Do You Remember When?

Do you remember when? When life was simpler yet things were harder? Back in the hay day life seemed so much calmer, so much simpler we would hang out after work in the front yard with the neighbors just talking. There was community among people, you could go to your neighbor, borrow a cup of sugar or have a cup of tea.

Life now is supposed to be so easy, there are computers, fax machines, cell phones, docusign. All these things are supposed to make things easy, simpler faster better. But do they, life does not seem simpler, Life does not seem easier. It is certainly faster. It seems like the days get shorter, there is never any time for anything. How does this happen. It seems like I go to bed later and get up earlier every day. And I still get nothing done. How is that? Do you remember when we did not have cell phone? Do you remember when you would be showing property and have to stop by a "pay phone" and call the office to have them look thru the book for a lasting.

I am not sure which is better, certain things are better now with the technology. But certain things are not easier, I hate being out with my family and having my purse ring. There was something to be said for leaving the house and not hearing from anyone. What do you think is or was better?

Fully preparing your home for sale can make a considerable difference in the time it takes to sell it. You can help eliminate buyer objections before they arise by making necessary repairs and improvements, some of which are suggested below:

Outdoors

Spruce up your garden and lawn; trim shrubbery and replace dead plants

Yard and patio should be neat; outdoor furniture should be clean and in good shape

Clean or paint your front door - remember first impressions last the longest!

Manicure your front yard; make sure your driveway and entryway are free of clutter

Exterior

Check that house numbers, mailbox, and exterior lighting are all in good condition

Touch up with fresh paint as needed

Inspect chimney for cracks or earthquake damage

Repair loose trim, drain pipes, and fencing

Clean stains and window screens

Garage

Remove clutter and tidy up the shelves

Overall

Ridgefield things to do. Ridgefield Prepares for its 6^th annual night out. On Tuesday August 3^rd will be the National Night out. It is a program designed to get families out away from their televisions. The city of Ridgefield is planning a great night out. It will be held at Davis Park, Main Avenue downtown Ridgefield.

The event will start about 6, and go thru 8. There will be a great chance to meet their city councilors, local police and fire personal. The city is hoping to promote community pride as it has in past years. Country Financial will provide their second annual bike rodeo, and Target will be sponsoring a dunk tank. The Ridgefield Farmers Market will be open for shopping. There will also be donation centers for non-perishable food and monetary donations, which will go to the Neighbors helping Neighbors program. Ridgefield's National Night Out will be packed with many things to do.

The National Night Out program began in 1984 and is held on the First Tuesday each August. Since then it has been extremely successful in promoting involvement in crime prevention activities, strengthening community relations and encouraging neighborhood camaraderie.

The city of Ridgefield is preparing for its 6^th annual night out. It should be a great event.

A Split Second Desion that Changes Everything

A split second decision that changes everything. Have you been driving and made a split second decision that changed everything, or maybe you got lucky and it changed nothing. Recently I was driving home, I live in a rural part of Battle Ground, WA. There are a lot of 2 lane country roads I take home. I am constantly amazed at the way people drive, or their lack of concern for how they drive. But tonight it all came full circle, how a split second decision changes everything. Friday night on my way home, one of the rural roads I take was closed down by the Clark County Sheriffs. I had to take a detour. I did not think much of it, but today as I traveled down the road that was closed, I saw it. The telltale signs of the accident, and the now memorial to someone's life on the side of the road. There were fresh flowers. It was at an intersection I drive thru 3 or 4 times a day without thinking. So tonight I remembered it and decided to look up what happened. Apparently a man who lived in Brush Prairie was riding a motorcycle and a 19 year old kid, yes at 19 he is still a kid, turned left in front of him. The man on the motorcycle was thrown quit a distance and was not able to be revived.

This has hit me hard; I have a 19 year old son. I feel extremely sorry for the family of the man who was killed; they have lost a crucial part of their family. But what about the poor boy that made a split second decision, maybe he did not see the motorcycle, maybe he thought he could make it before he got there. Maybe he was texting and not paying as much attention as he should, no matter what, that poor boy has also lost a part of his life forever, he has taken a life. It was an accident there is no way he turned in front of him on purpose, but he now has to live with this forever. I sat here with all kinds of emotions running thru me, then I called in my 2 teenage boys, read them the news article, and then sat and talked with them about what life will be like for the mans family without him, but also what the poor boy's life will be like now.

Next time you are driving look around, pay attention, talk to your teenagers, really talk with them, don't yell, read them the article, and explain what life will be like for this poor boy now. Can you imagine? It was an accident, but yet a family has lost a member and a kid has lost a large part of himself. A split second decision that changed two families forever.

Rotary Club of Battle Ground Washington has something to Celebrate

Rotary Club of Battle Ground, Washington has something to celebrate. They had their charter night tonight and they are proud to announce they have chartered with 56 members. That is the more charter members than any other Rotary club has ever chartered with in the world. I am proud to announce I am one of those Charter members. I was previously a member of Lewis River Rotary.

