Action was finally taken yesterday with the REFILING of a bill by Martha Coakley's office of the Massachusetts Attorney General. A previous bill had been filed last year in the Legislature but no action of voting upon it had ever been initiated. Hopefully this new filing will call the Legislators to pass this bill, your help is needed. Let your Legislators know how you feel about this important issue which may be immediate to your own household, family members, co-workers and your community. With the passing of this bill it would require banks to offer loan modifications to all SUBPRIME loan

Massachusetts Winter Wonderland...Storm Watch - 01/20/11 07:25 PM
Massachusetts, just love living here, I really do! People from across the country ask me why I would want to live in such a cold place as Massachusetts, why when there are so many warmer spots to move to??? Tonight we are glued to our televisions, awaiting the latest news on whether we will be hit by yet another snow storm tomorrow...it is all part of winter life in Massachusetts. My grandmother used to tell me when I was little that having snow and cold air was very important to a healthy life. In her old Irish ways she would say

In the upper corner - 200,000 members and growing daily! - 01/17/11 10:48 PM
Congratulations to the Active Rain Staff and the Active Rain Community. When I joined just one year ago, 200,000 members seemed so very far off and now the family has grown. I cannot believe that 200,000 people can feel like such a small and welcoming community. The town I come from in Massachusetts has only about 9000 residents, it is hard to fathom a community with twenty times that who are all ready to offer their assistance and great advice. I am so happy to be part of this Active Rain Community, it has been a great learning and sharing experience

Order of Conditions and Closings - 01/17/11 10:22 PM
You are just about ready to close on the sale of your home. You have secured a new home or have made all the arrangements for your relocation. Your Buyers are great Buyers, their mortgage is approved, your home is spotless and they can't wait to get in. The closing date is set and the Bank's Attorney has just received the title search order inorder to process the closing documents. The Attorney begins the title search by researching any documents recorded at the Registry of Deeds. He/She reviews the current deed, the former deed, the present mortgage and others you have

Understanding the Time Value of Money - 01/17/11 09:25 PM
Do you have Sellers who are "waiting for the market to come back" to sell their homes and investment properties? Do they sigh over the market value of their homes in comparisons with the highs of 2005! I have found that sitting down with paper and pen and truly discussing the expenses and the TIME VALUE OF THEIR MONEY most helpful. Time Value of Money is used in all types of financial discussions and for way too long in my opinion Real Estate has not been included in those financial discussions. A seller may be $10,000 apart with their asking price

RPAC Realtor Political Action Committee - 01/15/11 07:03 PM
As Realtors we all come from very diverse backgrounds, we don't share the same educations, the same neighborhoods...we are not all Christians or Buddists or Jews or a number of other religions and we don't share the same political demographics. We are not all Democrats, Republicans or Independents as well as other political groups but we all are members of the REALTOR PARTY. The REALTOR PARTY is the voice of the homeowner. The REALTOR PARTY protects the rights of private homeowners and their rights to private home ownership! This is the American Way, this is the American Dream realized. 67% of

Renting vs Owning? - 01/15/11 06:35 PM
I turn channel to channel on the morning national television stations and there is always appearing a "professional" who is encouraging the public NOT TO BUY A HOME but rather to rent. They protest that a renter pays less money for better quality housing. This may be true in some towns where the buying price of a property is $38,000 and the rental is $300 per month but in MASSACHUSETTS our rental figures are much higher, for a very average two bedroom 750 sf rental in our area which is south of Boston one should anticipate anywhere between $1250 and $1600

Additional Information on Massachusetts Homestead Changes - 01/13/11 12:05 AM
In March of 2011 there are changes which are going to take place in the Massachusetts Homestead Act. I eloborated on the specifics on the changes and what exactly the Homestead Act is and the new protections which shall be available in a blog posting the other evening. I have read more and more about the new consumer protections which the Governor of Massachusetts signed into under law under Massachusetts General Laws Chapter 188. Two other highlights of this act have come to light offering benefits but again I urge you to always verify how this law can assist you by confering

