Who Should I List My Property With In Northern Dauphin County

A few weeks ago I had a listing contract that was getting ready to expire and the seller wasn't sure what he wanted to do with the listing contract. Originally he had 5 properties to sell and during the listing period I sold 3 of them for him. In the past, he was known to list the properties for 30 days at a time and rotate through a variety of agents. I actually got several back to back extensions.

When I called him a few days before the expiration date, he asked me who I might recommend as the next agent. He told me he appreciated what I had accomplished for him, but he felt it was time to rotate again. I told him I'd be glad to run some figures for him so he could see who had the most success in the area over the past 2 years.

This first graph represented those properties listed by the specific agency that sold over the last two years in the Northern Dauphin County area.

This next graph represents those properties sold where the agent represented the buyer over the last two years in the Northern Dauphin County Area.

I left him the copies of the graphs to let it sink in. He called me the next day and asked me to re-list the properties and he had 2 more properties he wanted me to think about listing for him.

He told me that after reviewing things he couldn't sleep until he knew our listing contract had been extended.

If you are looking to sell your home in Dauphin County Pennsylvania, you will be asked to fill out a seller's disclosure. It is illegal in most states for a seller to knowingly conceal major defects from buyers and Pennsylvania is one of those states. If you hire me to represent you as a listing agent, even though I have a fiduciary responsibility to you, I have a higher responsibility to obey the law and will be required to disclose any known defect.

Not too long ago, an owner contacted me to list a property for sale and did not disclose any issue with the basement retaining water during heavy storms. This owner had lived in the property since the age of 15, so at least 30 years, and stated the basement was always dry, never a leak.

Well, as a part of my marketing plan, after I list a property for sale, I like to walk around the neighborhood with flyers of the home introducing myself to the neighbors and letting them know the features and list price of the home. This is the perfect time for people to chose their neighbors, if they have a friend or family member that wants to move to the neighborhood.

Well, this particular time, I was surprised to find several neighbors wishing me luck for this particular home as the basement always took water when it rained for any length of time. They recalled the numerous times the owner as a child was hauling the buckets of water out of the basement. Their fond memories sure sat like a ton of bricks on my stomach. I had to address this with the seller.

I contacted the owner and let them know they would need to update the seller's disclosure to include the discovered information. When Mrs Seller hesitated, I quickly informed her she had 2 choices, either disclose the known defect or start interviewing other agents. I cannot represent clients that are less than truthful.

Remember - So That Others May Live

Today is a day that I reflect back on several events in my life. I come from a military family and have several family members who have served. I am thankful for everyone who has served to keep this great country of ours a free nation.

The very first blog I wrote was 11/11/2010 titled "So That Others May Live" as a remembrance of some military members I "Met" while I was active duty Air Force. I had the unique honor of working at the Dover Port Mortuary, the mortuary that prepares the remains of fallen U.S. service members as well as government officials and their families stationed abroad in Europe and Southwest Asia. During my time of service there, I "met" some incredible heroes. I hope you will read that blog and remember.....We must never forget!

Are You Out Of Order?

I know it's Friday and the everyone is looking forward to the weekend, but its still a business day! In fact, in our business there are still 2 more work days till Monday. Oh, trust me, I know how important it is to take time off. We have to refresh ourselves and of course there's the household chores we put off thru the week. But goodness, I thought maybe today was a holiday.

I called 4 real estate agents today to get information about some properties my buyers inquired about and also to follow up on some open deals we are supposed to close next week. I left messages this morning and sent texts this afternoon and still nothing. They might as well hang an "out of order" sign on their phone.

No wonder I get compliments for answering my phone and return calls promptly. To me it's just common courtesy. I do my best to answer my phone when it rings but we know that's not ALWAYS possible. I will however return your call within 4 hours if for no other reason but to schedule a time when we can talk.

Beef Barbeque Fundraiser for Bill Troutman In Elizabethville PA

HelpHOPELive (formally known as NTAF) is helping a local family organize a fundraiser tomorrow, November 8, 2012 in Elizabethville.

In 2007, Bill Troutman was diagnosed with Lymphoma and though the treatment worked in putting him in remission, it created havoc on his heart. He has had several heart attacks and numerous procedures to include 3 open heart surgeries and a pacemaker-defibrillator implanted. As you can imagine, all of this has left him in need of a heart transplant.

This past summer, Bill had his 4th open heart surgery and had a LVAD (left vantricular assist device) implanted in hopes this will buy him enough time until he can receive a much needed transplant.

Although Bill has insurance, it will not cover all of the necessary expenses such as travel, co-pays, medications etc.

We need to support this family in their time of need, and we can do so by attending the beef barbecue fundraiser tomorrow.

Hope you take this opportunity to help one of our neighbors by joining us for dinner at the Elizabethville Borough Building and enjoy a beef barbecue sandwich.

