virginia highland: Assisting the Relocating Seller.....brutal honest truth is necessary - 07/21/11 11:38 AM
I consider myself an ITP guy (Inside The Perimeter) – while I occasionally assist clients who want to explore areas outside of I-285, my primary focus has always been the intown neighborhoods -(I love selling in Morningside, Virginia Highland and the surrounding neighborhoods).  Yes, I’ve sold homes in Alpharetta, Sandy Springs, Dunwoody, Marietta, Roswell, Cascade/Campcreek, Tucker, & Stone Mountain to name a few…..yet nearly 90% of my business is ITP.
A past client asked if I might be able to assist her co-worker who’d recently relocated to D.C. for a new position and was struggling to get her home sold.  There … (1 comments)

virginia highland: Good Morning America - What Can $100,000 buy you in today's market & Key Buying Factors - 04/21/11 12:58 AM
Yesterday afternoon we shot the piece that aired this morning on Good Morning America.  4 Hours of taping condensed into less than 2 minutes almost ensures that part of the key components hit the editor's floor...so here' the rest you should know.
While we’d all love to buy a home for under $100,000 – it’s not always that simple.  The fundamental components to what I was interviewed on & aired this morning on Good Morning America was the fact that we are in an unprecedented period in time where people are capable of purchasing property with an incredibly large volume of … (3 comments)

virginia highland: Testimonial for Michael Neville & Associates....Exceeding Seller's Expectations Is Our Goal - 04/04/11 06:44 AM

Michael Neville goes beyond the "call of duty" for a seller.

He found me when I did not know I needed a realtor, gently guided me toward clarification of my amorphous goals, led me to state my needs for relocating, and even helped me empty my house after the sale.

To say that Michael Neville is a "full service" realtor is to understate.  Michael is a fine, well rounded human being who is tuned in to other human beings, their needs, and the variety of ways there are to meet human needs, not only for shelter, but for … (0 comments)

virginia highland: Short Sale, Estate Sale, Multiple Liens all wrapped into 1....Success & Done, on to the Next One! - 03/11/11 06:37 AM

I was contacted by a woman in the Fall about a few homes in the Kirkwood & East Atlanta neighborhoods that her mother had owned.  Now, as the executor of the estate - it was time to sell them and move on.  She'd seen my signs in the area & decided to give me a call. I'm not sure there are too many realtors willing to deal with the banks in a situation involving multiple liens and small properties (each less than 80k).
The outstanding loan balances on her mother's former primary residence was well more than double the … (0 comments)

virginia highland: Goodbye to Era - a flashback to the good ol' days - Morningside Pocket Listing Sale - 02/28/11 09:53 AM

Last summer, I was contacted via email by a woman well in to her retirement looking to know the value of her Morningside home.  She’d been in the home for the last three decades and wasn’t sure of what values were these days, especially with foreclosures and short sales impacting every segment of the market.
I offered to visit her home so I’d be able to then compile a list of comparable sales in the area.  What I entered into that summer afternoon was not merely a home, it was more of a portal back in time to … (0 comments)

Wishing you a Happy & Prosperous New Year, and to assist you in reaching new heights I have a few suggestions below that may help you on your path.

Less than 20% actually set goals, only 4% actually WRITE them down, and not too surprisingly only 1% actually achieve their goals....it's not hard to identify who actually accomplish what they envision.

If you haven't made a vision board for 2011 & the next 5 years I'd encourage you to do so and shed the limiting beliefs that will keep you from making your dreams a reality.

virginia highland: Enjoying All Atlanta Has to Offer on a Budget - 11/03/10 07:21 AM
There are countless people looking to save $$$, especially in the current economic climate.  While I usually focus my energy on finding deals for my clients in the form of foreclosures & short sales in and around Atlanta, when I do have some downtime - I still love a great deal. Why pay retail when you can pay so much less to pay to do the same activities?Honestly, these websites haven't just saved me a tremendous amount of money, they've enabled me to explore new parts of this city - trying new restaurants, different types of special cultural events, and cross some … (0 comments)

There has been a lot of discussion about the housing market on Capitol Hill for some time now and President Obama signed the American Recovery and Reinvestment Act earlier this week.  I wanted to ensure you, as well as anyone you know who may need to understand this piece of legislation, are aware of some of the important details about the Homebuyer Tax Credit.
There is no doubt that anyone capable of qualifying to be a 1st time homebuyer will receive unparalleled benefits that our country has not seen.  The amount of inventory, low sales prices, low interest … (3 comments)

virginia highland: Pricing Misconceptions - reality check time - 02/10/09 09:06 AM
If you've been in this industry long enough to go on even a handful of listing consultation appointments, you've heard the infamous line: My house is "different" than the rest on the block, it's "special".  Well, this may or may not be true - but it tends to be coming from a subjective rather than objective point of view.
Yes, there are differences between homes with certain necessary adjustments needing to be made for an updated kitchen, bath, or beautifully fenced backyard - but on the other hand, we'll need to make adjustments for deferred maintenance, the rot in the doorways, … (2 comments)

virginia highland: Definition of a Short Sale - vocab, steps, advice - 12/15/08 12:52 AM
So there are a number of people in the Metro Atlanta area that are confused as to what a short-sale is and how it works, both as a buyer & a seller. No neighborhood is immune to these.  I've seen them in East Atlanta, Virginia Highland, Morningside, Camp Creek, Alpharetta, it doesn't matter - they're happening in all price ranges because they depend on the seller's financial challenges.
Short sales aren't typically short in the time process compared to a traditional residential sale, they are "short" on cash for repaying the outstanding balance of a loan and where you are trying … (0 comments)
