My house was professionally decorated-It's already staged! I hate to break the news, but just because your home was professionally decorated does NOT mean your home has been staged for selling.  The point of interior decorating is to appeal to your personal tastes.  The point of home staging for selling is dress it up for someone we do not know. It's always a tough call to put a home on the market during Christmas holidays because sometimes all those decorations can get in the way and be quite distracting.  Recently, one of our home listings in Dorchester County in North Charleston in Archdale subdivision had a makeover by CSP Elite students, now graduates, led by premier home stager and instructor, Melissa Marro.  The students worked extremely hard and this home had major improvements just in the way of decluttering. We just took a listing that has previous been on the market in Goose Creek for over 10 months.  When we reviewed the past listings prior to our listing appointment, we instantly knew the problem(s) and how we could improve the odds of selling.  The problem was presentation! It's the first rule in marketing IMHO.  The product must be appealing and packaged properly. This is a lovely home with a fabulous floorplan in a wonderful community but the previous listings didn't convey this. If buyers don't like what they see in the photos, they aren't going to step in the door.

staging: Upgrade your listings photos from winter to spring - 04/14/09 03:18 PM
Do your sellers and yourself a favor. If you have winter photos of your listing, take a new updated photo with green grass and spring flowers--and update the MLS and marketing photos.  It changes the complete feeling of the home and its curb appeal. Don't be surprised if it improves showing activity.  This is the least expensive way to freshen up winter listings for the least amount of money.

Have you have ever asked a seller to declutter, repaint a room, buy slipcovers, and remove wallpaper only to watch them huff and puff?  I use to watch and listen to their objections and think "well do you want to sell your house or what?"  What's so hard about this?

The biggest resistance to staging recommendations usually surrounds painting.  It is interesting to me that sellers resist painting and then they wonder why a buyer can't overlook it.  Fact of the matter is that painting is tedious work and buyers don't want to think about all the work that have to do to move into a house.  The reason why you don't want to do it is exactly why you need to do it.

I often get a funny look from folks when I ask them to do some tasks to get a home ready to put on the market.  But the difference is in the details.  The sellers of this Summerville, SC home were great to work with and did an excellent job with the staging consultation recommendations given by Melissa Marro, First Impressions.  By a simple decluttering, this kitchen feels much larger and appears to have much more counterspace.

As my stager, Melissa Marro always says, "Selling your house and living in your house are two separate things."  Unfortunately not all buyers can visualize how a floorplan will work for them.  When there is an awkward arrangement, buyers may automatically rule a house out.  Take this example of a 2 year old home in Goose Creek, SC.  There are a couple of issues.  This room is a rectangle and the couch and loveseat were positioned at an angle to view the television. I'm amazed when someone asks me, "What is staging?"  I know that I should not expect everyone to know, but even more surprising is the number of agents that don't understand it's importance.  After going through some old before and after pictures, I'll post a few since the pictures speak for themselves.
