      <title>ESCROW COMPANY SEARCHING FOR REO's</title>
      <description>&lt;p&gt;Hello out there!! My name is "Mikey". I'm trying to&amp;nbsp;help my office by finding "R.E.O." business. I have tempt for&amp;nbsp;some&amp;nbsp;big escrow firms, I was offered multiple positions and I turned them&amp;nbsp;down. Why?&amp;nbsp;Because I give superior service, by being a hard worker,&amp;nbsp;being highly organized, and having the&amp;nbsp;knowledge that&amp;nbsp;these escrows need to close on time and without delay. I&amp;nbsp;do a&amp;nbsp;better job then&amp;nbsp;most and&amp;nbsp;do not want my name tainted by&amp;nbsp;other escrow people that are "not answering their phones",&amp;nbsp;"not check their e-mails", and&amp;nbsp;do not respond to correspondence. That is rude and disturbing!&lt;/p&gt;
&lt;p&gt;I do not work for a title company, I do not work for some shaddy broker either.&amp;nbsp;I work, as a D.O.C.&amp;nbsp;escrow&amp;nbsp;officer, for a&amp;nbsp;honest boss, a great escrow manager, and a few choice others.&amp;nbsp;We&amp;nbsp;have lots&amp;nbsp;of space to grow&amp;nbsp;but no business to&amp;nbsp;inject our financials to&amp;nbsp;warrant&amp;nbsp;anyone from being hired. &amp;nbsp;Even myself. I am a commission only officer, I don't get&amp;nbsp;paid if the file doesn't close. I don't get more business if I make a mistake, or&amp;nbsp;there is a delay on my behalf. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;I would love to get in contact with some R.E.O. representatives to show them that I can help you. Give me your&amp;nbsp;deals that are screaming at you, give me the ability to show you how nice and easy things can be. I'm not greedy either I'm not looking for 1,000 files (Though that be AMAZING). I'm&amp;nbsp;thinking&amp;nbsp;50 to 60&amp;nbsp;to start and build up to where&amp;nbsp;we all feel satisfied with the service, dependability, and&amp;nbsp;phone answering!!! =)&lt;/p&gt;

      <title>CALIFORNIA PROP 8 ALTERNATIVE</title>
      <description>&lt;p&gt;I have said this more than once to friends and family. If you just read it in it's entirety, and read it with an open mind I hope you will understand my feelings. I have come to realize that there is another way for Californians to achieve equality. I'm gay, and I'm ashamed to see my brothers and sisters rallying and shouting on top of cop cars to show their distaste regarding the passing of Prop 8. We lost, face it, now is the time to think of alternatives so that we can make "marriage" a reality. &lt;br&gt;&lt;br&gt;I myself, being an American, believe in civil rights and the constitution that guarantees those rights. "We hold these Truths to be self-evident, that all Men are created equal, that they are endowed by their Creator with certain unalienable Rights, that among these are Life, Liberty, and the pursuit of Happiness." This, oh-so-famous line is a direct quote from The Declaration of Independence written over one-hundred years ago by Thomas Jefferson and signed by the first Congressional Congress. This is the foundation of our government and our reward for living in such a glorious nation. &lt;br&gt;&lt;br&gt;The first ten amendments to the Constitution, known as the Bill of Rights, was completed, signed in 1789, and enacted in 1791. This occurred less than twenty years after our Declaration of Independence. Our first amendment reads "Congress shall make no law respecting an establishment of religion, or prohibiting the free exercise thereof; or abridging the freedom of speech, or of the press; or the right of the people peaceably to assemble, and to petition the Government for a redress of grievances." Known as the "wall of separation" between the church and state, this guaranteed right denies power to the government over religious affairs. &lt;br&gt;&lt;br&gt;If you were to ask any american what you do when you get married, their initial response is "you go to a curch. If you were to ask a Priest, Rabbi, or Minister what their definition of marriage is, they would say it is a spiritual union in which two persons are unified under the eyes of God, Allah, Mohammed, Jesus, etc. This answer poses an interesting question. If the church deems marriage as a spiritual