Boston Massachusetts Winter Storm Warning - 01/11/11 11:52 PM
Well it is now about midnight...the snow has not started yet. The ticker line on the television posts the long, long list of school cancelations and special events being postponed till Thursday. We keep going to the window, no snow yet...is it really a sure thing that the snow is going to fall and fall and fall... My husband just reminded me of when we were in elementary school as he peaked out the slider letting the dog in..."looks very clear out there" and then as he turned he said "I know when I wake up there won't be any snow

Declaration of Homestead Act in Massachusetts NEW CHANGES - 01/11/11 11:03 PM
On March 16, 2011 the Homestead Act in Massachusetts will change. This is a very important change to a homeowner and you should seek counsel on how this effects your own personal residence. Briefly under the Massachusetts General Laws Chapter 188, a homeowner must record a declaration of homestead legal document asserting his/her rights to protect the equity in the home from subsequent creditors. This form is not mandated for homeownership but is one of the many benefits to home ownership in Massachusetts. This is something worth considering. The cost is minimal and your legal counsel can explain to you the

MERS - Real Estate Term or Disease....are we infected or healing? - 01/09/11 11:36 PM
Being a leader in the Real Estate Community in my area I am often asked questions by other Realtors and Consumers regarding the issues on our newspaper front pages or sometimes hidden on the third column of page 56. Today I was questioned as to what was this MERS which was being referred to in a newspaper article. We all use acronyms now adays like we should all know what they mean...no matter what our backgrounds. I knew the basics that this is an electronic data base of mortgages from across the country, what I didn't realize was the impact it

Five Fingers of the Hand - 01/07/11 10:07 PM
Have you heard the French idiom, Five Fingers of the Hand? The French use this saying to reflect upon "distinct parts united tightly, moving in coordination towards one common goal". It has made me think of a real estate transaction and how we too have five fingers to the hand with each and every transaction and yes all the fingers must work together, all with the common goal of a successful transaction with satisfied participants. Who are the fingers moving together in unison? Why of course we need the Buyer, the Seller and or the Seller's Agent, Buyer's Agent, Home Inspector and

Massachusetts Supreme Judicial Court Ruling today regarding Foreclosed Properties - 01/07/11 08:02 PM
Was your home foreclosed upon in the past few years? Did you purchase a home which had been foreclosed upon in the past few years? Are you in the process of being foreclosed on now? Have you signed a purchase and sales agreement on a bank owned property? If you answered YES to any of the questions above you may be very interested in the Massachusetts Supreme Judicial Court's Ruling today regarding Foreclosed Properties. The SJC upheld a contenious land court ruling which had resulted in two Springfield homes being ruled as being improperly foreclosed upon. In the past with

Active Rain was a Professional Goal for 2010 - 01/06/11 08:10 PM
Well here we are at January 6th, 2011. A year ago I had committed to making participating in the ActiveRain community a goal for 2010. I joined on the 22nd of December of 2009 and made a tentative goal of contributing on a regular basis and accumulating 50,000 points during 2010. I didn't reach the 50,000 goal points till today so a few days off the mark. But in addition to the achievement of the goal I have had a fantastic year of participating with all of you. I have learned so much from your experiences - although we all do

Selling a Freddie Mac Property? - 01/06/11 05:37 PM
I'm Selling a Freddie Mac Property....things move quickly! Well each and every bank or lender owned property brings us all new learning experiences and challenges. I have recently (like in the last 23 hours) put a Freddie Mac property underagreement. We now have 25 hours (48 hours from the time you receive your contract) to review the contract, conduct your home inspection and return the executed contract along with a bank check to the listing company. Wow a busy 48 hours! We scheduled our home inspection with a great home inspection company in Massachusetts, BONSAI home inspection services. Mike is fantastic
