      <title>Where I've Been The Last Two Months - Up Close And Personal</title>

&lt;p&gt;&lt;span style="background-color: rgba(255, 255, 255, 0); font-size: medium;"&gt;Yesterday I came across an email from Active Rain asking us to blog about a life changing event. Well, I've been wanting to break out and do exactly that and I guess this is the best time to do that. &amp;nbsp;I'm typing today from my room at Stonebridge Heath and Rehabilitation Center where I am recuperating from a very tragic car accident.&amp;nbsp; &lt;br&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="background-color: rgba(255, 255, 255, 0);"&gt;&lt;span style="font-size: medium;"&gt;My story begins two months ago yesterday. &amp;nbsp;My husband and I had been working around the house that saturday afternoon, the 17th of November 2012, doing last minute fall yard clean up and other out door chores. We decided to reward our hard work by eating out for dinner in a nearby town. &amp;nbsp;We left the house at 7pm and we were both "starving" having skipped lunch to get done with necessary chores. Then about 10 minutes (5 miles) later, our lives changed forever. &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="background-color: rgba(255, 255, 255, 0);"&gt;&lt;img title="Car Accident" src="http://activerain.com/image_store/uploads/6/0/1/7/7/ar135838783877106.jpg" height="131" alt="Car Accident" width="228" style="float: left; margin: 10px;"&gt;&lt;/span&gt;&lt;span style="background-color: rgba(255, 255, 255, 0); font-size: medium;"&gt;A young inexperienced driver was rushing home from work, weaving in and out of traffic passing cars. &amp;nbsp;We could see him passing as he was heading our direction and were completely surprised when he decided to try to pass just ahead of us. &amp;nbsp;Without going into to much detail, he lost control and came across our lane. My husband did absolutely everything to avoid a colision, but it was impossible. &amp;nbsp;It's strange how time works. &amp;nbsp;It stood still, moved very slowly and passed very &lt;img title="Car Accident" src="http://activerain.comhttp://activerain.com/image_store/uploads/5/0/9/8/1/ar135838790718905.jpg" height="128" alt="Car Accident" width="200" style="float: right; margin: 10px;"&gt;quickly all at once. &amp;nbsp;We could see the inevitable crash coming and I thought of all sorts of friends and family members, could even see their faces in my mind's eye. I remembered i once heard you are supposed to relax before a collission instead of tighten up and you would suffer less injury. So I did my best to relax (ha).&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="background-color: rgba(255, 255, 255, 0); font-size: medium;"&gt;After the impact, we were very fortunate to find the driver in the first vehichle to stop was a volunteer fire man and was well trained as a first responder. We are very thankful for his quick thinking and abiity to care for us right off the bat. &amp;nbsp;It appeared my husband had not been harmed other than a cracked sternum. Sparing gorry details, I took my first ever helicopter flight and was life flighted to the nearest hospital where they received me into the trauma room and began cutting off my clothes. At the accident scene, they were not sure of any internal injuries so they could not administer any pain meds. Despite the intense pain and the lack of any meds, my crazy sense of humor was in high gear and I kept the docs and nurses in stitches. Did I mention I had not ever lost consciousness throughout the entire ordeal? So as I was having my clothes cut off, I began letting them know where each piece of clothing was purchased, how much I paid for it and how it was irreplaceable (especcially my Lee jeans from Wal-Mart). They had no regard for my pleas until it came to my boots. &amp;nbsp;They had the most respect for me when it came to the boots. &amp;nbsp;I had indeed just purchased those and they were very nice. &amp;nbsp;I grinned ear to ear when I was informed they would not cut off my boots! So started my recovery.