He or She Didn't Campaign The best person for the job didn't run. Seems we're down to choosing the lesser of two evils. Voice Doesn't Matter We give up and complain that our voices don't matter. They most certainly do matter. If you don't use your voice at the ballot box, then in effect you are letting others make decisions for you. You have given up your right to complain because you didn't try to do anything about it with your vote. HUD Issues Stop Work Order....Displaces Families - 10/31/10 04:08 PM
HUD has issued a Stop Work order for all Contracts as of November 5. 2010 in New England. I can not say this hasn't hit other areas of the country. If you search for HUD homes on the MLS, you won't find any in New England. Have you ever heard that New England is a Test Market. I can vouch for my clients first and for myself next, that we don't like being Tested in this manner. This Displaces two famililes and two deals for my family. HUD Pulls The Plug: Moratorium On Pending Sales Department of Housing and Urban Development (HUD) has set a moratorium on pending sales of government owned foreclosures set for November 5, 2010. All sales set to close after 11/5 will be halted. This moratorium is currently indefinite and no indication has been given when it will end. Agents involved with pending HUD sales? Contact your local HUD contractor for details. Buyers with pending HUD sales? Contact your agent. Buyers willing to to continue their deal will be waiting for an indefinite period. We are looking at homes sold data to determine the state of the Real Estate Market in New Hampshire. These charts are tracking Average Sales Price for the last four years verses the last twelve months classified by County.
Half of our counties experienced peak Average Sales Price in 2006 and the other five saw the peak in 2007. The recession was fully entrenched in 2008 and the decline of Average Sales Prices is evident. Fannie Mae Incentives For Home Buyers and Realtors Fannie Mae (Federal National Mortgage Association) has 390 propetries for sale in New Hampshire. FNMA is offering incentives: 3.5% of the purchase price back to buyers towards their closing costs and $1,500 to Realtors who can help a buyer close on a home by December 31. 2010. The buyers must be owner occupants and Realtors must be working with owner occupants. No investor deals will be honered with the incentives. Strafford NH Real Estate Report October 2010 We are looking at homes sold data for the last four years verses the last twelve months to determine the state of the market. Our first graph looks at the number of homes sold while the second chart shows the average length of time those homes spent on the market. There were 36 homes sold in 2006 with 100 days on market. 42 homes sold in 2007 with 104 days on market, showing a 16% increase in homes sold and 4% more time on the market. FHA 203K For Foreclosures There is no doubt foreclosures are driving our market in New Hampshire. There are 20 Government owned properties by Dept. of Housing and Urban Development (HUD) for sale in New Hampshire. Fannie Mae has 375 properties in New Hampshire for sale. Bank of America has 164 properties for sale in New Hampshire. I could go on but I think you get the point. Many of these properties are in move in condition and the majority of them are not or are in need of some repairs to bring them up to FHA standards for financing. The problem for (2 comments)

Rockingham County NH Real Estate Report October 2010 We are looking at homes sold data for the last four years verses the last twelve months to determine the state of the market in Rockingham County. There were 4,181 homes sold in 2006 with an average days on the market of 106. There were 5% less homes sold in 2007 at 3,975 with average days climbing three weeks to 133 days. While the recession was in full bloom in 2008, 16% less homes sold at 3,318 and days on market stayed steady at 132. The Federal Home Buyer Tax Credit was established (2 comments)

Hard Tellin' not Knowin' It's a term we use here in New Hampshire quite often. Don't mean to say that it is indigenous to New Hampshire but it does pertain to Foreclosure Auction Sales. Folks seem to think the best deals are had at Foreclosure Auction Sales. The reality is quite different. Buyers have no means of having a qualified inspection performed, may have to deal with any latent liens (buyers had better do their homework at City Hall and the Registry), and can not insure a clear title. Without a qualified inspection, owner occupants have no chance at financing unless paying cash. (1 comments)

There were 79 homes sold in 2006 and they spent an average of 113 days on the market. 2007 saw 10 less homes sold at 69 and the time on the market went up three weeks to 139 days.
