listing agent: Where Have All the REO Listings Gone - 12/28/09 09:20 AM
Winding doen 2009 and looking forward to the future you have to know where you have been if you want to know where you are going.Planning my marketing and business plan for 2010, as an REO Listing Agent, I have taken the opportunity to examine how many REO Listings we (as a market - not my personal production) have had assigned just in the city of San Jacinto, CA, going back to January 1st, 2007.

By looking at the above chart it is apparant that from May of 2008 through May of 2009 that there was more than enough business … (8 comments)

listing agent: Is a Quick Sale of My Hemet - San Jacinto, CA Home Possible in a Slow Real Estate Market? - 12/20/09 04:23 PM
When selling a home in any real estate market, one of the most important things to consider is price. You may want to reduce the price of your home or, at the very beginning, set it at a low price that will generate more buyer interest.  You will best be served by getting in front of the market, when trying to sell your Hemet - San Jacinto, CA home rather than chasing the market with price reductions.Cash is often an incentive, both for the buyer as well as the agent. You could offer the buyer a $1,000 to $2,000 decorating rebate … (3 comments)

listing agent: Quest for the Right Agent Continues...It won't be this one either - 11/09/09 10:43 AM
I recently started the quest for finding a new real estate agent to join my team as a buyers agent.  As an REO Listing Agent I believe I offer anyone willing to work hard the opportunity to earn a lot of money by having the inside scoop on new listings before they ever hit the market as well as leads that are generated and captured with our sign calls and toll free number as well as our extensive Internet marketing program and excellent location next door to the local Starbucks.  Being the ONLY real estate office in the zip code doesn't … (2 comments)

listing agent: DOES AN FHA OFFER REQUIRE A MAXIMUM of 3.5% DOWN? - 10/04/09 11:50 AM
Of course not.  So this is yet another frustrating scenario that continues to escalates the clash between buyers agents and REO Listing Agents.Once again, one of my listings gets cleaned up and put on the market.  The seller tells me straight up that they will not consider any offers until the property has been on the market for 10 days.  I share this with each buyers agent that submits an offer. On Friday, day 8, my seller wants me to package the several offers that I have and verify that the buyers are still alive.  So I spend the next two hours … (5 comments)

listing agent: The Perfect Offer...Or Cash is Still King - 10/01/09 01:49 AM
From where I sit as a REO Listing agent in the Hemet - San Jacinto Valley the California REO Market is finally starting to heat up.  OK, it may not be sizzling, but I have seen more action in the last week than in a long time - both with buyers and my sellers.Desperate buyers are still struggling to get into escrow to take advantage of the $8,000 tax credit that is scheduled to be pulled off the table for any escrows that don't close on or before November 30th, 2009.  That's only 61 days from now and our average time … (12 comments)

listing agent: The REO Niche has Been a Blessing; or...Help Wanted - Buyer's Agent - 05/25/09 01:14 PM
As an REO Listing Agent and REALTOR inn the Hemet San Jacinto Valley, who got in early I can say that my life has been blessed.  Not only have I sold more houses than I ever thought possible but I have gotten to know some really spectacular people. The business has been so good to me that I have outgrown the traditional business model of a traditional real estate office and forced to re-invent myself and the way I look at this business.  I found a Virtual Broker that truly does pay 100% commission after a small annual fee of approximately $3,000 a … (8 comments)