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="background-color: rgba(255, 255, 255, 0); font-size: medium;"&gt;That night I went through several x-rays and surgery and woke up later to find that i had broken several bones in both my legs and feet and my husband had suffered a stroke as a result of the accident. &amp;nbsp;It's difficult to explain here, but I encourage you to be on the look out if you have been in a car accident that causes whiplash, we learned that one could suffer a stroke for up to a month afterward that is acctually a direct result of that accident. &amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="background-color: rgba(255, 255, 255, 0); font-size: medium;"&gt;&lt;img title="Christmas Dinner" src="http://activerain.comhttp://activerain.com/image_store/uploads/6/2/2/0/7/ar135838697070226.jpg" height="122" alt="Christmas Dinner" width="161" style="float: left; margin: 10px;"&gt;Over the next several days and weeks we received such an outpouring of &lt;img title="Surprise Hair Style" src="http://activerain.comhttp://activerain.com/image_store/uploads/7/0/2/6/3/ar135838671636207.jpg" height="195" alt="Surprise Hair Style" width="146" style="float: right; margin: 10px;"&gt;support. &amp;nbsp;We had a friend send a lady to give me a manicure and my hubby a manicure and a pedicure. &amp;nbsp;There was also an inspection company that several of my buyers have used sent a sylist to give me a &lt;img title="Christmas Dinner" src="http://activerain.comhttp://activerain.com/image_store/uploads/1/0/5/5/8/ar13583870185501.jpg" height="150" alt="Christmas Dinner" width="200" style="margin: 10px; float: left;"&gt;shampoo, blow-dry and style. &amp;nbsp;One friend took over the cafeteria room on Christmas Day and gave us a dinner with all the trimmings and spoiled us with gifts. &amp;nbsp;Several agents in my office stepped up to take care of my clients to ensure they continued to recieve the level of service they had come accustome to. We found out how truly lucky we are to have such caring friends. &amp;nbsp;Above everything else, there has been an outpouring of prayers on our behalf for a full and quick recovery. &amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="background-color: rgba(255, 255, 255, 0); font-size: medium;"&gt;&lt;span style="background-color: rgba(255, 255, 255, 0);"&gt;&lt;img title="Stonebridge Lobby" src="http://activerain.comhttp://activerain.com/image_store/uploads/9/2/4/6/6/ar135838681166429.jpg" height="129" alt="Stonebridge Lobby" width="170" style="margin: 10px; float: left;"&gt;My husband and I now share a room in this rehab center and are able to spend each day counting our blessings and enjoying one another. &amp;nbsp;This year was a crazy year for business and this event has definetly changed my life forever. &amp;nbsp;We are both gaining &lt;/span&gt;&lt;span style="background-color: rgba(255, 255, 255, 0);"&gt;&lt;img title="Stonebridge Room" src="http://activerain.comhttp://activerain.com/image_store/uploads/1/7/1/9/2/ar135838688729171.jpg" height="124" alt="Stonebridge Room" width="164" style="margin: 10px; float: right;"&gt;&lt;/span&gt;&lt;span style="background-color: rgba(255, 255, 255, 0);"&gt;strength each day. &amp;nbsp;It will be at least another 2 &lt;/span&gt;&lt;span style="background-color: rgba(255, 255, 255, 0);"&gt;months before I'm allowed to put any weight on my&lt;/span&gt;&lt;span style="background-color: rgba(255, 255, 255, 0);"&gt; legs, but I'm sure I'll be back at it by late spring. &amp;nbsp;I am taking this time to evaluate how I am going to set up my business so I make sure I add in a few breaks here and there to spend time with my hubby.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="background-color: rgba(255, 255, 255, 0); font-size: medium;"&gt;During this entire experience, I've been constantly applauded for my positive attitude and whole-hearted effort toward my rehab. I have always replied the same way:&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="background-color: rgba(255, 255, 255, 0); font-size: medium;"&gt;1. I know Who my Healer is and I'm thankful God has taken such good care of me.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="background-color: rgba(255, 255, 255, 0); font-size: medium;"&gt;2. My mom always taught me; "You always give your best and never, ever give up!"&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="background-color: rgba(255, 255, 255, 0);"&gt;&lt;span style="font-size: medium;"&gt;3. October 2011 I met a man named &lt;a href="http://en.wikipedia.org/wiki/Aron_Ralston" title="Aron Ralston"&gt;Aron Ralston&lt;/a&gt; that had a rough time and if he can face his ordeal with a great attitude, so can I. &amp;nbsp;After hearing his story I determined if I never had to cut off one of my own limbs and drink my own urine, I was doing better than him. &amp;nbsp;I have had to do neither throughout this whole ordeal. &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;Both my husband and I have a long road ahead of us, but we are both up for the task and doing our best at getting strong. &lt;h2&gt;A few weeks ago I had a listing contract that was getting ready to expire and the seller wasn't sure what he wanted to do with the listing contract.