Want to Know What Your Upstate South Carolina Home is Worth? - 02/27/10 05:54 PM
For the longest time I have preached about the inaccuracy of Zestimates and I was very glad to see this article that mirrors my opinion. While it should go without saying that an appraisal or a CMA  is the best way to determine value, sadly too many homeowners and even worse, some buyers, are depending on Zillow. When you are considering making such a huge financial decision, why rely upon a website that is widely known to be inaccurate?
Especially when there are other better methods available? Such as a Free CMA? Of course I only cover a certain area in … (0 comments)

Knob-and-Tube Wiring Electrical Wiring - 02/26/10 11:55 AM
If you are looking at older homes for sale in Upstate SC, this excellent article is something you must read!
Via Fred Sweezer Sr. (Home Inspection Services):
Knob-and-Tube Wiring

Knob-and-tube (K&T) wiring was an early standardized method of electrical wiring in buildings, in common use in North America from about 1880 to the 1940s. The system is considered obsolete and can be a safety hazard, although some of the fear associated with it is undeserved.
InterNACHI inspectors should always disclaim knob-and-tube wiring during their inspections.

Facts About Knob-and-Tube Wiring:
•It is not inherently dangerous. The dangers from this system arise from … (3 comments)

A Safety Tip for REALTORS - 02/23/10 09:29 AM

Before you hop out of your car in the excitement to list a new property, always be sure to check out your surroundings! Yesterday I met Shane, an extremely large dog when I got out of my car to list a property. He was about 10 feet from me and headed straight for me. I have never entered my car so quickly. Shane circled the car and when he went to the other side I opened my door and spoke to him in a calm friendly voice. His whole body shook because he was wagging his tail so hard! At … (9 comments)

How to NOT sell your home - 02/17/10 12:19 PM
Excellent advice for anyone wanting to sell a home that I felt should be shared!
Via Heather Littrell & Associates, ABR, CRS, GRI (Keller Williams Realty):
It amazes me as I show homes to buyers just how many people subscribe to the sale prevention program. What is the sales prevention program? Well, lets put it this way: when buyers have lots of options, sometimes you can do things to keep them away for from making an offer.

I am sure agents could add to the list, here is a few I have noticed.
1- Don't let the dog out of the garage, … (3 comments)

FREE Help with Doing Your Taxes in Anderson South Carolina - 02/15/10 05:33 PM
Every year, and it seems to start as soon as the Christmas Tree is put up, my wife starts asking when I will start on the taxes. I hate doing the taxes, especially with all the business expenses I have. They say that taxes are just one of those things you cannot escape in life. At least you cannot get out of doing your taxes if you want to stay out of trouble with the government!
So when I saw the good news that the Developing Self-Sufficient Individuals vision council of United Way of Anderson County is partnering with local leaders … (0 comments)

Buyer Beware: Your Lowball Offer Will Cost You A Great House... - 02/15/10 11:33 AM
Excellent advice that I thought was worthy of sharing! While real estate is local, do not think that because this agent is from another part of the country that this advice is not just as relevant in South Carolina!
Via Dawn Maloney, CDRS Elite (RE/MAX Commitment):
Buyer Beware: Your Lowball Offer Will Cost You A Great House...
In our market, the average is four offers before a buyer starts making realistic offers. They do get tired of making lowballs eventually if they are serious.
Are you a serious buyer, or are you about to embarrass yourself out of a great house?

Steering? You Tell Me. I Say, BUYER BEWARE - 02/14/10 09:08 AM
I had to share this excellent post. It would be wrong of me to straight out bash another REALTOR, but believe me there are sadly agents that put their commission ahead of the interests of their clients everywhere! I always make sure my clients know about any bonus and exactly how much I will be getting. Just seems to me the right thing to do, what do you think?

Time to Buy BUT Is it Time to Sell? - 02/11/10 11:56 AM
I thought this was a great article and even though the author is in another state, his words are very true for anyone thinking about selling in South Carolina.
Via Steve Combs (First County Mortgage, LLC):
Sure you've read that today is a great time to buy a home.  And, after consideration of the facts, now you're in agreement.  But, if you currently own a home and are tossing around the idea of moving, should you sell now?  ...In this "market"?  With all due respect to the main stream media but by the time they report this, the brevity of the opportunity of … (0 comments)
