Sorry blogging community I've been to busy selling houses and short sales are very complicated, so I haven't been blogging much.  Bad blogger.  I taught a class tonight Spring Sellers Seminar.  My first tip was have a garage sale.  One of my facebook friends Krista Steiger is having a garage sale.  Another friend, Julie Koon, should have a garage sale.  Both are old high school friends and I might be seeing them at the Glendale High School 25th reunion this summer.

I have a giant blue Marlin that is 9 feet 6 inches long for sale.  Real estate agents are constantly complaining about the commissions we make on short sales and distressed properties.  This is justified with banks constantly renegotiating commission between the agent and the home seller.  It seems strange because they are not party to the contract.  Part of my commission from the last sale is going to be a giant blue Marlin.

There are a lot of psychological reasons to get your homesellers to have a garage sale.  Notice the four green glasses on the table I got several comments from people about how they had glasses just like this in the 1970's.  My wife and I have been married almost five years.  Here's a hint, if you are getting married and register for glasses you will likely get every single one you registered for.  I don't think I've drank out of those glasses for over 15 years.  Yet I've moved them at least four times.  ENOUGH ALREADY!

     If you are going to sell your house in Colorado, or anywhere for that matter, have a garage sale first.  I'm a relatively new agent and have read a ton of marketing material here on Active Rain and other places, but I don't see this mentioned that often, if ever.  It is prudent advice for anyone looking to sell a home.