&amp;nbsp; Originally he had 5 properties to sell and during the listing period I sold 3 of them for him.&amp;nbsp; In the past, he was known to list the properties for 30 days at a time and rotate through a variety of agents.&amp;nbsp; I actually got several back to back extensions.&amp;nbsp;&lt;/h2&gt;
&lt;h2&gt;When I called him a few days before the expiration date, he asked me who I might recommend as the next agent.&amp;nbsp; He told me he appreciated what I had accomplished for him, but he felt it was time to rotate again.&amp;nbsp; I told him I'd be glad to run some figures for him so he could see who had the most success in the area over the past 2 years.&amp;nbsp;&lt;/h2&gt;

&lt;h2&gt;I left him the copies of the graphs to let it sink in.&amp;nbsp; He called me the next day and asked me to re-list the properties and he had 2 more properties he wanted me to think about listing for him.&lt;/h2&gt;
&lt;h2&gt;He told me that after reviewing things he couldn't sleep until he knew our listing contract had been extended.&lt;/h2&gt;

&lt;p&gt;&lt;strong&gt;If you are looking to&lt;/strong&gt; &lt;a href="http://www.melissastahl.info" title="Melissa Stahl's Interactive Media Page" target="_blank"&gt;sell your home in Dauphin County Pennsylvania,&lt;/a&gt; you will be asked to fill out a seller's disclosure.&amp;nbsp; It is illegal in most states for a seller to knowingly conceal major defects from buyers and Pennsylvania is one of those states.&amp;nbsp; If you hire me to represent you as a listing agent, even though I have a fiduciary responsibility to you, I have a higher responsibility to obey the law and will be required to disclose any known defect.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Not too long ago, an owner contacted me to list a property for sale&lt;/strong&gt; and did not disclose any issue with the basement retaining water during heavy storms.&amp;nbsp; This owner had lived in the property since the age of 15, so at least 30 years, and stated the basement was always dry, never a leak.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Well, as a part of my &lt;a href="http://melissastahl.info/marketing.html" title="Melissa Stahl's Marketing Plan" target="_blank"&gt;marketing plan&lt;/a&gt;, a&lt;/strong&gt;fter I list a property for sale, I like to walk around the neighborhood with &lt;img title="flooded house" src="http://activerain.com/image_store/uploads/7/1/1/5/7/ar135282977175117.jpg" height="277" alt="flooded house" width="400" style="float: right; margin: 15px;"&gt;flyers of the home introducing myself to the neighbors and letting them know the features and list price of the home.&amp;nbsp; This is the perfect time for people to chose their neighbors, if they have a friend or family member that wants to move to the neighborhood.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Well, this particular time,&lt;/strong&gt; I was surprised to find several neighbors wishing me luck for this particular home as the basement always took water when it rained for any length of time.&amp;nbsp; They recalled the numerous times the owner as a child was hauling the buckets of water out of the basement.&amp;nbsp; Their fond memories sure sat like a ton of bricks on my stomach.&amp;nbsp; I had to address this with the seller.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I contacted the owner&lt;/strong&gt; and let them know they would need to update the seller's disclosure to include the discovered information.&amp;nbsp; When Mrs Seller hesitated, I quickly informed her she had 2 choices, either disclose the known defect or start interviewing other agents.&amp;nbsp; I cannot represent clients that are less than truthful.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Today is a day that I reflect back on several events in my life.&amp;nbsp; I come from a military family and have several family members who have served.&amp;nbsp; I am thankful for everyone who has served to keep this great country of ours a free nation.