It's As Simple As Using The Right Tool - A Flyswatter

I'm sitting in my office and this pesky little fly kept buzzing around my head. I thought they were hybernating this time of year. I tried almost everything to get rid of that thing, before I realized I needed to use the right tool - A Flyswatter. You should have seen me chasing that thing with my date book, my stapler, my laptop. I just couldn't get him. But as soon as I picked up that flyswatter, he became extinct.

It's the same thing in your Real Estate career. You really need to make sure you have the right tools to succeed. I have a very elementary list of what I believe are the absolute minimum tools you need.

1. Smart Phone: I have the Galaxi SIII and I really like having an android. Some will say you need an iPhone. The important thing is you need a smart phone! Most of the phones today have a great camera and this may reduce the need for a digital camera.

2. Online Storage: JustCloud, Dropbox, Sugar Sync, YouSendIt etc. Read the reviews and make a choice, but you need a place you can store your files electronically and have them at your fingertips no matter where you are.

3. Digital Signature Program: DotLoop, Docusign, Authentisign, Adobe EchoSign and the list goes on and on. Again, do the research and pick one that works for you. But in today's mobile world, we have to be prepared to assist clients both locally and abroad. Save time and money with digital signatures.

4. Contact Management System: Sharper Agent, Top Producer, Outlook or just an Excel spreadsheet. You will find as many hates as you will loves for every system available. I use an EXITIZED verson of Sharper Agent because I like the automatic campaigns the do the work for me. Read and decide what works best for you. But you must have some way to stay in touch, this is a lifeline of your business.

5. Business Card....simple & cheap but required!

6. Web Site: Another must have in today's world. There are so many possibilities available here but in my opinion, a requirement is ability for customers to search for properties on your site.

7. Blog: Well, what can I say. My weakness I realize but an area I'm working. I am so thankful for the Active Rain members who have continued to encourage me in using this tool. I have received too many calls from customers who said they "googled" a search and found me to be the expert in an area to deny the importance and I've barely scratched the surface of this blogging thing.

8. Tablet: iPad, Asus Transformer Pad Infinity, Google Nexus 7, Amazon Kindle Fire HD.......Again, preference, another research opportunity. I debated this one, but I'm finding I'm using it more and more each day in my business. With all of the real estate apps available to save time, this is becoming a must have to stay mobile and doing business on the move.

There are sooooo many more tools that are available to make our tasks much more manageable and help us become more efficient, but this in my opinion is a minimum list. As I sat there declaring victory over the fly, I couldn't help myself to jot some ideas.

Are You Turning Them Off With What You Said?

I met with a young couple earlier this year who had decided to finally start their home search. I met Mr Buyer at a local office supply store 2 years ago. He was working the check out and I asked him if he owned his home or rented. He told me he and his wife had considered looking for a home but he was sure they were quite ready. I gave him my card and told him I'd be glad to help him when they decided it was time. I got his email and included him in my newsletter campaign. I ran into him at the phone store about a year later and we spoke briefly. He was surprised I remembered him.

Two years later, he sent me an email asking to meet wiith them to start their search.

Was it something I said that made him keep my card? Absolutely! He told me that they had signed up online for a home search and registered to be contacted by a Realtor and they indeed got a call from a sales person who stated he had been assigned to him. "Assigned to him" were his exact words. As if he had no choice what agent he was able to work with when making his first home purchase.

Then he recalled the conversation we had at the register 2 years previously and remembered that I had told him I would be glad to help him when it came time. He had kept my card and knew he would call me to help him find his first home. We met, got him pre-approved, started our search and 5 houses later we were writing an offer. They settled and are thrilled with their new home.

A simple way of phrasing it caused him to remember me. How do consumers remember you? Watch what you say, if they haven't called you back maybe it was something you said.

Scouting For Food Northern Dauphin County PA

This morning when you stepped out to get your paper, you probably found a paper bag with a note from our local Boy Scouts troop about "Scouting For Food".

The Upper Dauphin boy Scouts are working with the Upper Dauphin Human Services Center again this year with their "Scouting For Food" program. The Scouts hit the neighborhoods early on the first Saturday of November to drop off bags to help collect food for the local food bank that is operated through the Upper Dauphin Human Services Center. They need your help in filling those bags. They will be back around to collect those full bags on the 2nd Saturday of November - November 10th between the hours of 8am and Noon.

If by chance they miss your bag, you can contact your local scout unit or you may drop it off at the Upper Dauphin Human Services Center located at 20 Clearfield Street, Elizabethville. You can reach the "Scouting For Food" office at 717-362-3321.

If you are wondering what you can contribute, they can always use canned vegetables, canned fruit, peanut butter, jelly, rice, pasta and potatoes (canned and boxed), jello, pudding, tuna, canned meats, cereal, beef stew, condiments, cake mixes, stuffing mixes, spaghetti and sauce, soups, macaroni & cheese etc.

