      <title>Turning Back the Clock on the Older Home - Part II</title>
      <description>&lt;p&gt;&lt;strong&gt;It's Crunch Time&lt;/strong&gt; - You just got orders, are buying a bigger house or just need to sell and move on.&amp;nbsp; You've dealt, as much as possible, with the major items (see Part I of this post) but what final adjustments should you make to your older home just before putting it on the market?&amp;nbsp; Some cost effective suggestions:&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;a href="http://www.mtnhomejan.com/aboutme" target="_blank"&gt;Grab Your Agent&lt;/a&gt;&lt;/strong&gt; - What the heck, you're paying him anyhow so why not put her years of experience to work for you.&amp;nbsp; One thing though - please don't ask for an unvarnished opinion of what needs to be done and then get mad at the agent when she provides it.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Grab a Brush&lt;/strong&gt; - Unless the interior paint is in great shape and especially if your colors are anything but neutral - buy a box of brushes, a few gallons of paint and a keg of beer then invite your friends over to repaint.&amp;nbsp; Hopefully you've been keeping the exterior paint in good shape all along because weather, costs and lack of time probably means it's too late to deal with it now.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Grab a Rake&lt;/strong&gt; - Spend a few dollars to spiffy up at least the yard.&amp;nbsp; Plant a few small shrubs, a small tree or anything that looks like your family was proud of and cared for their home.&amp;nbsp; &lt;/p&gt;&lt;p&gt;If you're all about tact, you might even want to drag that rake over to the next door neighbors' house and suggest that "since you're really getting into the yard work thing" you'd be happy to help him give his front yard the once over.&amp;nbsp; Tread lightly on this one as the neighbor's trashy yard is better than having an embittered neighbor who'll make it his business to bad mouth you and your house to every passer by.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Grab That Rake Again&lt;/strong&gt; - Hopefully you won't need a rake to clear the clutter in your home but if you do - have at it.&amp;nbsp; Buyers will understand boxes in the garage but in the house - not so much.&amp;nbsp; Besides - clutter makes your rooms look smaller.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Grab Your Nose&lt;/strong&gt; - If you have dogs, liberally apply the implement of your choice to cleaning up the yard where the "buffalo roam".&amp;nbsp; Since you're dealing with repeat offenders, make sure you do a quick scan and sniff before each home showing or the prospects will be remember their visit for all the wrong reasons.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Grab Your Pocket Change&lt;/strong&gt; - And buy a welcome mat and the more blatant the word "WELCOME" the better.&amp;nbsp; Corny - yes.&amp;nbsp; Cheap - yes.&amp;nbsp; Effective - yes.&amp;nbsp; Anything that you can do to help your prospects warm to your home and envision that same positive experience for their family will move your home towards the top of their list.&lt;/p&gt;

      <title>Turning Back the Clock on The Older Home - Part I </title>
      <description>&lt;p&gt;The clock starts running on a new home when the Mountain Home, Idaho Building Department signs the building permit. Advances in building science and changing economic conditions work together to cause our homes to rapidly become something less than "state of the art" and worth less than the "next new thing". This is true of every home in the community, but 30+ year old homes need special attention to ensure that value lost by obsolescence doesn't negate value gained through other factors. &lt;/p&gt;&lt;p&gt;It's important to recognize that older homes, in particular, are competing not only with other homes for sale but also with the options of renting in town or living on base.