&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;The very first blog I wrote was 11/11/2010 titled &lt;a href="http://activerain.com/blogsview/1964582/-so-that-others-may-live-" title="My First Blog"&gt;&lt;em&gt;"So That Others May Live"&lt;/em&gt;&lt;/a&gt; as a remembrance of some military members I "Met" while I was active duty Air Force.&amp;nbsp; I had the unique honor of working at the Dover Port Mortuary, the mortuary that prepares the remains of fallen U.S. service members as well as government officials and their families stationed abroad in Europe and Southwest Asia. During my time of service there, I "met" some incredible heroes.&amp;nbsp; I hope you will read that blog and remember.....We must never forget!&lt;/p&gt;

&lt;p&gt;&lt;span style="background-color: rgba(255, 255, 255, 0);"&gt;I know it's Friday and the everyone is looking forward to the weekend, but its still a business day! &amp;nbsp;In fact, in our business there are still 2 more work days till Monday. &amp;nbsp;Oh, trust me, I know how important it is to take time off. We have to refresh ourselves and of course there's the household chores we put off thru the week. But goodness, I thought maybe today was a holiday.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;I called 4 real estate agents today to get information about some properties my buyers inquired about and also to follow up on some open deals we are supposed to close next week. I left messages this morning and sent texts this afternoon and still nothing. They might as well hang an "out of order" sign on their phone.&amp;nbsp;&lt;/p&gt;

&lt;h2&gt;This past summer, Bill had his 4th open heart surgery and had a LVAD (left vantricular assist device) implanted in hopes this will buy him enough time until he can receive a much needed transplant.&lt;/h2&gt;
&lt;h2&gt;Although Bill has insurance, it will not cover all of the necessary expenses such as travel, co-pays, medications etc.&lt;/h2&gt;
&lt;h2&gt;We need to support this family in their time of need, and we can do so by attending the beef barbecue fundraiser tomorrow.&lt;/h2&gt;

&lt;p&gt;&lt;span style="font-size: large;"&gt;I'm sitting in my office and this pesky little fly kept buzzing around my head.&amp;nbsp; I thought they were hybernating this time of year.&amp;nbsp; I tried almost everything to get rid of that thing, before I realized I needed to use the right tool - A Flyswatter.&amp;nbsp; You should have seen me chasing that thing with my date book, my stapler, my laptop.&amp;nbsp; I just couldn't get him.&amp;nbsp; But as soon as I picked up that flyswatter, he became extinct.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-size: large;"&gt;It's the same thing in your Real Estate career.&amp;nbsp; You really need to make sure you have the right tools to succeed.&amp;nbsp; I have a very elementary list of what I believe are the absolute minimum tools you need.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;1. Smart Phone: I have the Galaxi SIII and I really like having an android.&amp;nbsp; Some will say you need an iPhone.&amp;nbsp; The important thing is you need a smart phone! Most of the phones today have a great camera and this may reduce the need for a digital camera.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;2. Online Storage: JustCloud, Dropbox, Sugar Sync, YouSendIt etc.&amp;nbsp; &lt;a href="http://online-storage-service-review.toptenreviews.com/index.html" title="Online Storage Service Reviews"&gt;Read the reviews&lt;/a&gt; and make a choice, but you need a place you can store your files electronically and have them at your fingertips no matter where you are.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;3. Digital Signature Program: DotLoop, Docusign, Authentisign, Adobe EchoSign and the list goes on and on.&amp;nbsp; Again, &lt;a href="http://digital-signature.findthebest.com/" title="Digital Signature Software reviews"&gt;do the research&lt;/a&gt; and pick one that works for you.&amp;nbsp; But in today's mobile world, we have to be prepared to assist clients both locally and abroad.&amp;nbsp; Save time and money with digital signatures.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;4.&amp;nbsp; Contact Management System: Sharper Agent, Top Producer, Outlook or just an Excel spreadsheet.&amp;nbsp; You will find as many hates as you will loves for every system available.