Today I called on a loss mitigation assignment ,I found the situation heart breaking .
The person with the loan in pre foreclosure thinking she was doing the right thing signed her home over to her mortgage broker thinking that is what a short sale is .
That is not a short sale ,she owes the bank for a home she does not own ,she signed it away but still owes the bank ,needless to say she isn't making the payments she thinks the loan was paid by her friendly mortgage rep and she can move on with her life .

Please get a loan Pre Approval Letter prior to starting the search for your next home .
It gives you a better position when you do find the home thats for you .
Whats the difference between them?
Pre Approval  is conditioned agreement for a specific loan amount ,based on verification of your income,assets and credit , satisfactory appraisal and title of the property when you have found the home you want to purchase
Pre Qualification is an estimate only of your borrowing  power  and is not a loan commitment letter ,when you speak with a lender you will provide information about your income ,credit and assets … (2 comments)

Here are some tips for when you are selling a home.
1 Prepare yourself for change, make sure your home is in show condition.
2.Remove clutter
3. Check that your home has curb appeal ,buyers have to want to see inside , weed,mow, trim.
4.Always be honest ,if there is a problem disclose it.
5. Make sure the home is clean,kitchen,bathrooms, buyers look in the refrigerator ,oven,dishwasher and in the shower.
6.Make sure your pets are safe and cannot bite ,scratch or escape out the door , (my pets are escape artists I open the door out they go)

Moving can be a very stressful time. Here are some tips to make things easier.
1. Host a garage sale before you start packing and get rid of any items you may no longer want .
2.Finish packing one room at a time.
3.Pack away things very carefully,use good quality boxes .
4.Wrap fragile items in blankets,sheets .
5.Properly label fragile items ,point them out to the movers when they arrive.
6.Be sure to pack plates and glass vertically.
7.Heavy items should be placed in smaller boxes.
8. Label all boxes . 
9. Start early ,so you are not rushed.
10. Enjoy your new home !

This post is just for fun
What are the funniest listing remarks and or pictures of listings you have seen recently
My two favorites are for a listing at Cedar Bluff Near Middlebrook Pike  it has no lake it is not near a lake or large body of water but the listing remarks are Lake View Lake Access Boat House Pool House ,Pool  it has none of these features.
The next is for a listing in Middle Tennessee it has a porch swing in the bedroom the picture caption says bed swing  .

I just wanted to take the time to wish everyone a Happy 4th of July
My plans for the day are to have fun with my family ,we are a blended family ,4 of  our 5 sons will be with us today and a couple of them are bringing their girl friends,after dinner we plan to go to watch the Fire works.
A few days ago we went to watch the Fire works at Norris Lake ,it was great !
The Greater East Tennessee area has many things to do and it is a great place to live .

OK I confess I do not always ask buyers to sign a Rep agreement before showing them homes,but I do interview buyers first.
I used to floor duty at my previous office allot of it ,and have closed 4 sales from floor calls ,I would not and will not meet buyers at a listing first, the first meeting has to be at my office
Some of the questions I ask are:
1.Where would you like to live?
2.Are you selling a home?
3.What are you looking for?
4.What is the time frame?
5.Have you talked with a lender
6.Price Range of next home?
7.Have you been working with other Realtors?

Termite letters ,who pays for them?
Some Agents have been taught that the seller always pays for a Termite letter and always makes repairs ,this is not always the case .
The Tennessee Association of Realtors Purchase and sale agreement makes it optional as to who pays for the letter and makes it clear the amount of repairs if any the seller may do .This  amount is set upfront and may not be open for negotiation later.
So if the contract reads seller will pay x amount for repairs and it is more than that ,Mr seller already paid the x amount which is … (5 comments)

Over the last few weeks I have heard complaints from sellers about their agents ,yes more than one.
First of all I made it very clear they should speak to their agents Broker to attempt to work out the problems .
I started thinking about how many agents they had interviewed before listing with these people,what questions they asked .
One said he got two almost identical plans from agents ,OK almost the same ,I asked what the difference was ,two adjectives the logo,the commission rate .
The second was no Internet advertising ,his agent also priced his home way over market he did this by letting … (4 comments)

Some people think that if one sprinkler head goes off they all do ,this is not correct .most people if they watch movies think they do ,I wonder if this is why sprinklers are not in some single family homes .They are in some condo units but not all,In my opinion they should be in all condo units I have heard that the cost is not that much , ,less than $2.00 per sqft  some floor coverings cost more than that.
Just a random thought .

This is a great time to list your home.
1.If you are thinking of selling your current home ,now is a great time to purchase a larger home or if downsizing a smaller home .
2.Serious buyers are looking ,lookie loos are waiting for the prices to drop more. This means fewer showings.
3.Interest rates are still low ,which still means more people can purchase a home ,just probably not with  a 100% loan,more are getting either a 95% or a 85% loan, and  asking the sellers to pay a portion of closing fees .
