He didn't say what his cost for the data was, let's say it's .34 per raw data record (high? low? I'm not in that business.. let me know...), then add .50 per postcard to be conservative (out the door including postage) so he's in for $840 to hit 1,000 people; out of this he'll get 30-60 calls and close 6-12 deals at ~ $3k each. Spending $840 to make $18,000+? Sounds like a cash machine to me.&lt;/p&gt;
&lt;p&gt;And so this is why everyone wants loan modification leads. There's been some interesting discussion here on AR as to whether this is basically &quot;predatory loan modification&quot;... the answer is probably. Do people want the service? Yes. Is there any oversight to loan mods currently? Not enough, IMHO - a ton of people are doing business illegally and even with questionable ethics.&lt;/p&gt;
&lt;p&gt;That said, loan modification is clearly a better solution for the banks in many cases e.g. florida, where the foreclosure rate is so high that banks really get hit when taking a property back. Other states like CA are pummeled with marketing, but the values are still often high enough (in some areas) that the bank would rather just let it go REO and sell it.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;I'm in the business of helping agents get more clients.&lt;/p&gt;
&lt;p&gt;But this morning I realized our systems, because they run on autopilot, probably have some clients with a very dull skillset, i.e. their closing ratio sucks.&lt;/p&gt;
&lt;p&gt;Some of these agents then blame us. Of course. Some agents blame everyone/everything other than themselves for missing a sale.&lt;/p&gt;
&lt;p&gt;That said, I'd love to establish a set of &quot;average&quot; and &quot;outperform&quot; and &quot;you need work on your sales skills&quot;.&lt;/p&gt;
&lt;p&gt;Have you tracked your ratio of Listing-Appointments to Signed Listings? Or buyer referrals to offer written and the buyer is really committed to using you (alone i.e. not &quot;cheating with another agent&quot;)?&lt;/p&gt;
&lt;p&gt;My gut feeling is that a good listing agent will sign about 50% of all listing appointments taken, and for that other 50%, there are good &quot;reasons&quot; aka &quot;excuses&quot; aka client-justifications why they didn't sign - or it could even be the LA didn't want them as a client and &quot;reintroduced them to the market&quot; aka fired the client.&lt;/p&gt;
&lt;p&gt;Can anyone comment?&lt;/p&gt;
&lt;p&gt;Every agent's marketing funnel goes&lt;/p&gt;
&lt;p&gt;&amp;gt;&amp;gt;&amp;gt;&amp;gt; Cold Leads / Internet Leads&lt;br /&gt;&amp;gt;&amp;gt;&amp;gt; Warm Leads &lt;br /&gt;&amp;gt;&amp;gt; Appointments / Selling Situations / &quot;At-Bat&quot;&lt;br /&gt;&amp;gt;Deal Sold / Listing Taken / Offer Written&lt;/p&gt;
&lt;p&gt;Obviously it's not marketing, but downstream is actually closing deals i.e. offer accepted, deal successfully closed, and then finally (this IS marketing) convert client to referral stream.&lt;/p&gt;

      <title>Old Presentation, New Strategy</title>
      <description>&lt;p&gt;We're doing a lot of work on &amp;quot;stealth squeeze pages&amp;quot;, and I was thinking   about my own site.&lt;/p&gt;
&lt;p&gt;To some degree, there's a bit of work on our own sites to be sure - like the   shoemaker's kids who have the worst shoes, because the shoemaker is always   fixing everyone else's, our own site has been a bit neglected.&lt;/p&gt;
&lt;p&gt;Our biggest mistake (which I'm fixing, of course): Not using client's success   stories and client's actual results in our marketing.&lt;/p&gt;
&lt;p&gt;Do you do that? Do you use client's testimonials and case studies in your   marketing? We all should.&lt;/p&gt;
&lt;p&gt;Anyway, in studying our own main page, I watched our original demo, and   thought I'd post it here - since most of Active Rain doesn't yet know what we   do. Moving forward, our focus is much more holistic - on producing leads - and   not just video. Last week we did a test that produced 38 leads in ** 1 day ** -   so we know this stuff works.&lt;/p&gt;
&lt;p&gt;Check out our original presentation - it's a nice case study in education,   though it's not as persuasive as our newest work.&lt;/p&gt;