&amp;nbsp; I use an EXITIZED verson of Sharper Agent because I like the automatic campaigns the do the work for me.&amp;nbsp; &lt;a href="http://www.softwareadvice.com/crm/real-estate-crm-comparison/" title="CRM Software Reviews"&gt;Read and decide&lt;/a&gt; what works best for you.&amp;nbsp; But you must have some way to stay in touch, this is a lifeline of your business.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;5.&amp;nbsp; Business Card....simple &amp;amp; cheap but required!&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;6. Web Site: Another must have in today's world.&amp;nbsp; There are so many possibilities available here but in my opinion, a requirement is ability for customers to &lt;a href="http://www.melissastahlrealtor.com/content/homefinder.html" title="Search for Homes in Dauphin County PA"&gt;search for properties&lt;/a&gt; on your site.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;7. Blog: Well, what can I say.&amp;nbsp; My weakness I realize but an area I'm working.&amp;nbsp; I am so thankful for the Active Rain members who have continued to encourage me in using this tool.&amp;nbsp; I have received too many calls from customers who said they "googled" a search and found me to be the expert in an area to deny the importance and I've barely scratched the surface of this blogging thing.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;8. Tablet: iPad, Asus Transformer Pad Infinity, Google Nexus 7, Amazon Kindle Fire HD.......Again, preference, &lt;a href="http://reviews.cnet.com/tablets/" title="Tablets and Tablet PC Reviews"&gt;another research opportunity&lt;/a&gt;. I debated this one, but I'm finding I'm using it more and more each day in my business.&amp;nbsp; With all of the real estate apps available to save time, this is becoming a must have to stay mobile and doing business on the move.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;There are sooooo many more tools that are available to make our tasks much more manageable and help us become more efficient, but this in my opinion is a minimum list.&amp;nbsp; As I sat there declaring victory over the fly, I couldn't help myself to jot some ideas.&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-size: large;"&gt;I met with a young couple earlier this year who had decided to finally start their home search.&amp;nbsp; I met Mr Buyer at a&amp;nbsp; local office supply store 2 years ago.&amp;nbsp; He was working the check out and I asked him if he owned his home or rented.&amp;nbsp; He told me he and his wife had considered looking for a home but he was sure they were quite ready.&amp;nbsp; I gave him my card and told him I'd be glad to help him when they decided it was time.&amp;nbsp; I got his email and included him in my newsletter campaign.&amp;nbsp; I ran into him at the phone store about a year later and we spoke briefly.&amp;nbsp; He was surprised I remembered him. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;Two years later, he sent me an email asking to meet wiith them to start their search.&lt;img title="Front Street" src="http://activerain.com/image_store/uploads/9/7/3/0/6/ar135217449660379.jpg" height="151" alt="Front Street" width="252" style="margin: 10px; float: right;"&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;Was it something I said that made him keep my card? Absolutely! He told me that they had signed up online for a home search and registered to be contacted by a Realtor and they indeed got a call from a sales person who stated he had been assigned to him.&amp;nbsp; "Assigned to him" were his exact words.&amp;nbsp; As if he had no choice what agent he was able to work with when making his first home purchase. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;&lt;img title="Front Street Kitchen" src="http://activerain.com/image_store/uploads/4/0/8/7/3/ar135217463537804.jpg" height="148" alt="Front Street kitchen" width="200" style="float: left; margin: 10px;"&gt;Then he recalled the conversation we had at the register 2 years previously and remembered that I had told him I would be glad to help him when it came time. He had kept my card and knew he would call me to help him find his first home. We met, got him pre-approved, started our search and 5 houses later we were writing an offer. They settled and are thrilled with their new home.&amp;nbsp; &lt;/span&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;span style="font-size: large;"&gt;A simple way of phrasing it caused him to remember me.