I consider myself an ITP guy (Inside The Perimeter) – while I occasionally assist clients who want to explore areas outside of I-285, my primary focus has always been the intown neighborhoods -(I love selling in Morningside, Virginia Highland and the surrounding neighborhoods). Yes, I’ve sold homes in Alpharetta, Sandy Springs, Dunwoody, Marietta, Roswell, Cascade/Campcreek, Tucker, & Stone Mountain to name a few…..yet nearly 90% of my business is ITP.

Yesterday, I ran around Atlanta delivering certified checks, writing contracts, & gathering signatures on addendums in order to meet "Highest & Best" Deadlines in multiple-offer situations on Bank Foreclosures. The properties ranged from Cash Investors looking in Bouldercrest Acres, East Atlanta, and Kirkwood, to first time home-buyers making offers in Grant Park to Alpharetta.
It was INSANE! 12 pm deadlines, 5 pm deadlines, 12 midnight deadlines, WOW -- the blood was pumping & buyers were nervous "Would they get it?" "Did they offer enough?" "Did they offer too much?" - Consulting, providing market analysis's, double-checking conditions & terms.

So buy now most people are aware of the gift certificates to restaurants through restaurant.com which is a national service, but few are aware of a website that serves the Metro Atlanta Community with half off or more. The website is halfoffdepot.com - They have arrangements with LOCAL restaurants, establishments, businesses, etc. that aren't affiliated with national services. This is a great way to enjoy Metro Atlanta.
They have huge discounts in the following categories:
1) Restaurants(Carrol Street Cafe, Carpe Diem, too many more to name)
2) Pubs, clubs, & bars(Pub 71, Highland Cigar)

So there are a number of people in the Metro Atlanta area that are confused as to what a short-sale is and how it works, both as a buyer & a seller. No neighborhood is immune to these. I've seen them in East Atlanta, Virginia Highland, Morningside, Camp Creek, Alpharetta, it doesn't matter - they're happening in all price ranges because they depend on the seller's financial challenges.