&lt;/p&gt;&lt;p&gt;In Part I of this post we'll look at the "bigger ticket" items to consider and budget for.&lt;/p&gt;&lt;p&gt;My Three Recommended (Major) Upgrades to the Older Home&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;The Clear Winner - Energy costs aren't going anywhere but up and installing double pane windows is often a cost effective and visually appealing upgrade. Buyers using VA financing can usually include the cost of new windows and other energy efficiency items in their loans but there's a trick to buying windows so &lt;a href="http://www.mtnhomejan.com/" target="_blank"&gt;contact me&lt;/a&gt; first.&lt;br&gt;&lt;br&gt;
&lt;/li&gt;
&lt;li&gt;Leave the Gravel in the Road - Gravel roofs are messy, trouble prone and singularly unattractive. If you currently own a home with this roofing system and it's time for significant repairs, spending the extra money for shingles may be a smart choice. The current cost of replacing a gravel roof with shingles is about $3.50-4.00 a square foot but shingles require less maintenance and have far greater appeal to buyers.&lt;br&gt;&lt;br&gt;
&lt;/li&gt;
&lt;li&gt;Don't Be Short Circuited - Fused, 60 amp electrical systems are antiquated, possibly dangerous and usually uninsurable - fused, 100 amps systems are only slightly better. Even the smallest of homes should include minimum 125-150 amp service with circuit breakers. Although not as costly as new windows or roofing, upgrading the service may require other code updates so be sure to talk to an electrician first.&lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;Buyers Beware - If you're buying a home with seriously obsolete components (e.g. single pane windows) BE SURE that this is reflected in what you offer. Ask to see sales information about homes with and without the upgraded items.       <title>Keeping the Wolf Away - Still Few Foreclosures to Report</title>
      <description>&lt;p&gt;&lt;img title="Wolf at the Door" src="http://activerain.com/image_store/uploads/1/9/5/5/6/ar120648644265591.jpg" height="137" alt="Wolf at the Door" width="125"&gt;Don't get me wrong - homes sales are clearly off from a year ago and I currently have more time to catch up on old paper work than I care to. Still, despite the media's constant wailing and gnashing of teeth, the &lt;strong&gt;Mountain Home, Idaho real estate&lt;/strong&gt; market remains in pretty good shape. There are a couple of reasons for our relative good fortune. &lt;/p&gt;&lt;p&gt;The dominance of &lt;strong&gt;Mountain Home Air Force Base&lt;/strong&gt; in the local economy is a powerful force in maintaining employment stability. The number of jobs at &lt;strong&gt;MHAFB&lt;/strong&gt;, at least in the short term, isn't directly tied to changes in the economy. Although we're beginning to see some job loss in the construction sector, that lovable 800 pound gorilla eight miles east acts as a brake on wild fluctuations in total area employment.&lt;/p&gt;&lt;p&gt;The other stabilizing factor is that there hasn't been a large number of residential foreclosures - just over 1 per week for the last four months. As much of the country is now learning, there are few things more damaging to sales prices and marketing times than having several lender owned (and often poorly maintained) properties in your neighborhood.       <title>It's Only (Your) Money - Planning An Energy Efficiency Upgrade Project</title>