&amp;nbsp; How do consumers remember you? Watch what you say, if they haven't called you back maybe it was something you said.&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-size: large;"&gt;This morning when you stepped out to get your paper, you probably found a paper bag with a note from our local Boy Scouts troop about "Scouting For Food". &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;The Upper Dauphin boy Scouts are working with the Upper Dauphin Human Services Center again this year with their "Scouting For Food" program.&amp;nbsp; The Scouts hit the neighborhoods early on the first Saturday of November to drop off bags to help collect food for the local food bank that is operated through the Upper Dauphin Human Services Center. They need your help in filling those bags.&amp;nbsp; They will be back around to collect those full bags on the 2nd Saturday of November - November 10th between the hours of 8am and Noon.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;If by chance they miss your bag, you can contact your local scout unit or you may drop it off at the Upper Dauphin Human Services Center located at 20 Clearfield Street, Elizabethville.&amp;nbsp; You can reach the "Scouting For Food" office at 717-362-3321.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;If you are wondering what you can contribute, they can always use canned vegetables, canned fruit, peanut butter, jelly, rice, pasta and potatoes (canned and boxed), jello, pudding, tuna, canned meats, cereal, beef stew, condiments, cake mixes, stuffing mixes, spaghetti and sauce, soups, macaroni &amp;amp; cheese etc. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;They ask that the food you donate be in good condition, un-opened and not out of date. &lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-size: large;"&gt;At the end of my Open House today, I was closing the back door and noticed a swarm or flock or whatever it's called of all of these beautiful butterflies around the seller's bush.&amp;nbsp; I was frantically trying to take photos of as many of the butterflies as possible. &lt;p&gt;&lt;span style="font-size: large;"&gt;I can't believe I finally got to 100,000 points.&amp;nbsp; It's not the points that count, but it's nice to see.&amp;nbsp; This year has been so extremely busy I've not &lt;span style="text-decoration: line-through;"&gt;had&lt;/span&gt;&amp;nbsp;&lt;span style="text-decoration: line-through;"&gt; taken the time&lt;/span&gt; had the time to blog as much as I had hoped.&amp;nbsp; I WILL get a handle on it, but in the meantime, &lt;strong&gt;I'm enjoying helping as many people as I can with their Real Estate needs&lt;/strong&gt; &lt;strong&gt;in Northern Dauphin County Pennsylvania.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

Clean and organize your closets! &amp;nbsp;If you haven't worn it in 2 years, chances are, you will never wear it! &amp;nbsp;Get rid of it by donating to a great cause in your area. &amp;nbsp;Then, organize by length and color and it will look amazing! &amp;nbsp;Box up your out of season shoes and clothing and show those buyers just how "roomy" that closet is!&lt;/span&gt;&lt;/p&gt;
&lt;p style="padding-left: 30px; text-align: justify;"&gt;&lt;span style="font-size: 14pt; font-family: Verdana;"&gt;19. Dust! &amp;nbsp;And I mean EVERYTHING! &amp;nbsp;The lamps, the picture frames, the ugly artificial plants &amp;amp; flowers.... EVERYTHING!&lt;/span&gt;&lt;/p&gt;
&lt;p style="padding-left: 30px; text-align: justify;"&gt;&lt;span style="font-size: 14pt; font-family: Verdana;"&gt;20. Vacuum every inch of every&amp;nbsp;room. &amp;nbsp;Under the beds, the sofas, behind the bookshelves, the corners of the ceiling, the air vents (and change the air filters)..... EVERY INCH!&lt;/span&gt;&lt;/p&gt;
&lt;p style="padding-left: 30px; text-align: justify;"&gt;&lt;span style="font-size: 14pt;"&gt;&lt;span style="font-family: Verdana;"&gt;21. Clean the garage. &amp;nbsp;Take &lt;/span&gt;&lt;span style="font-family: Verdana;"&gt;everything&lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 14pt; font-family: Verdana;"&gt;&amp;nbsp;out (I know it's a big job), sweep, pressure wash the floors, repaint the floor if needed &amp;amp; possible, and then organize as you put the items back. &amp;nbsp;Again, I want you to purge! &amp;nbsp;Do you really need that broken leaf blower or those empty paint cans? &amp;nbsp;Just do it.... If you store things in the attic or basement, you will need to clean and purge those areas too! &amp;nbsp;Yep, buyers will look in your attic and if they choose to buy the home, a home inspector will appreciate clean and easy access!&lt;/span&gt;&lt;/p&gt;
