consumer: 2010 Has Cha-Cha-Cha-Changes in the Real Estate Industry - 01/04/10 01:35 PM
2010 is going to be a year like no other.  I believe it is naive to think that 'business as usual' will be taking place when we return to work on Monday morning and expect it to be the same throughout the coming year.Yes, it may not seem very obvious at first.  Maybe you'll have a buyer that you need to get pre-qualified and you call your lender thinking they can throw something together for you over the course of 15 minutes or so.  You may become disturbed when your lender says that they are no longer allowed to provide this … (6 comments)

consumer: Power to the People: RESPA Rules Change on January 1, 2010 - 01/01/10 02:57 PM
The Dawn of a New Decade brings the Dawn of Consumer Rights When Shopping for a MortgageJanuary First is typically a day when many new laws across the land become effective...and this year is no different.  The Department of Housing & Urban Development made one very important change to the Real Estate Settlement Procedures Act of 1974 law that is known as RESPA in the industry is now mandating that ALL mortgage lenders provide the consumer with the same information in the same format. There is no doubt that this is too little too late for the homeowners who are currently at … (80 comments)

consumer: What is the REALTORS® JOB IN A HOME INSPECTION? - 12/23/09 12:12 PM
Buying a home has many different aspects.  As a REALTOR® my job begins when I first meet my buyers and LISTEN to what they are looking for.  If I believe I can HELP - then we are off to look at houses, until we find the right home in the right neighborhood. My job, as a REALTOR® then progresses as I help draw the offer, making sure we cover all of the important issues to my buyer and structure the offer so we have the best opportunity to beat out other offers that are probably competing for this home, in the current … (59 comments)

consumer: 2007 Real Estate Buyer – Did They Use the Internet? - 01/20/08 12:12 PM
How do I answer that with anything but a big fat DUH? The National Association of REALTORS® (NAR) recently released it’s 2007 Profile of Home Buyers and Sellers.  The conclusions are not at all surprising.  If anything, what surprises me is how conservative the numbers are that they report. For example, NAR reports that only 84% of all of the home buyers across the entire country used the Internet (100% of my personal deals were influenced one way or another by the Internet <thank you ActiveRain> – even personal referrals and such)– which coincidently is the exact same percentage of home … (3 comments)

2007 marks the first year of the changes imposed by the 2005 Energy Policy Act that will start "Daylight Savings Time" three weeks earlier!  That's right the big event takes place Sunday March 11th, 2007
So, the big question really is, "Are You READY????"
Now there are the obvious advantages that we will all be able to enjoy an extra hour of daylight every evening, and as a Hemet REALTOR this is huge.  I believe that … (3 comments)

consumer: NAR Marketing Survey - 01/10/07 11:16 AM
NAR Marketing Surveyby John Occhi, Hemet REALTOR®Hemet CA Real Estate
I just received an eMail from the National Association of REALTORS ® (NAR).  I'll bet you got the same one.
They wanted to let me know about the 2007 marketing campaign and the results of the 2006 message.  They are also following through with the campaign that they started in 2005, targeting the Hispanic market.
What I found disturbing is that 2/3's of the consumer  really get what value we, as professional REALTORS®, bring to the table.  I got the feeling that NAR is proud of these results - personally, I'm embarrassed
Take a … (0 comments)

consumer: Government Releases a New CHARM - 01/06/07 12:23 PM
Government Releases a New CHARMby John Occhi, RealtorHemet CA Real Estate
I read this morning that the Federal Reserve Board has published a revision to their book, the Consumer Handbook on Adjustable-Rate Mortgages (the CHARM booklet).
Last month, I published my own article  where I discussed some of the different loan options - I did this from the standpoint of a REALTOR looking to help my clients and not as someone looking to earn a commission on every aspect of the real estate transaction.  In Hemet CA, where I practice the art of Real Estate I leave the loans to the loan Hemet … (4 comments)

consumer: Consumer confidence...Go News or ... - 01/01/07 09:32 PM
Consumer confidence...Good News or ...by John Occhi, Hemet REALTOR
The Conference Board, a private research group, announced that consumer confidence for the month of December has taken an unexpected rise, due in part to an improved job market and continued optimism about the countries economy.
The revised numbers for November, 2006 settled in at 105.3 and then rose in December to 109.  This is in contrast to what economists had expected - a decline to about 101.9 from the previously reported November figure of 102.9.
Of course "The Conference Board" doesn't want us to draw any conclusions from either the adjusted November or December … (1 comments)
