I am the buyers rep for a house about to close escrow! A year ago the sellers had the septic pumped and a pest and dry rot inspection. Then they promptly moved out of state. The septic need a new pump install, which was replaced and receipts furnished. The pest and dry rot inspection came back clean! Well, not quite.

Quite often over the years I have asked my kids the same question you have asked . "What did you learn in school today"? "Nothing", sounds like the same answer I gave my parents. If they didn't learn anything ,everyday for 12 years, Then how did they get smarter than me?

Any time I stop by the office in grubby cloths and no shave, I will have unexpected walkin business.There have been times I,m doing a bump run,working on my rentals or helping a client out with a dirty work task that I get caught on this. It starts with no intention of working in the office that day.

I sold a home to a couple people about a year and a half ago. They were from Las Vegas or somewhere in the desert close to there. Being on the central Oregon coast we are cooler and damp here for a climate.
I was called recently to come look at the changes they had made in the house and come up with a price to sell. They were going back because one of them had been sick ever since moving here. ICHIBAN The new Japanese,Chinese and Sushi bar restaurant in Florence Oregon. They just opened a few days ago and are located next to Comfort in Motel on HWY 101. The phone number is 541-997-8868 Take out is available. Today I visited and had the Yokisoba Chicken my cohort had Teriyaki Chicken Bento, the bill was less than $8.00 per person. The Bento was nicely presented on a square tray with 4 compartments. One had rice,Teriyaki chicken,potstickers and a green salad with dressing. Both of us were NOT clean plate eaters as the portions were generous.

 I always serve food at my Broker Open Tours. I believe it helps with showing numbers. I usually get more that the other agents. Last week at the MLS meeting just before the tour I advertised Non alcoholic White Riesling, no sugar,no calories and no taste, (bottled water) and string cheese. I find that if they drop bottled water or string cheese it doesn't make a problem on white carpets.

We have all experienced at sometime in our life a breakup with a "significant other" The common phrase is, "its not you, its me, lets just be friends".  First lie is, its all it is you. The second awkward one is "lets just be freinds". I have never seen that one work out. It usually is the end of all cantact right there.

Oregon Assc. of Realtors assesment deemed NOT illegal! - 02/16/11 09:37 AM
The Oregon Attorney General has just released their ruling. OAR board of directors decided to assess each Realtor in the state $75, per year for the next three years. This money is to go to a Mobilization fund. The money is being spent to petition and put a measure on the ballot to stop any efforts of a sales transfer tax on Oregon Home sales.
In these tough times additional tax would bring our slow market to a halt. An example yesterday looked at Portland Oregon average sale last year was around 282k at 2% that would be a $5600.oo tax. … (2 comments)

I know this probably sounds like a Shakespeare question. Its a question that has me pondering  over the last few years I have been in this business and what has it got me? There really are two sides of the coin to examine. When I was a volunteer and a board member for the local food bank as well as other public service positions I got a lot of great publicity that helped my business!

I'm sure you have had the same experience I have had in overhearing a conversation about someone listing their house. They go on to say "I wasted  (interviewed several Realtors) time". "I went with the one that quoted the highest price". Wow what a qualification! NOT!
This brought me back to what we do in our office. We load the company van ( up to 15) agents and sometimes a chase car with a few more twice a week and go look at our new inventory before it hits the MLS. Sometimes we have a hard to price property so we … (1 comments)

Last year I took a listing that was a little high in price, it also was a one of a kind property that could appeal to some! I also made the assumption that the seller would readjust the price at some point as he was motivated to move from his rural home to another city. He was getting on in years and the place was too much,

"No one steals your clients,you give them away". This is a quote a business man told me over 30 years ago. Its still true today. I have lost a few by not taking them seriously or not following them up in a timely matter or maybe not at all. For me, these are rare instantes and even more rare with this bad economy. With sales slow we have lots of time to follow up.
