internet: Hello, Again... or Back in the Saddle Again! - 04/13/11 04:24 AM
It has been over a year since I last posted anything to ActiveRain.  I feel as if it is time to bring my friends and readers up to date with my life and business.2010 Was a Very Hard YearFirst, my succesful REO listing agent business got the rug pulled out from under me.   I have to take full responsibility - but all I can say is be careful when you are relying on other people - because they can get your wrist slapped pretty hard.  Perhaps I'll share more about my mistakes at a later time...hoping others can avoid my costly … (5 comments)

internet: 2010 Has Cha-Cha-Cha-Changes in the Real Estate Industry - 01/04/10 05:35 AM
2010 is going to be a year like no other.  I believe it is naive to think that 'business as usual' will be taking place when we return to work on Monday morning and expect it to be the same throughout the coming year.Yes, it may not seem very obvious at first.  Maybe you'll have a buyer that you need to get pre-qualified and you call your lender thinking they can throw something together for you over the course of 15 minutes or so.  You may become disturbed when your lender says that they are no longer allowed to provide this … (6 comments)

internet: Found An Upbeat Motivational Music Video - "Holla" - 12/20/09 12:48 AM
I was up early this morning doing some investigative Internet surfing about Short Sale resources available - maybe trying to pick up a tid bit here or there. I came across a "Guru" site that will remain nameless, because I really don't know much about him - but he does have a nice website. I subscribed to his 5 Day Mini Course, again to see what information I can gather and use for my own business. In day 1 he talks about mental attitude, success, failure and the like. At the end, he challenges the readers to find this next song … (3 comments)

internet: The Creature Called "Google" Grows and Grows...Despite a Downturn Economy - 12/15/09 03:45 PM
Google is an amazing creature...it seems as if it is impossible to stop it's growth - yet most of what it does is free for the user.
Google has become a way of life for many who use the Internet - on either a personal or professional level...and in most cases both.  What started as a fast and accurate search engine has literally changed all things Internet.  What they did not create on their own - they acquired with very generous payday for those who were lucky enough to be bought out.I love Google. So flipping through and researching I came across a … (22 comments)

internet: Life Lessons... It's Amazing what the Internet will Yield - 12/13/09 11:03 AM
I had an email forwarded to me that was supposedly written by a 90 year old woman, Regina Brett who writes for The Plain Dealer in Cleveland Ohio.  The truth is she just turned 50 in 2006...so be careful of what you read on the Internet...as if you didn't know that already. The article I was forwarded is called "50 Life Lessons".  It really is an inspiration piece.  I'm not going to re-publish the entire list, but urge everyone to check it out for themselves. There are a few that I thought I would share...            1. Life isn't fair, but it's still good.          … (4 comments)

internet: All Real Estate is Local...And Your Retailers Should Be Too! - 12/08/09 10:21 AM
Anyone who knows me or reads my blog knows that I am an advocate of local shopping; in particular when it comes to Real Estate. I never could understand the logic of a local resident going to an agent 50 miles away (or further) and having them list their home for sale...just because they may know them or be related. The key has always been that local area experts do a better job of marketing a home for sale and end up with a higher price.
Well my advocacy extends beyond Real Estate and into the local community retailers, as well. … (4 comments)

internet: CAUTION: How To Scam a REALTOR® & Gain MLS Access is Circulating on the Internet - 11/22/09 01:52 PM
Hello fellow REALTORS® and Real Estate Agents.  This is a post Urging EXTREME CAUTION.  Please Re-Blog and Let as Many Know about this as Possible.
As an REO Listing Agent I belong to several different sites with resources for real estate investors and as a result, I receive numerous web based newsletters, sent to my email box almost daily.  While most of the information is relevant and helps me with my real estate business as I work and sell my listings to real estate investors in the Hemet - San Jacinto, CA Valley...every now and then I get a good chuckle...and every now … (50 comments)

internet: What Flavor is Your Investor Kool-Aid? - 11/15/09 02:03 AM
I met with an investor client for the first time yesterday afternoon after spending a short time on the phone with him, after he found me through my Internet presence (can't be sure, but I think it was from here- ActiveRain). The REO property he had definitely wanted to see was a newer 4 bedroom home listed in the mid $140's.  Unfortunately for him it went into escrow on Friday.  Good for me, because it just reinforced what I told him during the week - that good house sell very quickly in this market.Once we got together, we went over 7 homes … (7 comments)

internet: When was the Last Time the Internet Distracted You? - 11/06/09 06:48 AM
The internet is such an amazing place...you start off doing something, you become distracted...get involved in something else and then you are in yet another distraction...OK, guilty as charged.  Started off checking my email - saw I had a ‘friend request' on Facebook that I followed and got all involved on Facebook for a few minutes where I saw a video screen with 8 strange looking characters that I eventually clicked on...and was I pleasantly surprised! The VocaPeople Here is an acapella group of 8 that include 3 men singers, 3 women singers and a pair of ‘beat-box' artists who are responsible for … (10 comments)

