Understand the Absorption Rate - 12/14/09 09:37 PM
This blog by Robin Scott, real estate broker in Austin, TX is a very good and easy to understand explanation of the term Absorption Rate. 
In my monthly Market Reports, I make reference to how many months of housing inventory we have on hand.  I calculate the housing inventory the same way as described in this blog, but I use sales from the last 90 days as a guide.
So, what does this the Absorption Rate tell us?  If the number is 4 months or less, chances are it is more of a sellers market because the amount of inventory is low.  … (3 comments)

There were only 12 residential sales in Tate County MS for the month of November and the average sales price dipped to $114,679 with the average number of days on the market of 137.

Foreclosures made up 25% of the sales in Tate County MS.
For comparisons to last month and last year at this time:

Out of those 67 sales, about 27% were foreclosures.

Out of those 27 sales, 26% were foreclosures which is a huge jump from the previous month.

REO Urban Legends - 12/07/09 01:45 PM
I came across this post by Israel Barden, a Realtor in the Big Bear Lake area of California. 
REO is real estate jargon for Foreclosures.   There is some good advice in this article for would-be bargain hunters in our Northwest MS foreclosure market. 
I know those late night info-mercials are enticing; however, the real world doesn't work that way.  I can't tell you how many people can't believe the "bank" didn't take their low-ball offer for a foreclosure even when I tell them it will not be accepted.