      <description>&lt;p&gt;Recently, one of my clients was preparing to replace the single pane windows on his&amp;nbsp;45 year&amp;nbsp;old&amp;nbsp;home and found himself looking at a bid for $8000. &amp;nbsp;Sensing that this might be a bit high, he called me at home for some quick feedback.&amp;nbsp; After recovering from a fit of choking, I pointed out that I'd recently managed the "re-windowing" of a similar home for a bit less than half of that using pretty much the same product (I think my windows had argon gas and the $8000 windows used&amp;nbsp;red kryptonite or something).&lt;/p&gt;&lt;p&gt;Inspired by this save, I'm providing a&amp;nbsp;few hints for your consideration&amp;nbsp;before&amp;nbsp;tackling a major energy efficiency&amp;nbsp;project (most of &lt;img src="http://activerain.com/image_store/uploads/3/1/6/3/9/ar120476062293613.jpg" height="181" alt="Man lighting cigar with money" width="125"&gt;which apply to major home renovations of any type)&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;&lt;div&gt;Talk to a&amp;nbsp;knowledgeable &lt;a href="http://www.mtnhomejan.com/aboutme" title="Contact a real estate agent" target="_blank"&gt;Real Estate Agent&lt;/a&gt; first.&amp;nbsp; Ask about costs but also if you'll be able to recover those costs in a reasonable time.&amp;nbsp; An experienced agent will either provide guidance or get you in touch with someone who can.&lt;/div&gt;&lt;/li&gt;
&lt;br&gt;&lt;li&gt;&lt;div&gt;Seriously consider having an energy audit done by a qualified energy rater and I am most definitely &lt;strong&gt;NOT&lt;/strong&gt; talking about the supplier or installer.&amp;nbsp; A professional energy rater&amp;nbsp;will charge you $200-300 but&amp;nbsp;may save you thousand by providing unbiased information about&amp;nbsp;the most cost effective actions to take.&lt;/div&gt;&lt;/li&gt;
&lt;br&gt;&lt;li&gt;&lt;div&gt;Depending on the complexity of the project,&amp;nbsp;try to avoid "package deals".&amp;nbsp;&amp;nbsp;If you need insulation and windows, call individual insulation contractors and window suppliers directly.&amp;nbsp; If the project is simple,&amp;nbsp;you may not need the services (and associated costs) of an&amp;nbsp;"energy contractor".&lt;/div&gt;&lt;/li&gt;
&lt;br&gt;&lt;li&gt;&lt;div&gt;No surprise here but get at least two bids one of which should be from a big box supplier such as Home Depot or Sears.&lt;/div&gt;&lt;/li&gt;
&lt;br&gt;&lt;li&gt;&lt;div&gt;Determine if the&amp;nbsp;supplier has a local presence and, even more importantly,&amp;nbsp;the installers.&amp;nbsp; Will you be able to get quick&amp;nbsp;warranty work&amp;nbsp;or&amp;nbsp;have to&amp;nbsp;wait&amp;nbsp;two weeks for them to make it up the Interstate?&amp;nbsp; Make sure&amp;nbsp;the supplier's&amp;nbsp;warranty also covers&amp;nbsp;installation so that they,&amp;nbsp;and not you,&amp;nbsp;are responsible for resolving&amp;nbsp;installation issues.&lt;/div&gt;&lt;/li&gt;
&lt;br&gt;&lt;li&gt;&lt;div&gt;Fraud abounds in the world of home improvement so&amp;nbsp;check with the Better Business Bureau before signing.&amp;nbsp; Slick brochures and smiling salespeople do not a legitimate&amp;nbsp;operation make.&amp;nbsp; Watch out for the ol' "bait and switch".&amp;nbsp; If the salesman scoffs at their advertised special ("why, I wouldn't put that stuff on my dog house")&amp;nbsp;- show them&amp;nbsp;the door.&lt;/div&gt;&lt;/li&gt;
&lt;br&gt;&lt;li&gt;&lt;div&gt;Keep frills&amp;nbsp;to a minimum.&amp;nbsp; The typical home ownership period in &lt;strong&gt;Mountain Home, Idaho&lt;/strong&gt;&amp;nbsp;is just over 3 years and (generally) the more you spend on the project, the less likely you'll recover its&amp;nbsp;cost before you leave.&lt;/div&gt;&lt;/li&gt;
&lt;br&gt;&lt;li&gt;&lt;div&gt;Avoid vendor financing programs -&amp;nbsp;contact me for information about any&amp;nbsp;&lt;a href="http://www.mtnhomejan.com/ecobroker" title="Link to Energy Efficient Home Programs" target="_blank"&gt;energy efficiency loan programs&lt;/a&gt; that you may qualify for.&amp;nbsp; If you haven't purchased the home yet and will be using VA financing,&amp;nbsp;the cost of most energy upgrades can be included in the home loan.&amp;nbsp; How would you prefer to pay for your project&amp;nbsp;(note: the following figures&amp;nbsp;are examples only) &amp;nbsp;- vendor provided financing at 14%&amp;nbsp;over 5 years&amp;nbsp;or VA financing&amp;nbsp;at 6% over 30 years?&amp;nbsp;&amp;nbsp;&lt;/div&gt;&lt;/li&gt;

