In December I helped a group of investors acquire a property in East Atlanta - a modest 3/1 that could be easily converted to a 2/2 without needing to do an expansion. They have a substantial background in contractor work but not in flipping, so this was a different approach.The goal was to have the project renovated by Mid-March/Early April in plenty of time for the home-buyer tax credit. Unfortunately, other components outside of this project delayed the timeline substantially was slowed. The project was slated to be sold just above or below 200k as other recent comp's supported that value

If you've been in this industry long enough to go on even a handful of listing consultation appointments, you've heard the infamous line: My house is "different" than the rest on the block, it's "special". Well, this may or may not be true - but it tends to be coming from a subjective rather than objective point of view. Yes, there are differences between homes with certain necessary adjustments needing to be made for an updated kitchen, bath, or beautifully fenced backyard - but on the other hand, we'll need to make adjustments for deferred maintenance, the rot in the doorways,

My broker is an incredibly successful guy, owning multiple brokerages, closing 300+ deals a year, vacation home on the lake, trips to the mountains & beaches, etc. Not bad for a guy who was a self-proclaimed party animal & former newspaper salesman. He enjoyed his rock band and "fun" lifestyle until the realization of becoming a father hit him & he became WAY more motivated about creating wealth for his family. Back then it was about financial wealth, and now it's more of the balance between financial, spiritual, & emotional wealth. I say all of this because what he has achieved

buyers: Homestead Tax Exemptions!- Save Your $$$ - 12/30/08 12:31 PM
Anyone who has purchased a primary residence in the state of Georgia during 2008 should be applying for Homestead Exemption after Jan. 1, 2009. It is best to get this out of the way in Jan., but you have until the end of February to truly have it completed. I personally send the packets of info to my buyer clients depending on the county they live in during January so they have ample time to apply. Clients appreciate it when you save them money before, during, & after the purchase of their home - plus it just feels good to help

buyers: Historical Comparison of Buyer's Markets - 12/13/08 09:33 AM
This time in history is not merely unprecedented, it's NEVER HAPPENED, NEVER. There have been 2 buyer's* markets in recent history. (A buyer's market is defined by high inventory, and typically marked with lower prices) 1) 1978-82 - early 80’s rates were 18%!!! 2) 1989-1992 – early 90’s rates were 10%!!! NEVER have we had both high inventory/lower sales prices and low rates simultaneously. If you know ANYONE NOT IN A HOME, OR ON THE FENCE ON INVESTING, I’d be happy to help so please send me there info. IT DOES NOT GET ANY BETTER THAN NOW
