Almost every client of mine has asked me at some point, How much below asking price can we expect to get a home for. The public seems to have the perception that a good deal on a home is based on how much you get the seller to come down off their asking price. In reality, the difference between the two prices has NOTHING to do with what is a good value or not. For years, I had thought that if a seller transfers a termite bond to a buyer that the buyer merely needs to pay the continual annual renewal fee in order to continue the bond. I just learned today that many termite companies require retreatment (at the homeowner's expense) every 5 years. That means that you can think you did a great job negotiating that a bond be transfered to your buyer. After closing, the buyer finds out that the bond is up for renewal and worse yet, this happens to be year 5; so if they want to keep the bond, … (6 comments)

What does it mean if a home is in the flood plane? In most cases, not much at all. In certain areas of the country (i.e. New Orleans), this can be a more serious problem. In the metro Atlanta area where I work, it is not a big problem. Of course, there are different levels of flood plains. In most cases, a home would never be built on land that is prone to excessive flooding.
