inland empire: Help Wanted: Not for the Faint at Heart - 08/14/08 03:05 AM
As a local REO REALTOR servicing South West Riverside County from offices in the Hemet-San Jacinto Valley, John Occhi has went and done it again – grown faster than his team of seasoned REALTORS can keep up with.
John and his Inland Empire REO Team is currently averaging less than 7 days on market for all REO homes that are listed and sold – many are pre-sold even before they are released on the MLS to the local REALTOR population and the general public through syndicated sites like REALTOR.Com (where all of the teams listings are showcased), Zillow, Trulia, Yahoo and … (12 comments)

inland empire: Before You Buy a Bank Owned Home At Auction Read This - 08/03/08 08:18 AM

Lenders are doing whatever they can to sell their inventory of REO homes.  There are entire portfolios being sold wholesale for 60 to 70 cents on the dollar of the BPO price-which can be a great deal if you have $10 million or more to invest.
Most homes are being assigned to REALTORS® like myself to list, market, maintain and sell the assets on the retail real estate market.  In the Hemet-San Jacinto Valley we saw the number of closed REO sales during the month of June 2008 exceed 70% of all the sales in this local market.  I am … (9 comments)

As a Hemet, CA REALTOR® that accepts REO assignments I have learned that there is much more than taking a listing and selling it.REO Listings require an extensive amount of time administrating the various tasks that must be accomplished in a timely manner.  If I were not able to systematize my business and surround myself with talented individuals, I would no doubt have already failed as an REO agent.REO Listings also require an extensive cash reserve.  At the REO Team at Mission Grove Realty we will not only advance the costs for the utilities, we go so far as to advance … (28 comments)

Do You Believe the New York Times When they are Talking about Your Market?...Or is There a Conspiracy Against REALTORS®?by John Occhi, Hemet CA REALTOR®   Mission Grove Realty
There is much debate in this country about the agenda of the main street media.  It really does not matter if you are a left wing Democrat or right wing Republican or with political thoughts anywhere in between.  From what I can tell, the consensus across America is that the press, as a whole, is not to be trusted.  Many believe that there is the left wing press (CNN, New York Times) and the … (19 comments)

Everywhere You turn - Mortgage Fraud   by John Occhi, Hemet CA REALTOR  Hemet CA Real Estate   Hemet, CA is located in Riverside County in Southern California - separated from the Palm Springs area by a simple mountain to the east.  We are the western end of the region known as the Inland Empire - a region that has thrived in recent years with overflow populations moving east from Los Angeles and Orange counties and north from San Diego County.
Unfortunately, with the growth we have experienced, we have been subject to an enormous amount of real estate fraud.  Just this morning, in … (3 comments)

Top 500 Zip Codes for Foreclosuresby John Occhi, Hemet CA REALTOR   Hemet CA Real Estate
I recently wrote a blog post where I provided a Foreclosure Heat Map that was provided by RealtyTrac.
RealtyTrac does pretty much what its name implies - they track real estate data - focusing on the foreclosure market. They recently released a study of the top 500 zip codes in the United State that are affected by the foreclosure market.
Of the 500 zip codes pointed out by RealtyTrac, I am sad to say that California leads the country with 138 - including two of thew 3 … (1 comments)

The ‘average' 30 year fixed loan now averages just 6.22%  down 7 basis points from the 6.3% posted just a week earlier, according to the Freddie Mac published survey.  The 15 year fixed rate mortgage saw a very similar … (0 comments)

What is Up with the California Housing Market?By John Occhi
It is no secret that the housing market is not what it was just a few short years ago.  The times have changed, and not necessarily for the best.
Don't get me wrong, I'm not a doomsdayer and naysayer when it comes to Real Estate.  I still believe if you want to buy a home, now is as good a time as any to buy and if you want to sell, now is as good a time as any to sell.
But lets look at what has happened in California, as a whole.  The … (1 comments)
