Private Transfer Taxes Possible in South Carolina - 04/26/10 07:22 PM
Private transfer taxes are a troubling development in real property law that allows for private parties to impose real estate transfer taxes or fees on the sale of real property. Private transfer taxes are similar to the real estate transfer tax, except that it is a private party that collects the fee upon every single sale of a particular home, rather than a governmental entity.

South Carolina REALTORS® are seeking to proactively protect consumers from the imposition of private transfer taxes or fees, as they represent a number of obstacles for South Carolinians who wish to purchase a home. … (3 comments)

Sellers NEED A Pre-Inspection! - 04/23/10 08:37 AM
Excellent advice that every person selling a home needs to hear, whether they live in MA or SC!
Via Heath Coker, Real Estate Broker, Web Developer (http://www.REindex.com & http://www.CapeGroup.com):
Why? Because buyers today are very prepared with values. When they enter a property they are well versed in what is available in their target range.
So how does a pre-inspection help? It points out what the negotiation points of a property are to the homeowner before the property is shown or an offer is made. With an inspection complete, the seller can get estimates, prepare negotiation strategies, and even fix a few things.

U.S. house prices fell 0.2 percent on a seasonally adjusted basis from January to February, according to the Federal Housing Finance Agency’s monthly House Price Index. But what does this really mean to anyone looking to buy or sell a home in Upstate South Carolina?
If we look at Anderson County last month, we will see that only 110 homes sold in my MLS and it took an average of 148 days on market. At first glance that does not sound too bad until you consider that there are over 1900 residential listings for sale today!

House Numbers - 04/21/10 10:47 AM
Great advice about something you may never have thought about!
Via Fred Sweezer Sr. (Property Inspection Services):
House Numbers
Ever wonder about your house number? Often, the previous owner installed the number and the new owner never had to think about it, leaving them clueless as to why it was placed where it is or why a particular color or size was chosen. These numbers are more important than you probably realize, and a lot of thought goes into making sure they are visible.

House numbers should be clear enough so that police, the fire department, paramedics, etc., can quickly locate properties … (2 comments)

How To Buy Bank-Owned Homes In A Period Of Rising Inventory - 04/19/10 12:19 PM
Interesting how foreclosures are distributed so heavily in certain states but the effect has been global!
Via David Kosmecki (Guaranteed Rate, Inc.):
Foreclosure filings rose close to 20 percent nationwide last month versus February, according to foreclosure-tracking firm RealtyTrac.com, and for the 13th straight month, total filings topped 300,000.
In addition, bank repossessions reached an all-time, quarterly record. Through the first three months of 2010, banks reclaimed more than 257,000 homes.
Nonetheless, 4 states dominated foreclosure activity nationwide.
California, Florida, Arizona and Georgia accounted for more than half of all bank repossessions. It's a disproportionate distribution of foreclosures. Together, the 4 states represent … (0 comments)

Fire Sprinklers May be Mandated in New Construction Soon - 04/03/10 04:36 PM
Did you know that there is legislation being proposed that would require fire sprinklers in new residential construction beginning January 1, 2011 in South Carolina? This controversial legislation is the SC Building Codes new fire sprinkler mandate and has valid points to both sides of the argument.
While there is no doubt that many home buyers would like this feature, it will make new homes more expensive. And this additional cost will be passed directly on to the new home buyer.
Instead of requiring this expensive upgrade on all new residential homes, should it be the consumer's choice? Would most new … (2 comments)