union and most people think that getting married involves the church, then what RIGHT does the government have to enter into said contracts with its persons. The government should remain neutral and unbiased in religious affairs and not use the term marriage, therefore reserving it's use for spiritual institutions. &lt;br&gt;&lt;br&gt;As a matter of fact, as it is, the church won't marry 2 individuals if they're not the same religion (jew and catholic). The church is blatantly practicing religious prejudice which is protected under the first amendment. If they don't want to marry 2 individuals, it's their right. But, it's also our right not to pay them for the chruch/temple/mosque, the banquet hall, or the priest/rabbi/minister. Legally, the government should not discriminate, EVER. &lt;br&gt;&lt;br&gt;To put it very simply, if you go before a Judge, which EVERYONE has to in order to legalize their union in the eyes of the government, they should be signing a CIVIL UNION Certificate, not a Marriage License. If you go to a church, temple, mosque, or place of worship and your ceremony is preformed you sign a marriage certificate from that religious institution (you still need to go to the judge and have the religious document recognized by the government). This formula should apply to ALL couples, homosexual or heterosexual, and not just one particular group. In essence we are taking marriage away from the state and leaving it up to religion. We cannot change 2000 years of religious dogma overnight and we cannot force people to accept something their religion deems "wrong". However, we can create equality for everyone in the eyes of our precious government. &lt;br&gt;&lt;br&gt;This should be the formula for ALL Couples: &lt;br&gt;&lt;br&gt;1.Go to the Judge &lt;br&gt;&lt;br&gt;2.Sign a Civil Union Certificate therefor unifying 2 individuals in the eyes of the Gvt &lt;br&gt;&lt;br&gt;3a. Go to the church and get Married (If your church doesn't want to perform a marriage, it's thier perogative... find another religious institution that will!) &lt;br&gt;&lt;br&gt;&lt;br&gt;OR!!! &lt;br&gt;&lt;br&gt;3b. Perform a civil ceremony at home with no religious affiliation. &lt;br&gt;&lt;br&gt;&lt;br&gt;4. Congratulations you are now unified in the eyes of the gvt and religion simultaneously (if the chruch decides not to marry you, you are still recognized by the state regardless.). &lt;br&gt;&lt;br&gt;&lt;br&gt;&lt;br&gt;5.Should you need a Divorce, you go to the Judge for it, not a priest, you see the priest for a religious annulment, an a judge for a civil one! &lt;br&gt;&lt;br&gt;P.S. This also circumvents the Marriage Protection Act of 2002 because the Federal Government will only recognize a marriage between a man an a woman. However, if the California Judicial system isn't granting Marriage and instead granting Civil Unions, then the Federal Government and all the State Governments have NO right to descriminate those unions and should treat ALL couples equally with the same right and benefits under the law. &lt;br&gt;&lt;br&gt;&lt;br&gt;&lt;br&gt;Even the California Atorney General suggested, "The Legeslature would not violate a couple's constitutional right to marry if- perhaps in order to emphasize and clarify that this civil union is distinct from the religious institution of marriage - it were to assign a name other than marriage as the official designation of the family relationship for ALL couples" &lt;br&gt;&lt;br&gt;Source &lt;br&gt;&lt;br&gt;In the Supreme Court of California &lt;br&gt;&lt;br&gt;S147999 &lt;br&gt;Ct.app. 1/3 Noc. &lt;br&gt;A110449, A110450, A110451, &lt;br&gt;A110463, A110651, A110652 &lt;br&gt;San Fransisco County &lt;br&gt;JCCP No. &lt;br&gt;4365 &lt;br&gt;&lt;br&gt;In re MARRIAGE CASES &lt;br&gt;[Six consolidated appeals.] &lt;br&gt;&lt;br&gt;(If you want the case minutes I have them in PDF Format!)&lt;/p&gt;</description>

      <title>Has my industry gone to pot!?! - my view</title>
