3 different listings-and it finally sells. What was the difference? In just 79 days, this listing in Goose Creek, SC went UNDER CONTRACT after being on the market for 10 months between 2 other listings. We listed the house about $2500 higher than where the last listing ended the price. How can this be?? Why would you increase the price of a house that isn't selling? PRESENTATION! After reviewing the previous listings, we realized that the house was not marketable in its current condition given the new construction competition. Selling a home in today's market can be tough and that is an understatement for homeowners who bought in 2005-2007 in the Charleston SC real estate market. I had to have a heart to hear with myself and take my own advice I would give to any other seller. The 2 biggest hurdles that I have to help sellers jump is price and condition. Appraised value and market value are 2 very different things. In buyer's markets, value and price do not always meet in middle. What you paid for a property or what you need to get out of it does not

We recently took a listing in Goose Creek, SC in Berkeley County that had been on the market for over 10 months with another company. The first listing was occupied by the homeowners and the 2nd listing was vacant after they relocated out of the area. I previously blogged about this listing showing vacant, occupied and staged photos-Take a look at the difference here. I use to tell sellers you should move out of your house before we put it on the market. Well, not really but it seemed like I was telling them to with removing all the stuff out of the house. Sometimes when sellers have so much stuff, it's hard for the agent and any buyers to look beyond the "stuff." And that even includes me! Mr. Seller called me and needs to tell his house in Dorchester County, SC ASAP because he really can't afford a mortgage payment and rent payment. Besides who wants to throw money down the drain? He relocated his family out of state 2 years ago and rented the property out when it didn't sell. I spoke to the tenants who were more than happy to help the seller sell the home by making the property available for showing because they had been in those shoes before.