      <title>The End of the Ever Larger Home?</title>
      <description>&lt;p&gt;&lt;img title="Tree House" src="http://activerain.com/image_store/uploads/5/8/9/4/3/ar120297465634985.jpg" height="176" alt="Tree House" width="150"&gt;After running my weekly analysis of what's going on in the Mountain Home, Idaho real estate market, I'm now of the suspicion (and working towards the conclusion)&amp;nbsp; that new home prices may have finally reached the point where local builders are drafting new game plans.&amp;nbsp; In 2007, for the first time in practically forever, the median size of a new home was smaller than in the year before.&amp;nbsp; The difference was small, only about 6%, and one year does not a trend make but it is something I'm watching closely.&lt;/p&gt;&lt;p&gt;Apparently at least one Mountain Home builder has taken notice and is offering a line of smaller homes but built to the same quality levels as his larger homes.&amp;nbsp; These "mini-mansions" eliminate all wasted space and generate maximum utility from every square foot of house.&amp;nbsp; They're attractive, energy efficient and should appeal to several segments of the home buying public.&amp;nbsp; Will other builders follow?&amp;nbsp; If they want to remain competitive they may have to.&lt;/p&gt;&lt;p&gt;Unless the immutable laws of economics are repealed, it's likely that the house itself isn't the only thing that will be shrinking.&amp;nbsp;&amp;nbsp; Since land costs (including significant permit, impact and and other regulatory fees) make up 25-35% of the price of the typical new home, reduced lot sizes and higher densities are probably not far behind.&lt;/p&gt;&lt;p&gt;Although smaller homes and higher density development may be an unwelcome change for many, its not without its benefits one of which is reducing the impact of housing on the environment.&lt;/p&gt;&lt;p&gt;Jan DeGiorgio - Associate Broker&lt;br&gt;Century 21 Southern Idaho Realty&lt;br&gt;Mountain Home, ID&lt;br&gt;&lt;a href="http://www.mtnhomejan.com" title="Link to My Web Site" target="_blank"&gt;www.mtnhomejan.com&lt;/a&gt;&lt;/p&gt;</description>

      <title>Keeping Secrets from Our Clients</title>
      <description>&lt;p&gt;&lt;strong&gt;Every Day&lt;/strong&gt; we hear about how today's home buyers are fixated on value.&amp;nbsp; They're smarter, more sophisticated and have access to tools and information that makes them more informed and astute buyers.&amp;nbsp; That may all be&lt;img title="Secret Agent" src="http://activerain.com/image_store/uploads/3/5/0/6/8/ar119992632386053.jpg" height="211" alt="Secret Agent" width="125"&gt; true but, after reading the engagement agreements of more than a few relocation/referral companies, I've got a few questions about the decisions some of them (and we) are making.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;How Come&lt;/strong&gt; buyers let themselves get mauled by various relocation/referral companies that promise endless "Buyer Benefits" but who deliver only a fraction of the referral fees paid to them by agents who agree to work for huge commission discounts?&lt;/p&gt;&lt;p&gt;&lt;strong&gt;How Come&lt;/strong&gt; undoubtedly intelligent buyers think it's likely that an agent who's giving up 35-40% of their livelihood&amp;nbsp;can provide the same level of care to them as to a client who didn't buy the agent at a deep discount? &amp;nbsp;Agreements and our good intentions notwithstanding, this is a "touchy, feely" business and it can be difficult to warm to clients assigned to us mostly because we were the lowest bidder.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;How Come&lt;/strong&gt; so many agents don't care that, under many of the referral agreements, the client "belongs" to the referrer and that the agent is barred from even entering them in a contact database for purposes of solicitation of future business?