investment: Investor Special - Look What You can Buy for Under $50,000 in the Hemet - San Jacinto Valley - 07/24/11 05:16 PM
Wow... a Single Family Home for Under $50,000...only $45,000 to be exact! That's right it's almost 1,100 sq ft and includes 2 bedrooms, 2 baths, an attached garage and even a covered carport and covered patio in the back yard. The new listing for sale is just hitting the MLS today, and already there is excitement from the investor community. I have one savvy buyer looking for a great investment property who is looking to leverage her own resources with hard money, or as it is more commonly known today - as 'Private Money'. The seller is a bank

investment: Haunted Mansion - New Orleans Style... - 12/14/09 12:50 PM
Nicholas Cage has been one of my favorite actors since I first saw him try and act in "Raising Arizona" way back when. I saw him over the weekend in the Cage classic, "ConAir". Not sure what it is I like about the guy, but in my book, he is the CHARLES BRONSON of the 21st century...he will always get his man (if he is a good guy) or he will be the last person you ever want to meet when he plays the bad guy! Not sure how many movies he has made now, and I'm sure I've missed a

investment: The Life of a Short Sale - Contact with HSBC - 12/03/09 05:51 PM
I decided that I would write a chronicle on the life of my new short sale listing. In case you missed it, I described my transition BACK to short sales from Bank Owned REO's as a listing agent and team leader in my recent blog post, Humble Pie...Or OH NO, Did I really Take a Short Sale Listing???? AGGGHHHHHHHH. Yes, it is true I went kicking and screaming...but here I am.I had a meeting with my two assistants and shared with them in detail what I expect to happen and started to figure out the game-plan of how we are going

investment: INVESTORS- The Dirty Dozen Pre-Qual Questions...and then some - 11/30/09 11:11 AM
As an REO Listing Agent, specializing in the local market of Hemet and San Jacinto, CA bank owned (REO) real estate, my listings generate a lot of activity in the real estate investment world.Real Estate Investors are unlike first time buyers. They should never be emotionally attached to any single transaction; for the real estate investor it is all about the numbers and what makes sense. Whereas the first time home buyer or even the repeat buyer, is looking for a place to call home and raise a family. The good news is the Hemet - San Jacinto Valley has plenty

investment: What Flavor is Your Investor Kool-Aid? - 11/15/09 10:03 AM
I met with an investor client for the first time yesterday afternoon after spending a short time on the phone with him, after he found me through my Internet presence (can't be sure, but I think it was from here- ActiveRain). The REO property he had definitely wanted to see was a newer 4 bedroom home listed in the mid $140's. Unfortunately for him it went into escrow on Friday. Good for me, because it just reinforced what I told him during the week - that good house sell very quickly in this market.Once we got together, we went over 7 homes

investment: Suzy Orman Gives a REALTOR Advise - circa November 2007 - 11/09/09 09:41 AM
I always find it interesting to go back and see what people were saying about the future...especially when the future they are talking about is our present.Well below is a video I found on YouTube with Suzy Orman the personal wealth guru that has sold lots and lots of books and tapes. Here Suzy is talking with a Los Angeles real estate agent who goes by Staci. Apparently in 2006m Staci earned $136K and when this was filmed she was hoping to break the $40K point.Obviously, Staci had a bad year in 2007, like so many of us in the real

investment: market report: San Jacinto, CA | 8/21/2009 - 9/20/2009 | REO Sales and The Market - 10/19/09 06:49 PM
The Hemet - San Jacinto, CA real estate market has remained flat as the summer buying season came to an end. This report wants to look back from the period covering August 21st through September 20th, 2009. In particular we will look exclusively at the impact that bank owned homes have had on the market and how each of the four dominant finance types have an effect on the bank owned real estate transactions. The four finance types, of course, are: Cash, Conventional - typically requiring 25% cash down by the borrower / investor, FHA which is predominately the first time home

