Home sales may be sluggish on a national level, but activity here in New City is anything but slow.  Below is a snap shot of what transpired in August.  Most buyers now understand that they have the advantage in this type of market.  But if you find a New City home that you simply love and it is priced well, I wouldnt wait to long to "see how low they'll go."

I recently wrote about a fire that spread through a Bardonia housing complex.  Less than 1 month later, another fire made the news here in Rockland County.   Early this morning, a fire damaged a New City home.  It appears t the cause may be from lighting a cigarette.  The situation was quickly handled by the New City Fire Department.

Unexpected fires spread though an apartment complex in Bardonia this past weekend.  Firefighters from Nanuet, New City, West Nyack, Pearl River and Orangeburg joined forces to help residents.  Everything was handled properly and luckily no one was seriously injured.

Prospective homeowners, today more than ever, are more educated on the home buying process.  They know which houses they want to see, they know pricing, location and some history on the house. 
The Rockland Journal News recently launched a new website to even further the homebuyers education. All residential and commercial real estate transactions in Rockland County since 1993 are now searchable online at www.LoHud.com/data. You can see price changes for the past five years as well as info on toy recalls, school tax rebates and bridge inspections. The real estate information comes from the state Office of Real Property Services.

If you look at your homeowners insurance policy, you may see that your contents coverage, all your personal belongings, are covered for approximately 70-75 percent of your dwelling limits.  While 150,000 may be plenty, most people fail to realize there is a cap on jewelry.  Jewelry is usually capped on a standard homeowners insurance policy at $1,000.

i work closely with a Project Manager for an Environmental Engineering company.  I was amazed to hear about a job his company has currently undertaken.  A homeowner in the village of Montebello would like to add an addition to their home.  Sounds simple enough right? 
Wrong.
The proposed site has a stream running through the backyard passing through the eventual new living room.  My initial reaction was "thats too bad, i guess they will need to think of a plan B."

new city: 6th Annual New City Festival - 09/13/07 01:57 AM
Sorry for the late notice guys. 
This Sunday,  September 16th is the Sixth Annual New City Festival.  The weather is supposed to be beautiful so bring the family out.  Similar to the Congers Italian Festival, admission is free.  Plenty of great food, great shopping and live performances from local musicians.

I always recommend homeowners carrying as much liability on their house as possible.  Some people respond by saying I'm never having guests so no one will get hurt at my house, therefor i don't need that. Here are two liability claims that were presented to insurance companies. 1) A couple went on vacation and forgot to shut the garage door.  When some scoundrel noticed the situation he attempted to help himself to the contents of the garage.  Unfortunately, he accidentally activated the automatic garage door and locked himself in. As Real Estate professionals, we want our clients to realize their dream home. Unfortunately, the torrential april nor easter in Westchester and Rockland County saturated many homeowner's experience of first time home buying. Some clients just bought their starter home and hadn't even unpacked before the flooding ruined their contents.  
As a homeowner's insurance agent in New City NY 10956, I have been educating residents on their homeowner's insurance policies. Most standard hazard insurance policies do not include coverage for water related losses.  I recommend that my purchasing sewer back up and/or separate flood insurance.