&amp;nbsp; If the agent changes offices or opts out of the referral program, those clients are gone forever.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;How Come&lt;/strong&gt;, even though most States have Agency laws that require disclosure of material facts, agents comply with the requirement not to discuss the amount of the referral fee being paid to the relocation company?&lt;/p&gt;&lt;p&gt;&lt;strong&gt;How Come&lt;/strong&gt;, where the relocation company offers financing, agents agree to immediately contact the relocation company, without the buyers' knowledge and&amp;nbsp;consent,&amp;nbsp;if the buyer&amp;nbsp;explores&amp;nbsp;other lenders?&amp;nbsp;&amp;nbsp;I'll concede that the client could ultimately get a better deal as a result of all this cloak and dagger but shouldn't we be concerned about&amp;nbsp;the sneaking around required of us (not to mention how warmly we'll be received in the future by the local lender who's offer we passed on)?&lt;/p&gt;&lt;p&gt;My purpose is not to heap scorn upon anyone who chooses to work in this environment - &amp;nbsp;I realize we all gotta make a living.&amp;nbsp; I guess every now and then the "business is business" mindset makes me a bit nauseous and I need to vent.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;For Further Information&lt;/strong&gt;&amp;nbsp;or to&amp;nbsp;learn about&amp;nbsp;the Mountain Home&amp;nbsp;area and&amp;nbsp;real estate market,&amp;nbsp;please visit me at &lt;a href="http://www.mtnhomejan.com"&gt;www.mtnhomejan.com&lt;/a&gt;&lt;/p&gt;</description>

      <description>&lt;p&gt;&lt;strong&gt;&lt;img title="Real Estate Wizard" src="http://activerain.com/image_store/uploads/2/7/5/5/5/ar119987058855572.gif" height="100" alt="Real Estate Wizard" width="100"&gt;Activity and Prices&lt;/strong&gt; By historical standards, 2007 was a good but not record setting year for Mountain Home. Sales of both new and existing homes were off about 19% from 2006. During the same period, the median price of existing homes increased by 12% to $152,000 while new homes saw a price drop of about 5% to $192,000.&amp;nbsp; Much of the decrease in new home prices is because&amp;nbsp;fewer, more expensive homes on acreages were built in 2007.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Marketing Time&lt;/strong&gt; The average&amp;nbsp;marketing time (from date of listing to date of closing) is&amp;nbsp;currently 59 days, an increase of 7 days for the year.&amp;nbsp;&amp;nbsp;However,&amp;nbsp;a recent spike in the average number of days current&amp;nbsp;(unsold) listings have been on the market suggests that the 59 day figure will increase significantly in the near future.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;2008 Forecast&amp;nbsp; &lt;/strong&gt;Although activity has recently (and noticeably) slowed, Mountain Home continues to escape the carnage that other areas of the country are experiencing.&amp;nbsp;One of several factors in Mountain Home's favor is that relatively few sub-prime loans were made&amp;nbsp;so a market flooded with foreclosure properties (and the potential for a "value death spiral") seems very unlikely.&lt;/p&gt;&lt;p&gt;In summary, based on what I'm seeing now, it's unlikely that 2008 will look much different than 2007 -&amp;nbsp;Buyers will maintain the upper hand and&amp;nbsp;Sellers will need to&amp;nbsp;forget the double digit appreciation rates of the past few years and price&amp;nbsp;their homes according to current market conditions.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;A Small Side of Facts To Go With the Steady Diet of Media Misinformation&lt;/strong&gt;&amp;nbsp; Although I feel that&amp;nbsp;"shooting the messenger"&amp;nbsp;might be&amp;nbsp;a bit much, I sure would like to kick him in the shins.&amp;nbsp;&amp;nbsp;As a&amp;nbsp;tonic to the&amp;nbsp;daily dose of hysteria and hype we're being fed every day, I'm including a couple of&amp;nbsp;facts from the Office of Federal Housing Enterprise Oversight that I think will be enlightening.&lt;/p&gt;&lt;ol&gt;