The saying that time flies when you're having fun definitely applies to blogging on ActiveRain. 500 Blog Posts have been a journey for me that started back in 2006. Like a lot of journeys, this one has had more than it's share of pit stops and layovers.I think back to my first introduction to ActiveRain when I read a short blurb about the new phenomena of blogging for real estate agents in my daily update of industry news from Inman News, where I proceeded to this new website offering free blogs to those in the real estate industry. So I signed

investment: Tips for the Beginner Real Estate Investor - 10/04/09 09:03 AM
As a Hemet - San Jacinto Valley CA REALTOR®, I have the opportunity to meet all kinds of people - many are looking for ways to jump into the current real estate market as investors...wanting to buy at the bottom of the market. My personal belief is we have beenseeing properties that can be purchased and rented out for a positive cash flow. The debate rages on if we have 'bottomed out' yet or not. The simple truth is every home for sale in the Hemet - San Jacinto Valley today, in October 2009, is priced below the cost of construction. We still have

investment: Hard Money is a Good Thing for Real Estate Investments - 09/03/09 02:32 AM
Hard money is often misconstrued in society. There are always visions of a couple of thugs in a pool hall loaning out money at exorbitant interest rates who result to violence and intimidation when payments are late.Well, I am here to tell you that hard money is anything like that at all. Hard money is a very powerful tool that every investor should consider utilizing to it's fullest in order to leverage the money the investor has - to make more money by buying more real estate in this volatile market.Hard money loans are always secured by real estate - typically

I truly have been blessed as a real estate agent living and working in my local market - the Hemet - San Jacinto Valley in South West Riverside County region of the Inland Empire in Southern California. For over 2 solid years know I have earned my entire income as a direct result of listing and selling bank owned homes (REO as referred to in real estate circles), here in the Hemet San Jacinto Valley.Because of my good fortune, I have had the opportunity to meet and work with some really great investors that I have been able to learn from

investment: Before You Buy a Bank Owned Home At Auction Read This - 08/03/08 03:18 PM
Lenders are doing whatever they can to sell their inventory of REO homes. There are entire portfolios being sold wholesale for 60 to 70 cents on the dollar of the BPO price-which can be a great deal if you have $10 million or more to invest. Most homes are being assigned to REALTORS® like myself to list, market, maintain and sell the assets on the retail real estate market. In the Hemet-San Jacinto Valley we saw the number of closed REO sales during the month of June 2008 exceed 70% of all the sales in this local market. I am

Investor Number Krunching – A New Web Based Tool There is a mew website, Krunching, that once it becomes known should become as common place in the world of real estate websites as Zillow, Trulia, PropertyShark, RealtyTrak, ForeclosureRadar and all the other innovative sites that are transforming the real estate landscape. This site is rather unique in it’s approach as it “Krunches” numbers for potential real estate investments, allowing the investor to analyze any piece of property, combining real estate information with the multiple listing service and it’s own set of digital tools that allow the real estate investor to

The Hemet - San Jacinto Valley has recently been hit very hard with foreclosures and as a result there are some great REO properties available for the savvy investor to buy in Hemet CA.I have been blessed, because I have been able to attract multiple investors from outside our area to find me to help them find the best real estate deals in all of Hemet. When I initially interview my prospective new real estate investor clients, I of course want to find out their motivation, their exit strategy and of course their opinions of what makes a great investment property. It appears

investment: Hemet Real Estate Market is REO Driven - 12/24/07 06:57 PM
The Hemet, CA Real Estate market is becoming an REO driven market. An REO property, in Hemet, is one that has already gone through the foreclosure process and has been taken back by the mortgage holder - typically either a bank or an investor. The Hemet REO property is not considered an asset of the bank but rather a liability since it is sitting vacant and costing them money on a daily basis. What makes it even more of a liability for the mortgage lender is that when they are finally able to liquidate the Hemet, CA REO property, they will

investment: So, you want to Invest in Real Estate but not sure about Finding Good Tenants... - 12/03/07 10:45 AM
Yesterday I was out with a client who is looking to buy up 2 or 3 properties before the end of the year, utilizing the strategy I outlined in my recent article, By Far, Today is the VERY BEST DAY of the Year To Sell Real Estate! The big question my client has regards the proper finding of tenants - especially since my office does not do property management, and other than listing the property for lease in the MLS - we do not get involved in the day-to-day property management operations. (yet) We discussed how this generation of parents is more involved
