Where Is The Dover Market Headed?

Looking at this quick chart depicting the sales data from January to the end of May for 2011 and 2012, we can see that home sales are up 18% with 23 more units sold than last year. Average days on market is down from 119 to 111 meaning demand is up and homes are selling faster than last year at this time. Median Sales Price is said to be a better indicator of price trends because Average Sales Price is more susceptible to be skewed by an extremely high or low transaction price. Median Sales Price is the transaction price in the middle of the data with half the sales prices above and half below.

We can see that Average Sales Price and Median Sales Price are up 1.5% and 6.3% respectfully. When demand increases, so do prices.

What Has Sparked The Incease In Demand For Dover Homes?

The fact that interest rates are at the lowest levels ever seen, home prices seem to have bottomed out, and the inventory of quality homes for sale is so good.

Dover has great schools, lots of employment opportunities, vaired arts and entertainment, fantastic restaurants, and a city government that is pro-economic growth are all factors making Dover NH a great place to live, work, and play.

How Soft Is The Dover Market?

Let's talk a little bit about Absorption Rate. Absorbtion Rate (AR) is calculated by the number of homes on the market divided by the number of homes sold in the last thirty days giving us the number of months of supply without any other homes coming to market. This can be broken down further into specific price ranges but for the sake of illustration, I will use the entire inventory.

Dover NH Real Estate has a current AR of 3.4 months or 14.9 weeks. This is the best AR Dover has experienced in the last five years. Of these 11 units sold this week, the average Days on Market is 73 days which is 4.9 weeks ahead of the average. The average asking price to selling price is 97%. These homes are an expample of proper pricing. Unfortunately, we can not just arbitrarily pick a price out of the air when we try to sell homes. It is in the market place that price is determined. This is why we use current sales and pending sales of comperable homes to arrive at an asking price for a particular property.

So, how soft is the Dover market? It's not and you have heard why a hundred times and I'll say it again. Interest rates are at the lowest levels ever, home prices are not going to go any lower, and the inventory of available homes is great. Taking a look at the median sales price in Dover NH Real Estate

The Median Sales Price is said to be a better indicator of price trends than Average Sales Price becasue it is less susceptible to be skewed by an extremely low or high transaction price. Taking a look at where Median Sales Price is headed in the last four months, we see there is still a general downward trend for Dover NH Real Estate prices. It is easy to see why activity in the market has increased in the last six months. Interest rates are at all time lows, prices are generally lower, and the inventory is good. These conditions will not last forever.

Since the start of the “Great Recession”, the number of homes sold in Portsmouth has been steadily rising.

Building? Renovating? Best Practices For Hiring A Contractor

Hire A Reputable Contractor

If you are looking for a contractor, one of the best ways to find one you can trust is to ask your friends, relatives, and co-workers if they know one they can recommend. It doesn't stop there. It is always a good idea to get at least two estimates for your project and even better if you can get three. It can be a hassle to meet with three different contractors and three different egos but it will be worth it when it comes to decision time.

Certificate Of Insurance

When hiring any contractor, be it a carpenter, painter, or the guy that cleans your furnace, be sure to ask for a Certificate of Insurance (COI). This is singularly the most important piece of the program. There is only one way that you can get a COI. You must request a COI from any potential contractor and the only way you should receive it would be direct from the contractor's insurance company via post, email, or fax not the contractor or his office. If the contractor hands you an official "looking" document, it is bogus. Thank that contractor for coming and never call the contractor again. This is the most effective way to find out if the contractor is actually running a legitimate business or just "winging" it. When you do receive your COI, make sure the contractor has workers compensation insurance for his employees and sufficient liability insurance to cover your project.

References

As important as a COI is, so is the contractor's reputation. Ask for references. Ask for contact information of their current clients and a few past clients. (Contractors: make sure your clients are OK with potential new clients calling your references.) A drive by or visit to the contractor's job site or past projects is a great way to observe the contractor's work ethic. It is also good to ask for the contractor's suppliers as references. Once you have that information, follow up. Make the calls and ask questions about how that client's project went and the timeliness of the completion.