&lt;p style="padding-left: 30px; text-align: justify;"&gt;&lt;span style="font-size: 14pt; font-family: Verdana;"&gt;23. Clean every sink, tub and &amp;nbsp;toilet and re-caulk if needed.&lt;/span&gt;&lt;/p&gt;

&lt;p style="padding-left: 30px; text-align: justify;"&gt;&lt;span style="font-size: 14pt; font-family: Verdana;"&gt;27. Clean the yard! &amp;nbsp;Remove any fallen limbs or trash. &amp;nbsp;Trim shrubs and branches from walkways and keep a clean path around the home. &amp;nbsp;Keep the lawn mowed and raked and looking fabulous. &amp;nbsp;Remember, first impressions are important!&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-size: large;"&gt;We meet once a month for breakfast at The Special Place in Elizabethville and I enjoy their Homemade Baked Oatmeal with fresh blueberries.&amp;nbsp; But that's not the only reason I go.&amp;nbsp; As I said, we plan three large event a year for Elizabethville:&amp;nbsp; Yard &amp;amp; Craft Days held the first weekend in June, Halloween Parade and the Tree Lighting Ceremony in the Park the Friday after Thanksgiving.&amp;nbsp; &lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-size: large;"&gt;&lt;strong&gt;So the buyer wants to look at the home for the 4th time.&lt;/strong&gt; Your seller has gone out of their way on each previous occasion to make sure all the lights are on, toys are put away, they've eaten dinner out because your buyer can only come at dinner time. But they just can't make up their mind.&amp;nbsp; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;&lt;strong&gt;&lt;img title="Offer they can't refues" src="http://activerain.com/image_store/uploads/9/1/0/0/7/ar134373947870019.jpg" height="232" alt="Offer they can't refuse" width="305" style="float: left; margin: 5px; border: 5px solid black;"&gt;That's okay, we're prepared for you this time.&lt;/strong&gt;&amp;nbsp; I asked the buyer's agent to meet me at the house a few minutes early so I could go over a few things with them.&amp;nbsp; My sellers and I had drafted and signed an offer, giving the buyer a great deal on the purchase of the home, left room for inspection contingencies, appraisal contingency, mortgage contingency with no specifics.&amp;nbsp; When I presented it to the buyer's agent, at first he was a little taken back.&amp;nbsp; But then he remarked "This may well be what gets this buyer off the fence."&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;&lt;strong&gt;It worked, we are under contract!&lt;/strong&gt; Sometimes if you want to get the buyer off the fence, you need to write them an offer they can't refuse.&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-size: large;"&gt;&lt;br&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;&lt;strong&gt;There are people who need to sell&lt;/strong&gt; a home and there are people who wish to purchase a home.&amp;nbsp; You just need to meet them.&amp;nbsp; But you aren't going to run into them at the water cooler.&amp;nbsp; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;&lt;strong&gt;Where I meet people&lt;/strong&gt; and find business: &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;&lt;strong&gt;The local gas station,&lt;/strong&gt; I'm pumping gas and say "Boy it's cheaper to buy a house than to fill my tank with gas" - Man at the next pump responds "Are people really buying houses right now? I need to sell mine but thought the market was bad." (Set appointment to view home)&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;&lt;strong&gt;The dairy section at the local grociery store,&lt;/strong&gt; grab a gallon of milk and say "Wow, it's cheaper to buy a house than a gallon of milk these days." - Woman replies "I heard interest rates were low, my sister was thinking of buying a home" (gave her my card and got her sister's number)&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: large;"&gt;&lt;strong&gt;These are not elequent &lt;/strong&gt;conversation starters, but they sure work for me.&amp;nbsp; You can use my starter or get your own.&amp;nbsp; Either way, please just step away from the water cooler....you have no business there.&lt;br&gt;&lt;/span&gt;&lt;/p&gt;
