Yesterday, at the settlement of the previous Sales Center, for the Franklin Chase Community, there was chit chat among the agents, buyers, and sellers. Chit chat is normal at the closing table, if you are lucky, everyone is happy that this date as finally arrived.

Yesterday, while doing a BPO, I noticed I had been in this community before. Why yes, I had. I was there doing another just a few weeks ago. It seems, as if not only I have noticed, there is a pattern in the homes that are facing short sale in these times.
In my opinion, a majority of these homes are newer construction. They were built a few years back when the market was hot. Lenders were breaking out their wallets to anyone, and over lending. Many beautiful new "Mc Mansions" were built and delivered to wide eyed buyers, who felt … (0 comments)

Two homes in Northeastern Baltimore County are being ordered to be torn down because of being located in a flood plain. Local Builder Gemcraft, has been ordered to remove the buildings from the property because they are placed too close to a small stream, White Marsh Run.
There is a fear that the homes may flood because they fall in the position of the 100 year flood plain, and may eventually flood. The county was concerned that if the homes did flood in the future, they would be held responsible and face a lawsuit.

Picture this..... A beautiful cherry dining table with eight lovely chairs placed neatly and strategically around it. No places set, just the settlement officer, the sellers agents, and myself, the buyers agent. It sounds perfect, right? Wait, but wait, where are the buyers.
Are the buyers coming? Probably not. I have been working this deal like a dog since September. Yes, today, February 27, 2007 at approximately 2pm they informed me they are not coming tomorrow at 1pm. Some things never seem to suprise me. Today, I attended a walk-through with my buyer, to a new construction property they are purchasing. The punch out guy met us there who works for the builder and gave us all the info on the home warranty. Now mind you, this is new construction and things SHOULD be close to, if not perfect.
I want to be the best advocate I can for my buyer, I want to make sure they are receiving the property in the condition as promised. When I first entered the kitchen, the first thing that jumped out at me was … (5 comments)

Some people farm their own neighborhoods, not me. You see I live in Cecil County, Md. If you are not familiar with it, Cecil County is mostly rural. I live on the farm, but raised in Suburbia.
