It's equally important for bank reps to understand the short sale process, but in the absence of a real estate license, none of them will ever truly understand what is required on both the listing and buyer's Agent side of the Short Sale transaction. Let the banks be responsible for their part of the transaction and we will be responsible for ours, hence the reason why our training exists and why it's gaining so much traction in the real estate industry. Facilitating short sales when there are multiple mortgages is creating some real challenges in today's market. As the "quarterback" of the transaction, it is imperative that the listing agent have a strategic approach.
To illustrate, let's discuss two common scenarios and start with a few assumptions. We have two mortgages: the amount owed on the 1st mortgage = $80,000 and the amount owed on the 2nd mortgage = $20,000.