Now You Are Ready

You have three contractors in mind, the COI's, and the references. It comes down to decision time. Price is always important but sometimes the terms of the contract can be the defining factor. Always make sure that the project is outlined in writing and signed by both parties so both parties know what is expected of each other. If there are any problems down the line, the contract will be the document that defines the outcome.

HUD homes are owned by the government and the sale of HUD homes is managed by the US Dept. of Housing and Urban Development. HUD homes are offered with a 3% rebate buyers can use towards their closing costs.

How To Buy HUD Homes

STEP 1 Buyer must be pre-approved for a mortgage. If a buyer were to pay cash, the buyer would need a letter from the manager of the institution where their liquid assets are held stating that the funds are ready and available for closing on the property (proof of funds).

STEP 2 When you find the HUD home you want to buy, make sure the Realtor you choose to work with is a HUD registered agent. Only HUD registered agents are able to make offers.

STEP 3 Bid periods end daily at midnight. Bids are submitted on line by HUD registered agents. The bids are opened the next day and an answer to the bid is posted by 9:30 the next day.

STEP 4 If the bid is accepted, the buyer must complete all necessary paperwork and submit a cashier's check made out to HUD for $1,000. These items must be in the local HUD office within 48 hours.

STEP 5 Buyer has 15 days from the date the contract was signed by HUD's representative to have a home inspection performed by a licensed home inspection company and exercise all due diligence.

STEP 6 Buyer must close within 45 days of the effective date or if using an FHA 203K Rehab loan, buyer must close within 60 days. There are exceptions to the rule of closing date but for every 15 day extension granted by HUD, there are associated fees.

STEP 7 Move in and start enjoying the benefits of home ownership.

Dover NH Homes Sold Report January 2012

I have put together this study of single family home sales for the last four years to help us determine the outlook for Dover NH homes sales in 2012.

At the beginning of the “Great Recession” in 2008, Dover NH home sales suffered yet ever since then, the number of homes sold has increased. This is mostly due to real estate values taking a hit and we’ll see below how much of a hit it has been. The number of homes sold is up 7.5% over last year and up 18% from the depths of 2008.

Average Days On Market

The average time a home for sale in Dover NH spends on the market was at it’s lowest in 2010 due mostly to the now expired Federal Home Buyer Tax Credit. The Tax Credit was scheduled to expire at the end of 2009 but was extended to April 30, 2010. The procrastinators decided it was time to jump into the market and I believe this is what skewed the average days on market for 2010. At the current average of 106 days, this market has come very close to “normalizing”.

Average Sales Price vs Median Sales Price

Median Sales Price is said to be a better indicator of real estate value trends than Average Sales Price. Average Sales Price can be artificially skewed by a single transaction with an extremely low or extremely high sales price. In 2011, the transaction with the lowest sale price was $38,900 and the highest was $6,900,000.

Median Sales Price was at $267,000 in 2008 with 194 sales. In 2011, Median Sales Price was $226,300 with 229 sales. Average sales price is down 11% from the high of $293,754 in 2008 to $262,033 in 2011. Median Sales Price is down 15% from 2008′s high of $267,500 to 2011′s low of $226,300.

Dover NH Homes Market Trend

If we look at the overall volume of single family Dover NH homes sold, we can see volume jumped up 5.3% in 2011 over 2008′s level and up 5.6% from 2010. This makes perfect sense knowing what we do about Average Sales Price and Median Sales Price over the last four years. The lower prices are the more homes will sell.

Dover NH Homes Market Prediction For 2012

It is my belief that home sales will continue to grow. I am predicting at least 4-5% growth again for 2012 as long as these two factors occur: Interest rates stay low and move up buyers make room for first time home buyers. Existing home owners who are looking to upgrade or up-size their homes are starting to realize that even though home values have come down significantly, they will save a greater amount on their new home purchase than they may otherwise give up on the sale of their existing home.

The Downside of This Report

Interest rates will be the “IF” factor. I have put together this study of single family home sales for the last four years to help us determine the outlook for Dover NH homes sales in 2012.

At the beginning of the "Great Recession" in 2008, Dover NH home sales suffered yet ever since then, the number of homes sold has increased. This is mostly due to real estate values taking a hit and we'll see below how much of a hit it has been. The number of homes sold is up 7.5% over last year and up 18% from the depths of 2008.