They ask that the food you donate be in good condition, un-opened and not out of date.

Speechless Sunday - What Do You Call A "Flock" Of Butterflies?

At the end of my Open House today, I was closing the back door and noticed a swarm or flock or whatever it's called of all of these beautiful butterflies around the seller's bush. I was frantically trying to take photos of as many of the butterflies as possible. I didn't get them all before the rain came, but I sure got quite a few of them. The single most important part of buying a house is figuring out how much you can realistically afford to pay.

The first thing you'll have to do is take a good look at your budget, debts, credit reports, and credit score. Once you have a good picture of your financial status, start saving as much money as you can for a down payment, closing costs and other extra expenses that go along with buying a house. Extra expenses could include paying for inspectiona (around $300 - $500 depending on where you live) or hiring a moving company after the sale is final. Depending on the condition of your finances -- if you have a lot of debt, errors on your credit report, or a low credit score -- getting ready financially could take six to 12 months or more! If your credit score falls below 620, lenders may see you as a risky borrower. It might be worth your time to take a year and work on building a better credit report before taking on the responsibility of a mortgage. Also, if you qualify for a lower interest rate you could save thousands of dollars over the life of the loan. Be wary of companies that offer to repair your credit for a fee. There are a few basic formulas commonly used by lenders to determine how much of a mortgage you can reasonably afford. These formulas are called qualifying ratios because they estimate the amount of money you should spend on mortgage payments in relation to your income and other expenses. It is important to remember that these ratios may vary from lender to lender and each application is handled on an individual basis, so the guidelines are just that - guidelines.

IT IS IMPORTANT THAT YOU SELECT A HOME THAT WILL MEET YOUR FAMILY'S NEEDS AND KEEP YOU HAPPY FOR YEARS TO COME.

When budgeting to buy a home, it is important to allow enough money for additional expenses such as maintenance and utilities. If you are purchasing an existing home, gather utility cost averages and maintenance costs from previous owners or tenants to help you better prepare for homeownership. Generally speaking, if your finances are in decent shape, you could look for a home priced at two to three times your gross yearly salary. And while using mortgage calculators can give you a rough idea of how large of a mortgage you might qualify for, talking to a lender or mortgage broker in person will give you a more accurate figure.

Avoid Financial Pitfalls

When you buy a house, you enter into a long-term financial obligation. You will fill out papers and sign legal documents based on those papers. It's important that you understand your responsibilities so that you won't be a victim, or a participant, in fraud. When you apply for a mortgage loan, every piece of information you submit must be accurate and complete. Anything less is considered loan fraud.

Be Smart

Before you sign anything, read and make sure you understand it.

Refuse to sign any blank documents.

Accurately report your income, your employment, your assets, & your debts.

Don't buy property or borrow money for someone else.

Disclosure of loan terms is not just a formality.

It's the law and you have the right to know.

Be Honest

Don't change your income tax returns for any reason.

Tell the whole truth about money gifts.

Don't list fake co-borrowers on your loan application.

Be truthful about your credit problems, past and present.

Be honest about your intention to occupy the house.

Don't provide false supporting documentation.

Don't Be Discouraged

If your loan application is rejected, find out what the problem is and how it can be resolved. Maybe you need to look for a less expensive house, or save more money. There may be affordable housing and community programs you might be eligible for to help you through your home buying process.

I can't believe I finally got to 100,000 points. It's not the points that count, but it's nice to see. This year has been so extremely busy I've not had taken the time had the time to blog as much as I had hoped. Get Your Home Ready to Sell in 30 Days!

If you are like me, you are busy, busy, busy! There are many chores that I "ignore" when time is short, but if I were planning to sell my home, I'd need to tackle them and make my house sparkle!

If you are considering selling your home, go ahead and start working on the list below. In just 30 days, your home will SHINE! Don't forget to continue with your everyday chores too! You will want your home to be "Show Ready" 24/7!

1. Clean the ceiling fan blades (all of them).

2. Use a damp cloth and wipe down all baseboards. I have heard that following with a fabric softener helps reduce dust build up in the future, but have never tried it myself.

3. Clean out the refrigerator! Be brutal and throw away all those condiments that you can't even remember buying or using! Don't forget to wipe down the outside too, dust the top and if you don't have it on your regular maintenance list.... Vacuum the coils!

4. Clean out the cabinets and drawers in the kitchen. Follow by wiping down the doors and pulls.

5. Pressure Wash the drive and walkways. Clean the siding if necessary, being careful with wood or painted surfaces to avoid chipping or splintering.