&lt;li&gt;The annualized, national price decline is currently 1.5% - a far cry from the numbers you've probably seen.&lt;/li&gt;
&lt;li&gt;Price changes, up or down, are based entirely on local market conditions. Over the past four quarters, homes in Merced, CA have lost 13% of their value while those in Idaho Falls, ID have risen by nearly 12% with a 9% increase in the Mountain Home area. Opportunities&lt;/li&gt;

      <description>&lt;p&gt;&lt;img title="Frustrated screen bean" src="http://activerain.com/image_store/uploads/2/3/2/2/4/ar1197494542232.jpg" height="153" alt="Frustrated screen bean" width="125"&gt;According to Canadian scientists,&amp;nbsp;increasing energy efficiency&amp;nbsp;also&amp;nbsp;increases overall energy consumption.&amp;nbsp;&amp;nbsp;You heard it here first - consumers are taking their newly acquired energy savings&amp;nbsp;and plowing it back into&amp;nbsp;more and bigger energy guzzling products.&lt;/p&gt;&lt;p&gt;The conclusions by&amp;nbsp;CIBC World Markets were reached, in part,&amp;nbsp;by studying the effects of&amp;nbsp;increased efficiency standards for new, Canadian&amp;nbsp;homes.&amp;nbsp; The results indicate that, despite huge gains in energy efficiency, per capita energy consumption grows by&amp;nbsp;ever increasing amounts.&lt;/p&gt;&lt;p&gt;The major culprit in the housing sector is demand for&amp;nbsp;larger homes which include&amp;nbsp;more and more&amp;nbsp;energy gulping goodies such as media rooms, deluxe appliances,&amp;nbsp;additional water heaters and the like.&lt;/p&gt;&lt;p&gt;Jeff Rubin, CIBC's Chief Economist, suggests that the problem stems from aiming at the wrong target - "reducing energy consumption must be the final objective, not increased energy efficiency."&amp;nbsp; Rubin says that "in order for efficiency to actually curb energy usage, as opposed to energy intensity, consumers must be kept from reaping the benefits of those initiatives into ever-growing energy consumption."&lt;/p&gt;&lt;p&gt;Does the old expression "damned if you do and damned if you don't" apply here?&lt;/p&gt;&lt;p&gt;Read CBIC's excellent article &lt;a href="http://research.cibcwm.com/economic_public/download/snov07.pdf" title="CBIC article on energy efficiency" target="_blank"&gt;here&lt;/a&gt;.&lt;/p&gt;&lt;p&gt;Jan DeGiorgio EcoBroker, GRI&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Mountain Home, ID&lt;/p&gt;</description>

&lt;li&gt;Bult-in autorun capability&lt;/li&gt;
&lt;li&gt;Allow mixed media (videos, photos and text documents) to be viewed&lt;/li&gt;

      <description>&lt;p&gt;Is anyone else having problems getting XSites Desktop working with Vista?&amp;nbsp; The desktop partially loads and then I get a message saying that the "XSites Desktop has stopped working".&lt;/p&gt;&lt;p&gt;Alamode has had me install the net.framework 1.1 and service packs, etc. but still zip.&amp;nbsp; Tried it on a brand new, unsullied system with the same results.&lt;/p&gt;&lt;p&gt;I have two XSites and would really like to get access to the chat function, etc.&lt;/p&gt;</description>

      <description>&lt;p&gt;Residential energy efficiency is a lot like the weather - everybody&amp;nbsp;talks about it but nobody does anything.&lt;/p&gt;&lt;p&gt;But the good news is energy conservation and lower utility bills don't have to start with expensive projects - it only takes $8.&amp;nbsp;&amp;nbsp;Stop by any one of a number of&amp;nbsp;Mountain Home, Idaho&amp;nbsp;retailers and you'll change back from a ten for a&amp;nbsp;4-pack of compact fluorescent bulbs.&amp;nbsp;&amp;nbsp;At this price,&amp;nbsp;payback for the higher priced bulbs is reduced to just a few months.