Average Days On Market

The average time a home for sale in Dover NH spends on the market was at it's lowest in 2010 due mostly to the now expired Federal Home Buyer Tax Credit. The Tax Credit was scheduled to expire at the end of 2009 but was extended to April 30, 2010. The procrastinators decided it was time to jump into the market and I believe this is what skewed the average days on market for 2010. At the current average of 106 days, this market has come very close to "normalizing".

If we look at the overall volume of single family Dover NH homes sold, we can see volume jumped up 5.3% in 2011 over 2008's level and up 5.6% from 2010. This makes perfect sense knowing what we do about Average Sales Price and Median Sales Price over the last four years. The lower prices are the more homes will sell.

Dover NH Homes Market Activity

We're looking at Dover NH homes sold data from Jan 1 to Nov 30 over the last four years to determine h0 the Dover NH Real Estate Market is doing. Since 2008, the least number of homes sold was last year at 252 and the most homes sold is this year is 280 up 11% over last year. Average Days On Market was the highest in 2008, at 122 days and this year homes are selling on average three weeks sooner.

It is said median sales price is a better indicator of price trends than average sales price. Average sales price can be significantly skewed by a single transaction with an extreme high or low sales price. The lowest priced home sold in Dover NH was

Where Are Dover NH Homes Prices Headed?

Average sales price and median sales price were at their peak in 2008 at $255,140 and $234,900 respectively. They are both at their lowest this year at $234,723 and $208,500 respectively. That's an 8% drop for average price and an 11% drop for median price. Let's average those figures and say that prices are down 9.5% overall.

What Does This Mean To Dover NH Homes?

Interest rates are low, inventory is high, and Dover NH Homes prices are low. This explains why more homes have sold this year and why they are selling faster. It is obvious there has never been a better time for First Time Buyers to get into Dover NH homes and start building equity for themselves instead of renting. Move up buyers are in a better position to sell their homes to First Time Home Buyers. Existing home owners wishing to up size or up grade to a new home will have to be willing to sell for a little less than they would hope for. If home prices are down 11% overall, those move up buyers will save more money on the up graded home than they will be giving up on the sale of their home to the first timers.

The Down Side Of Interest rates?

Interest rates are at all time lows and if the interest rate bumps up only 1/4 of 1 percent, purchase power goes down by about $8,000. If you are a First Time Buyer, you should be looking to buy a home now! If you would like to move up to a bigger or better home, nowis the time for that too.

Concord NH Homes Are More Affordable Today

Concord NH Homes Market Activity Report November 2011

Concord NH homes are more affordable today and here is the proof. We are looking at Concord NH homes and condos sold between January 1 and October 31 for the last four years. 292 Concord NH homes and condos were sold in 2008 at the beginning of The Great Recession and fell off 18% to a low of 240 homes sold through 2010 even though the now expired Federal Home Buyer Tax Credit was in effect. This is interesting to note because the Tax Credit is gone and the number of homes sold this year is up almost 16% from last year.

Why Have More Concord NH Homes Sold This Year?

Whereas the average sales price has tumbled 18% from 2008 to 2011, it is easy to see why. Median sales price is said to be a better indicator of where the market is headed because the median price is the price where 50% of the sales are above this price and 50% are below so median sales price is not skewed by one large sale or one small sale. Median sales price has dipped 19% over the same time period again telling us why more homes have sold this year. Looking at the average days on market, we can see that those homes were sold about two weeks sooner too.

Now I've Let The Cat Out Of The Bag!

The more people that see this report, the more people will know that there are some great deals out there. Here is the real reason more Concord NH homes and condos have sold. Interest rates are at their lowest levels in decades and with a 1/4 of 1 percent rise in the interest rate, purchase power goes down about $8,000. First time buyers are the driving factor of this market and move up buyers are getting it too. Move up buyers are little more conservative but realize that what they are giving up in terms of selling their homes at a discount to first time buyers they can more than make up for in the upgraded or larger home. If the market is down 18-19%, what they give up in their sale can be far less than what they can save on a deal today.

There really isn't enough data to determine any trends and besides, oceanfront property is it's own entity and is not necessarily effected by economic factors which effect most other types of homes. The seacoast of New Hampshire has really held its value quite well through the "Great Recession".