6. Pull weeds from gardens, and plant a few colorful flowers near front door.

7. Repair any nail holes or damage to walls and touch up the paint.

8. Wipe down all door knobs and other hardware and polish if necessary.

9. Clean every window.... Inside & out!

10. Clean and organize bathroom cabinets and drawers.

11. Purge the pantry and clean, organize and show potential buyers just how much space is there!

12. Tackle the "honey do" list and fix all those small repairs. You know the ones, the loose door pull, the leaning mailbox, the creaky door hinge, etc.

13. Replace burnt out light bulbs and clean the fixtures while you're at it.

14. As annoying as it is..... clean the grout of your tile floors (and any other tiled surface).

15. Clean the microwave and the oven!

16. Take down curtains and drapes, clean them, and decide whether or not they should be re-hung! Natural light can be a BIG selling point!

17. Purge and de-clutter! If you just can't bring yourself to dispose of ANYTHING.... box it up and store it!

18. Clean and organize your closets! If you haven't worn it in 2 years, chances are, you will never wear it! Get rid of it by donating to a great cause in your area. Then, organize by length and color and it will look amazing! Box up your out of season shoes and clothing and show those buyers just how "roomy" that closet is!

19. Dust! And I mean EVERYTHING! The lamps, the picture frames, the ugly artificial plants & flowers.... EVERYTHING!

20. Vacuum every inch of every room. Under the beds, the sofas, behind the bookshelves, the corners of the ceiling, the air vents (and change the air filters)..... EVERY INCH!

21. Clean the garage. Take everything out (I know it's a big job), sweep, pressure wash the floors, repaint the floor if needed & possible, and then organize as you put the items back. Again, I want you to purge! Do you really need that broken leaf blower or those empty paint cans? Just do it.... It will feel Great!

22. If you store things in the attic or basement, you will need to clean and purge those areas too! Yep, buyers will look in your attic and if they choose to buy the home, a home inspector will appreciate clean and easy access!

23. Clean every sink, tub and toilet and re-caulk if needed.

24. Sweep and clean the patio or deck! If needed, clean any outdoor furniture. Add a couple of new cushions to the outdoor living area or maybe a few potted plants.

25. Clean the gutters, and the roof. Huge piles of pine straw or leaves scream "High Maintenance". If you do not feel comfortable, hire someone to tackle the roof for you..... It can be a dangerous job!

26. Wash all of your throw rugs, bedding, pillow covers, blankets, etc. It will help the home smell and look "fresh".

27. Clean the yard! Remove any fallen limbs or trash. Trim shrubs and branches from walkways and keep a clean path around the home. Keep the lawn mowed and raked and looking fabulous. Remember, first impressions are important!

28. I know you live in the home, but try to make it a little less "personal". If you have hundreds of family photos hanging around (I have them too), pack some up. The doll collection that has taken over the guest room, box that up too. By de-personalizing the home, buyers find it easier to imagine the house with their "stuff" in it.

29. Buy a laundry basket or bin for each family member and place in the laundry room or a closet for everyday pickup. When your REALTOR® calls you to schedule a showing, each family member grabs their basket/bin and runs around filling it with items that need to be put away. Then deliver the items to where they belong.

30. On this day, I want you to rest! Call your REALTOR®, let them know you want to sell your home and schedule a meeting. Tell them to go ahead and bring their camera, because the house is READY!

Time Is Flying By - Volunteer Opportunity

I can't believe I'm meeting with the planning committee for our Elizabethville Halloween Parade today. I'm on the Elizabethville Volunteer's Association and we are responsible for planning three large events a year for our community. I love to participate and volunteer where I can.

We meet once a month for breakfast at The Special Place in Elizabethville and I enjoy their Homemade Baked Oatmeal with fresh blueberries. But that's not the only reason I go. As I said, we plan three large event a year for Elizabethville: Yard & Craft Days held the first weekend in June, Halloween Parade and the Tree Lighting Ceremony in the Park the Friday after Thanksgiving.

I can't believe it's already time to start planning for the Halloween parade. Time really is flying by. Christmas will soon be here and along with that comes the end of our year.

Get The Buyer Off The Fence, Write Them An Offer They Can't Refuse

So the buyer wants to look at the home for the 4th time. Your seller has gone out of their way on each previous occasion to make sure all the lights are on, toys are put away, they've eaten dinner out because your buyer can only come at dinner time. But they just can't make up their mind.

That's okay, we're prepared for you this time. I asked the buyer's agent to meet me at the house a few minutes early so I could go over a few things with them. My sellers and I had drafted and signed an offer, giving the buyer a great deal on the purchase of the home, left room for inspection contingencies, appraisal contingency, mortgage contingency with no specifics. When I presented it to the buyer's agent, at first he was a little taken back. But then he remarked "This may well be what gets this buyer off the fence."

It worked, we are under contract! Sometimes if you want to get the buyer off the fence, you need to write them an offer they can't refuse.