&lt;img title="Compact Fluorescent Bulb - Energy Efficiency in Mountain Home, Idaho" src="http://activerain.com/image_store/uploads/9/0/6/0/1/ar119499094410609.jpg" height="185" alt="Compact Fluorescent Bulb - Energy Efficiency in Mountain Home, Idaho" width="100"&gt;&lt;/p&gt;&lt;p&gt;A couple of hints about what to expect and how to best use these bulbs.&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;They&amp;nbsp;may dim over time so pick a bulb that is rated 20% higher than the bulb you're replacing.&amp;nbsp; For example, replace 60 watt (about 800 lumens) with CFB's rated at (950-1000 lumens).&amp;nbsp; Fortunately, the conversion is indicated&amp;nbsp;on most packaging so you won't need to figure on your fingers&amp;nbsp;in front of everyone. &lt;/li&gt;
&lt;li&gt;Only replace bulbs in fixtures that will be on at least an hour and a half&amp;nbsp; per day and not where lights are frequently turned on and off.&amp;nbsp; Good - Rooms where the family settles for a while.&amp;nbsp; Bad - Bathrooms, dressing areas, utility rooms, etc. &lt;/li&gt;
&lt;li&gt;Fluorescent bulbs are somewhat sensitive to moisture and extreme temperatures so use as outdoors or in the garage is not recommended. &lt;/li&gt;
&lt;li&gt;Finally, they&amp;nbsp;contain a small amount of&amp;nbsp;mercury and can't be discarded as&amp;nbsp;household waste.&amp;nbsp;&amp;nbsp;This&amp;nbsp;is a bit of a&amp;nbsp;nuisance&amp;nbsp;since the City of Mountain Home only conducts hazardous waste pickups once a year.&amp;nbsp;&amp;nbsp;I recommend&amp;nbsp;a large cardboard box and few phone calls to City Hall&amp;nbsp;(208 587-2104) requesting at least semiannual collections.&lt;/li&gt;

After a three day trial, the jury determined that even though 51-year-old Percy Honniball of Oakland was working naked, he was not acting lewdly or seeking sexual gratification. Honniball explained that he likes to work unclothed because it "gives him a greater range of motion" and keeps his clothes clean too.&amp;nbsp; The incident was reported by the client's neighbor who "was disturbed" by seeing Honniball nude while carrying his tool box into the client's house. &lt;/p&gt;&lt;p&gt;Personally, I'll pass - especially when I think of all the 4 fingered carpenters I've met over the years. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Harnessing the Energy of "Crowd Farms" &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;In the current boom market for alternate energy sources, researchers at M.I.T. are working on a method of harnessing the energy released by pedestrian footsteps. They aim to convert the motion produced by "crowd farms" -- high-traffic urban areas covered with special paving blocks that shift slightly underfoot -- into electricity. Ideal locations would include shopping malls, subway stations and other high traffic areas. &lt;/p&gt;&lt;p&gt;Though not intended for residential use, they have developed a prototype stool that powers four LEDs when sat upon. &lt;/p&gt;</description>

      <description>&lt;img title="Confused businessman" src="http://activerain.com/image_store/uploads/4/7/9/9/5/ar119390948859974.jpg" height="103" alt="Confused businessman" width="150"&gt;Prompted by the meltdown of the subprime mortgage market and the resulting flood of foreclosures, House Democrats have reacted (over-reacted?) with HR3915 the &lt;strong&gt;"Mortgage Reform and Anti-Predatory Lending Act of 2007"&lt;/strong&gt;. &lt;p&gt;Among other provisions, the Act would prohibit prepayment penalties on "High Cost" mortgages (including loans already in existence) and require that consumers &lt;strong&gt;receive "counseling"&lt;/strong&gt; before entering into loans of this type. &lt;/p&gt;&lt;p&gt;Borrowers won't be the only group that will need counseling if the Act passes as drafted. Lenders will be prohibited from steering any applicant into a loan that "isn't in the &lt;strong&gt;consumer's best interests&lt;/strong&gt;" (could that possibly be any vaguer?). If you think &lt;strong&gt;that&lt;/strong&gt; language will make lenders' blood run cold - read on. &lt;/p&gt;&lt;p&gt;Not wanting to seem "pushy", Congress would make adoption of the Act by individual States entirely optional. Thing is, States that don't implement the new lending standards within two years will be automatically subjected to HUD regulations requiring that lenders act &lt;strong&gt;"solely in the best interest" of the consumer"&lt;/strong&gt;. &lt;/p&gt;&lt;p&gt;Other pending (and more rational) legislation prohibits lenders from "coercing, extorting, colluding, inducing, bribing or intimidating" appraisers into delivering predetermined values. In addition, buyers would receive copies of &lt;strong&gt;all&lt;/strong&gt; appraisals completed as part of a purchase (i.e. when it took six appraisals to finally get one that "hit the number"). &lt;/p&gt;&lt;p&gt;Other than HR 3915's effective elimination of adjustable rate mortgages for most borrowers, there's not much in this legislation that will affect the Mountain Home real estate market. We pretty much remain an island of tranquility in the current financial tempest and may it remain ever so.&lt;/p&gt;</description>

      <description>&lt;p&gt;I just completed a year long (well, it took ME a year) program leading to certification under the ECOBroker program.&amp;nbsp; The primary goal of ECOBroker is to train real estate professionals about residential energy efficiency and home environmental issues (e.g. indoor air quality) so that we can can then provide knowledgeable advice to our clients.&lt;img title="Certified EcoBroker logo" src="http://activerain.com/image_store/uploads/9/3/3/2/0/ar119287117302339.gif" height="110" alt="Certified EcoBroker logo" width="150"&gt;&lt;/p&gt;&lt;p&gt;Unfortunately, it appears that I'm all dressed up but have no place to go.&amp;nbsp; Despite consumer interest in hybrid cars, synfuels and such; commitment to residential energy efficiency appears to be hovering at the lip service stage.&amp;nbsp; Nationally, 80% of home buyers claim that energy efficiency is a major factor in their choice of a home but&amp;nbsp; precious few are converting their concerns to cash.&amp;nbsp; To this point, about the only movement I've seen in the Mountain Home market is the inclusion of tankless water heaters in a few new homes.&lt;/p&gt;&lt;p&gt;Not a lot of builders can be accused of being early adopters of energy efficient construction either - at the moment I know of only one local contractor that builds to Idaho Energy Star standards.&amp;nbsp; Granted, there is a bit of the chicken or the egg thing going on here.&amp;nbsp; Builders don't promote these programs because&amp;nbsp; buyers haven't shown a lot of interest in paying for them (even though most of these features have short pay back times).&amp;nbsp; Buyers don't ask about them because builders aren't promoting them.&amp;nbsp; I guess this is one of those areas where I need to pull on my ECOBroker cape on and leap into action.&lt;/p&gt;&lt;p&gt;I think another reason for the current disinterest is that all things environmental are being hyped to the point where the public thinks that it's just another passing fancy (this process is known as "greenwash", a close relative of "hogwash").&amp;nbsp; Only time and ever increasing energy bills will resolve this concern.&lt;/p&gt;&lt;p&gt;To be fair, the current reluctance to incorporate energy efficiency and reduce the impact of homes on the environment isn't limited to Mountain Home or even Idaho and there are a few examples of progress.&amp;nbsp; The City of Mountain Home, ever-interested in conserving water, recently imposed a building permit requirement that all new homes will include underground sprinkler systems and at least some drought resistant landscaping.&amp;nbsp; The trade-off, of course, is housing affordability.&lt;/p&gt;&lt;p&gt;Oh well - it's a start&lt;/p&gt;</description>
