first time buyer: The dream of home ownership still exists and still makes sense …GOOD sense! - 12/21/09 01:49 AM
In the Hemet - San Jacinto CA marketplace there are excellent opportunities for home ownership. In San Jacinto, CA, we even have a city sponsored first time buyer program where the city will contribute, as a grant, 6% of the purchase price of a San Jacinto home. There are very few restrictions on this grant and decisions are made quickly. The grant money can be used for either the down payment, closing costs or a combination of both.Call me at 951-443-6259 to find out more and get the process started before the City of San Jacinto runs out of funds. first time buyer: Black Friday - The Best Deal of the Day is REAL ESTATE! - 11/27/09 12:56 AM
Black Friday - The Best Deal of the Day is REAL ESTATE!Sure, it sounds self-serving since I sell real estate for a living...I'll give you that...but here me out.On Black Friday morning, the day after Thanksgiving,...did you get up at Oh Dark Thirty to stand in line in front of Best Buy or some other big box haven of super deals with limited quantities. Were you lured into getting out of a perfectly warm and comfortable bed to brave the cold (in most parts of the country - I think it hit 90 here today - but that's another story) and

first time buyer: I’ve Just Been Squeezed…And I Don’t Like It! - 01/20/08 03:12 PM
Selling REO properties in Hemet CA puts me in contact with all sorts – first time home buyers, move-up home buyers and investors. Ideally, I want to do business with investors, as they will typically purchase additional properties during the course of the year, and even more in future years. Not to mention, they will be selling their properties as well. But I have got to ask myself at what cost will I do business with an Investor? The successful ones are very savvy, and I have to be on the constant alert for someone trying to get into my pockets.

first time buyer: What’s the Difference? Fist Time Home Buyer vs. Move-Up Home Buyer - 01/20/08 01:29 PM
In today’s market we have very serious and very motivated buyers. Motivation is triggered by a number of different scenarios; either way though those who are ready to buy couldn’t find themselves in a better market than exists in Hemet CA today. The National Association of REALTORS® (NAR) recently published a study, 2007 Profile of Home Buyers and Sellers that did a very in depth analysis of who the buyers and sellers are in this current market. I recently reported on how many buyers use the Internet and how they use it. In this article I want to look at the

first time buyer: Hemet Real Estate Market is REO Driven - 12/24/07 06:57 PM
The Hemet, CA Real Estate market is becoming an REO driven market. An REO property, in Hemet, is one that has already gone through the foreclosure process and has been taken back by the mortgage holder - typically either a bank or an investor. The Hemet REO property is not considered an asset of the bank but rather a liability since it is sitting vacant and costing them money on a daily basis. What makes it even more of a liability for the mortgage lender is that when they are finally able to liquidate the Hemet, CA REO property, they will

first time buyer: Business Plan: Defining a Niche and a Plan to Work it - 12/09/07 11:20 AM
The holidays are here and many REALTORS® are in slow down mode, spending valuable time with family and loved ones. Rightfully so, this time is well deserved and priceless as memories are created. However, in order to survive the Hemet, CA Real Estate market that we are in, that by everyone's expectations will only get worse in 2008 we have to figure out what we are going to do to survive. I'm sure, I'm not the only one who receives emails soliciting my services to get into some other venture - using my REALTOR® skills and resources. Well, if it's OK, I'm

first time buyer: It’s a Great Time to be a First Time Home Buyer in Hemet, California - 08/20/07 11:39 AM
It's a Great Time to be a First Time Home Buyer in Hemet, California by John Occhi, Hemet CA REALTOR® Hemet CA Real Estate There is no doubt about it, the local Hemet real estate market has kept up with the housing market throughout the Inland Empire, Riverside County, Southern California and the rest of the country overall, showing a steady decline in both the number of homes being sold each month as well as the value of homes being sold.On the surface, this may sound like bad news...and to some it is. Don't let it ruin your day though if

first time buyer: Common Mistakes When Analyzing a Real Estate Deal: Trusting The Appraiser - 08/12/07 01:24 PM
Common Mistakes When Analyzing a Real Estate Deal: Trusting The Appraiserby John Occhi, Hemet CA REALTOR® Mission Grove Realty If you Want to Read More about Other Common Mistakes Made when Purchasing Real Estate, Follow This Link. Another common mistake in analyzing a real estate transaction is to put too much emphasis on the appraisal.Granted, there is a time and place for an appraisal, but unless you actually hire and pay the appraiser, how can you be sure of what you are getting. When you hire the appraiser to analyze a Hemet real estate transaction then you control what criteria they are

first time buyer: Common Mistakes When Analyzing a Real Estate Deal: Trusting The Seller - 08/12/07 12:11 PM
Common Mistakes When Analyzing a Real Estate Deal: Trusting The Seller by John Occhi, Hemet CA REALTOR® Mission Grove Realty If you Want to Read More about Other Common Mistakes Made when Purchasing Real Estate, Follow This Link. When a homebuyer wants to buy a home for sale in Hemet CA, the seller must complete a stack of disclosures. Heck, I often kid, as we start completing the paperwork that in California, we have disclosures disclosing that there are disclosures to disclose what you know about the property. Then I will ask my seller to try and say that 3 times fast.

first time buyer: Common Mistakes When Analyzing a Real Estate Deal: The Clock - 08/12/07 11:06 AM
Common Mistakes When Analyzing a Real Estate Deal: The Clockby John Occhi, Hemet CA REALTOR® Mission Grove Realty If you Want to Read More about Other Common Mistakes Made when Purchasing Real Estate, Follow This Link. So many times a good real estate deal is lost due to the clock. No, I don't mean that the sale ends at 5:00 p.m. like it might if you were buying clothes at the department store - because good real estate deals don't end - they are taken by someone else. It does not matter if you are a first time homebuyer looking for that

first time buyer: MORTGAGE INDUSTRY RECEIVES YET ANOTHER BLOW TODAY - 08/10/07 01:10 PM
MORTGAGE INDUSTRY RECEIVES YET ANOTHER BLOW TODAYby John Occhi, Hemet CA REALTOR®Mission Grove Realty After discussing a loan referral to my friend and colleague Joey Aszterbaum with Patrion Mortgage, he informed me once again of yet another dramatic shakeup in the mortgage industry. Perhaps these latest guidelines will have more of a devastating effect then any that have ever proceeded it in the past. The good news is the loan I was calling on should not have any problem meeting these strict requirements to fund a mortgage in today's volatile Hemet Real Estate market. Very Important- Guideline Changes Effective August 8, 2007 ~ All borrowers