      <description>&lt;p&gt;Last month was probably my slowest month since I started working in this idustry. I talked to the owners and management and apologized that I didn't close at my quota.&amp;nbsp; They were understanding and said, "It's alright Mikey, it's slow out there for all of us". I just can't believe where I am now from last year and the year before. I know I'll be alright, but what about my brokers, agents, title reps, termite inspectors, NHD people, and everyone else I work with to make the deal happen. What do "WE" all do? We are all working twice as hard, and have a second job. It's really sad! I am usually the hopeful one but I have lost it. I am usually that upbeat person you like to slap now and again for smiling at 8am. Lately its getting harder and harder to smile, I try to be upbeat, and try to be that one everyone goes to for a shot in the arm of hope. I've been called alot of things, mostly positive. =) But now I don't get "those" calls, I don't get e-mails saying, "THIS HAS GOT TO CLOSE NOW".  I miss it. I miss being so damn busy that I cant see str8. I guess I'm a glutton for&amp;nbsp; punishment, after all I work in escrow.&lt;/p&gt;&lt;p&gt;I don't want to depress you, reader. I want to empower you. I want to grab you by your shoulders and shake you saying," Come on bring it". But I know how it is out there. Everyone's fearful that they might lose big if they buy now. We need to inform these people, the time for being greedy is over, its time to go forth and thrive!! &lt;/p&gt;&lt;p&gt;Mr or Mrs reader, listen to this silly 28 year old escrow officer. Real estate is still good! It is the most sound investment anyone can make. Saying that, we must inject to everyone we meet our positive feelings about our market. Its a buyers market, if they have money. If they don't there are agencies out there that can help, I'm sure of this! So today 03/03/2008, I challenge you to hand out 20 business cards to new people. Be loud and say, "Hello, I work in the realestate industry, I have offers that will make anyone buy a home!" &lt;/p&gt;&lt;p&gt;NOW GET OUT THERE AND FIGHT! &lt;/p&gt;&lt;p&gt;WE ALL HAVE THE POWER TO BOOM THIS INDUSTRY! &lt;/p&gt;&lt;p&gt;WE JUST NEED TO LOOK AT IT A DIFFERENT WAY!&lt;/p&gt;&lt;p&gt;HAVE A GREAT DAY!!!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Being A Neutral 3rd Party Hurts Sometimes</title>
      <description>&lt;p&gt;An agent comes in and gives me a purchase with 7 counter offers. The Seller is a recluse that hasn't worked in 5 years and is losing his family home. The buyer is a smug engineer thinking he knows more about my business then I do. (These type of people bug me!) During the course of this transaction I found out that the house was a shambles, the seller had lots of&amp;nbsp;"stuff" and the buyer "money bags" was poor mouthing. On 3 of the 7 counters dealt with nothing but the price. It went from 425,000 to 417,500. While in transation the the buyer said that the&amp;nbsp;seller had to replace the windows, do&amp;nbsp;a termite,&amp;nbsp;retrofit. And I have instructions stating that its&amp;nbsp;being sold "AS IS". So I paused and stated that I have signed instructions from both parties.&amp;nbsp;The buyers agent the seller and&amp;nbsp;their agent were in my office and&amp;nbsp;the buyer was able to squeeze another 17,500 out of the seller for the costs.. The buyer did a walk through the day before we close. While they were not pleased everything looked in order.. Ok so I closed and then the Seller had 3 days to move after. Well 5 days later, stuff being broken, seller leaving things,&amp;nbsp;drug paraphinalia&amp;nbsp;and an abandoned car were in the wake after the seller had vacated.. While I do feel bad for the buyer.. SERVES HIM RIGHT! &lt;/p&gt;&lt;p&gt;There is alot more that happened in this transaction but what transaction actually runs text book. =) &lt;/p&gt;&lt;p&gt;OH! I forgot to tell ya, the&amp;nbsp;listing agent, in the middle of this, went to China for 6 weeks, and the selling agent's mom passed away.. The seller was completely without representation and the buyers well, I still think they got what they deserve!!&lt;/p&gt;&lt;p&gt;I wanna know is this normal with other officers&amp;nbsp;and even agents, have you ever had to just go threw the motions cause you know the client is an "ass".&lt;/p&gt;&lt;p&gt;This is your area to sorta vent to others that understand. &lt;/p&gt;&lt;p&gt;BE WELL!!!&lt;/p&gt;</description>
