It was recently reported that 25% of lenders have tightened their guidlines in the previous 3 months...This number is far short of the 75% in the 2nd Quarter of 2008, however I am suprised that we are still seeing some tightening. Unfortunately, that is always the information get put out by the media which scare more consumers into thinking it is difficult to obtain a loan. As a veteran loan officer I think the guidelines are pretty much right where they need to be, the only thing that causes problems is no common sense from some underwriters and clearing conditions.
Rates are still great and their are still great deals available all around the Atlanta Metro Area and especially in Cobb County. Top that off with the tax credit extension and expansion and it is a perfect time to buy a home. I think if a buyer chooses a professionaly loan officer and a great real estate agent then your dreams of owning a home are right around the corner...sure you have to provide a little more documentation and be a little patient at times, but the new home will be well worth everything you have to go thru.
I hope that people will start to turn off all of the negative publicity and realize what is available and take action.
