The above graph represents the foreclosure activity in Tate County MS and DeSoto County MS during July, August and September of  2010.  The black line represents how many new foreclosures were placed on the market each week while the green line represents the number of foreclosures that went under contract during the same time period.
The city of Olive Branch MS has the highest number of foreclosures on the market right now (this is total number, not a per capita number).

The above graph shows the Foreclosure Activity in the Northwest MS real estate market for April, May, and June 2010.  During April and the first part of May, we had many more homes go under contract which resulted in a depletion of inventory.  In the past couple of weeks, we have seen foreclosure inventory rise.
 
Foreclosures in Northwest MS represent less than 10% of all available homes for sale; however, they made up 1/4 of all homes sold during the months of April, May and June 2010.

Northwest MS Foreclosure Activity Report - Spring 2010

Each week, I keep up with how many new foreclosures go up for sale and how many went under contract in my market area of Northwest MS.  The above chart shows the recent activity from September of last year to the present.  For the past several weeks, there have been more homes go under contract than ones being placed up for sale, reducing the inventory of foreclosures on the market.
Foreclosures in Northwest MS have been out-pacing non-distress sales for quite some time.

I have been keeping statistics on my local Northwest MS foreclosure market for a number of years.  Every Friday I see how many new foreclosure homes have been placed on the market and how many went under contract.
Here is a chart that shows that activity over the past year:

I have been charting the foreclosure market in Northwest MS for a number of years now and keep up with the numbers on a weekly basis.  The week ending Friday, August 21, 2009 saw 19 new foreclosures hitting the market.  That same week, there were only 6 price reductions of foreclosures already on the market and 11 foreclosures went under contract.

The week ending June 5, 2009 saw 29 homes added to the foreclosure inventory in Northwest MS.  There were 13 price reductions during that week and 18 went under contract.

For the week ending 3/6/2009, there were 19 foreclosures added to the Northwest MS MLS.  There were 24 price reductions in existing foreclosures and 19 went under contract.

About 6.9% of the active listings in the Northwest MS market are foreclosures (including HUDs, REO, VA, Fannie Mae).  That is a drop from 8.2% back in January.  Here is a breakdown of the foreclosure market by community:

For the week ending 1/16/2009, there were 24 homes added to the foreclosure inventory in Northwest Mississippi.  There were 31 price reductions this past week, and 11 went under contract.

 After remaining fairly stable from November through the holidays, the number of homes added to the market jumped over the past 2 weeks.  On the flip side, the number of pending sales has dropped off steadily … (6 comments)

I gather foreclosure data on my market every week.  This week (ending 11/14/08) there were 13 foreclosure homes placed on the market, 32 had price reductions and 16 went under contract.  That price reduction number got my attention because it usually hovers around 12-15.

The week ending 7/17/2008 showed 17 new foreclosure homes placed on the MLS, 12 price reductions and 12 went under contract.
Here is a graph showing the foreclosure market activity from mid-March to the present:
 
 As you can see, the number of foreclosure homes that go under contract each week has remained fairly steady - between 10-15 on average.  The number of new foreclosure homes placed on the MLS since the end of May has been sporadic.

Foreclosure Market Report for Desoto and Tate Counties in Northwest Mississippi  6/20/08
I have been keeping track of the foreclosure market in my area (Desoto, Tate, Marshall, and Panola counties) for a couple of years. 
This week there were 6 new foreclosure homes placed on MLS, 10 had price reductions, and 11 went under contract.
That is a reverse from what had been happening in previous weeks.  In the past month, the trend was double digit additions of forelcosure homes to the MLS with a lesser number going under contract.  Future weeks will let us know if this is a "blip" … (0 comments)
