If you have any family members or friends who are in the military or a federal employee working outside the US may qualify for the first time home buyer tax credit. Members of the military and certain other federal employees serving outside the U.S. have an extra year to buy a principal residence in the U.S. and qualify for the credit. Thus, an eligible taxpayer must buy, or enter into a binding contract to buy, a principal residence on or before April 30, 2011. Sellers can take upper hand with proper pricing.Our residential market set a record last month. According to the MLS, there were fewer homes sold last month then there were in any May so far this decade. In fact, comparatively speaking, more homes were sold in May of 1999 than in May 2007!Another interesting fact is that most of the homes that sold last month had one thing in common. They were priced right! The majority of those that didn't sell weren't. The good news is that it's going to get better. The bad news is, many market segments will get worse

If you purchased a home last year during 2006 it is now time to file for your homestead exemption. To qualify you must be a Florida resident and live in the home as of January 1. The Lee County property appraiser website has all of the details and forms necessary to file. http://www.leepa.org/Exemption%20Information/Hstd-OtherExemption%20Info.htm By filing you place a limitation that your property taxes can only go up 3% per year maximum and you get a $25,000 reduction in your accessed value which amounts to a $500 savings in property tax. One thing I've learned in business is you can not remember everything. I use MS Outlook for my contact information but also duplicate my mailing list in AgentOffice. We use AgentOffice to simplify printed and email scheduled followup plans. I use Outlook to keep my contacts/calendar/email always available to me. Using MS Exchange with ActiveSync allows me to press a button on my TREO650 Palm phone and sync my calendar, email, and contacts. There have been times when I travel without my laptop and have been able to stay in touch, have instant notification, and keep my calendar current. A great tool. It

Tomorrow at 5:00 pm Fort Myers will demolish the old Exhibition Hall along the banks of the Caloosahatchee River. Elvis grooved and President Ford greeted and shook hands in this historic place. But this could be the beginning of a new landmark moment in the defining of downtown. This article ran over almost one year ago. I don't think any could predict the level of inventory we see today. The build up in resale and new home has put a vise on our market. Read this article and you'll see that everyone thought it was a short time frame before recovery. The truth is most markets that have gone through this the down turn or correction has historically lasted 3-5 years. Mostly documented in the California market.