internet: Has Technology Evolved the Real Estate Business in the Last 5 Years? - 09/28/09 03:26 PM
Reflecting on how the real estate business model has changed since I was first licensed five short years ago really is amazing.  The way I do business now is so much different from the ‘old school' business model that I was recruited into.Perhaps the biggest difference is the website.  Five years ago, very few agents had websites, let alone blogs or virtual tours or even IDX property searches.  I would have to say that the website has had the greatest impact on our business as REALTORS®.Today, we are not in the house finding business like we were five years ago.  I … (5 comments)

internet: What would you do if there was no more Internet? - 09/26/09 06:49 PM
OK, I know that sometimes I get off on a tangent and can buy into a conspiracy theory. I recently shared thoughts on the Governments intervention with the Internet, when I posted If the Government Can Plan for a "Worst Case" Scenario, shouldn't We?  So I was told that it was nonsense by some and others were legitimately scared.
Well, I was surfing around and found a video on YouTube that claims the way the Internet works today will be gone and totally commercialized in the next 4 years.

Now I don’t know how credible the video is – but the … (12 comments)

internet: I’ve Just Been Squeezed…And I Don’t Like It! - 01/20/08 07:12 AM
Selling REO properties in Hemet CA puts me in contact with all sorts – first time home buyers, move-up home buyers and investors. Ideally, I want to do business with investors, as they will typically purchase additional properties during the course of the year, and even more in future years.  Not to mention, they will be selling their properties as well. But I have got to ask myself at what cost will I do business with an Investor?  The successful ones are very savvy, and I have to be on the constant alert for someone trying to get into my pockets. … (11 comments)

internet: 2007 Real Estate Buyer – Did They Use the Internet? - 01/20/08 04:12 AM
How do I answer that with anything but a big fat DUH? The National Association of REALTORS® (NAR) recently released it’s 2007 Profile of Home Buyers and Sellers.  The conclusions are not at all surprising.  If anything, what surprises me is how conservative the numbers are that they report. For example, NAR reports that only 84% of all of the home buyers across the entire country used the Internet (100% of my personal deals were influenced one way or another by the Internet <thank you ActiveRain> – even personal referrals and such)– which coincidently is the exact same percentage of home … (3 comments)

internet: Once Again, I Find Myself Bucking Traditional Wisdom - 12/24/07 05:04 PM
Let me start by saying that I love the end of the year and the natural slow down that occurs in the real estate industry starting around the middle of December and lasts straight through the first week of January. Many REALTORS® are taking it easy - enjoying the family and holiday festivities, rightfully so, I may add.  However, there are many who do absolutely nothing for their business during this period and just come back to work doing what they were doing the year before. (Although I am afraid in 2008, many will not be renewing thier annual dues to NAR … (12 comments)

internet: Lead Generation Evolves in Real Estate - 07/11/07 04:12 AM
Lead Generation Evolves in Real Estateby John Occhi, Hemet CA REALTOR   Hemet CA Real Estate   I just posted an opinioned review of an article on a topic that is very relevant and near to my heart and that is putting the lead aggregators out of business.  OK. The referenced article was not on a RANT like I have been known to be - but is was awesome,  - so if  you get a chance, check out Google as a Lead Strategy .
In the original article, they have some great information on a variety of locations to advertise on the Internet as … (6 comments)

internet: "Is Google Evil?" - 01/10/07 04:58 PM
"Is Google Evil?"by John Occhi, Hemet REALTOR®Hemet CA Real Estate
Danny Sullivan has long been an icon when it comes to Search Engine Optimization (SEO) as a former editor of SEARCH ENGINE WATCH and now running his own site/business at SEARCH ENGINE LAND.
Danny posted an article on January first about the different troubles that Google has encountered through the years.  Being the industry leader that he is, Danny has some great insight and access to many top internet leaders.
His article reads like a chronology of bumps in the road for Google.  Prior to February 2001, Google was pretty much a media darling … (2 comments)

internet: Who is Looking at What? - 01/09/07 03:56 PM
Who is Looking at What?by John Occhi, Hemet, REALTOR®Hemet CA Real Estate
Here is something that I found interesting - TRULIA the popular website to help buyers find homes for sale on the MLS has released its findings of what buyers are shopping for online.
The report covers the hottest cities as well as the hottest homes they are searching.
I don't want to spend a lot of time analyzing this, the 5 pages make for a quick read with lots of good looking graphics to help you find what you want to know about - so go check it out.
Now Have a Blessed … (0 comments)

internet: And Yet Another New Real Estate Blog Opportunity... - 01/05/07 11:05 AM
And Yet Another New Real Estate Blog Opportunity...by John Occhi, Hemet REALTOR
There is a website that I have belonged to for some time and occasionally participate on their forum.  Perhaps many of you know of RealEstateWebmasters.Com.
I have learned a lot there about Search Engine Optimization (SEO).  I directly attribute much of my success to either what I have learned there or the directions I have been pointed to through this recourse.
When I say I have achieved success, what I mean is that I took a brand new Point2 free website in June 2006 and before Christmas I was on the … (9 comments)