The Charter Night Dinner was held at the new community Center located on Main Street. The food was fabulous Galeotti's Restauraunt did they catering. There was a silent auction, with a number of basket, and different items to bid on. One of the best points of the night was the key note speaker, Mike Ciraulo the Mayor of Battle Ground was the speaker. He spoke of the future of Battle Ground, the future of Rotary in Clark County.

Rotary is an amazing group to belong to, the core belief is service above self. They are working toward eliminating Polio worldwide, and other local community projects. I am extremely proud to be a member of the Rotary Club of Battle Ground. We have a lot to be proud of.

Large Shift in the Parade of Homes this Year

There has been a large shift in the Parade of Homes in Clark County Washington. I do believe it is a sign of the times we are in. I recently visited the 2010 Parade of homes in Ridgefield Washington. I love going to the parade of homes every year, I look forward to it. It is a time to fantasize about what could be. This year is totally different. This year's theme is Attainable and Sustainable. All the homes are priced in an affordable price range between the mid 3's to high 2's. I think this is a definite sign of the times. The parade of homes is normally higher end, large homes, that are extravagantly decorated.

The second part of the shift in the Parade of Homes this year, it is much more family oriented. They have amazing out door gym equipment, it is built for adults to exercise on while the kids play on kids equipment.

The homes themselves are nice, they are very family oriented, they are just not the million dollar homes I like to walk thru and dream about. This year with the tsunami hitting the real estate market, I think it was smart of them to make the homes more affordable; however I miss the million dollar dreaming....

Home owners are more knowledgeable about their mortgages then 2 years ago, two years ago only about 74% of people with mortgages could identify what kind of loan they have, weather they had a fixed or an adjustable-rate loan. Now with the down economy, and tusami in the housing industry the average american is becoming much more knowledgeable about their money and investment. According to bankrate.com now 92% of americans can identitfy what kind of a loan they have.

Also according to the same report 90 % of homeowners say they don't regret buying their home despite the nationwide storm of foreclosure, short sale and loan modifications.

So they bottom line, they buyers and homeowners in todays market are smarter, making better choices and not regretting the decisions they make.

Are you looking for acreage home for sale in Hockinson. Or are you just looking to buy acreage property and not sure were to buy, Hockinson might be the place for you. Hockinson is a bedroom community of Vancouver (Clark County) Washington. The school districtis Hockinson are rated very high. I have it listed. I have a home that is located at the end of a cul-de-sac off a private road. There is only 1 neighbor who is visible. Located directly behind the property is 60 acres of wooded land that is owned by the Summer Hills Assocaiton.

The Houseits self is a single story ranch home with 1,930 square feet. It has a formal living room, formal dining room, with a nice family room. 3 bedrooms, 2 bathrooms, newer carpet thru-out home. The Kitchen has been remodeled and redone with granite counter tops and some of the appliances are newer.

There is a single level detached full apartment that is 1,380 sqaure feet. It is legally a 1 bedroom 1 bath room, but there is a living room, 1 bedroom and 2 other rooms that can be used for anything other then sleeping (there ingress and egress is not adequate). You could have a family room and an office.

There is also a 2 horse barn that has a drive-up hay loft, and a 3-garage garage that has an attached work shop.The proerty itself is 2.49 acres, has beautiful flat land for pastures. The owner built a newer trex deck onto the back of the house, with a built in hot tub.

Acreage Property for sale is not all the Same

Acreage Properties for sale is not all the same. When you are searching for acreage property it is important to determine what exactly you are looking for. All acreage property is not equal, and it is definitely not the same.

First determine what exactly you want the property for.

•1. Horses- horse property needs to be horse friendly obviously, but the things people do not think about. If you have a truly flat piece of land you want to use as a pasture, what is going to happen in the winter wet months when the horses are standing and walking in it. Mush land. Also is the pasture going to be a creek in the wet months? It will serve no purpose to buy horse property if the horses are going to need swimming lessons.

•2. ATV-Motorcycle-Are you a rider, looking to build a track, it would be highly advisable to check the local ordinances to see if it is allowable before purchasing. Many Cities and Counties have ordinances against this. Just because it is your property does not mean you can do whatever you want.

•3. Gardening- Gardening is probably the easiest to overcome challenges. You can use raised beds instead of in ground, however if you are looking to grow crops, you really need to check the soil. It would be very difficult if you ended up with a rock base under your top soil.

•4. Build your dream shop- you need to make sure you have a good buildable area. There are many creeks and such with setbacks. Also what kind of a shop do you want to build, agricultural or cement floor.

Acreage Properties for sale is not all the same. Make sure you know what you are looking for and how to determine if the acreage will be able to be used for what you want or need. Make sure the agent you use is seasoned in acreage property. Because not all acreage properties for sale are the same.

Things to do in Clark County Washington

There are so many things to do in Clark County Washington, this past weekend was the Cruise Night in Downtown Vancouver. What a great night, there were estimated to be over 3,000 cars in attendance. There was a variety of everything. Brand new cars to old custom done cars.

It was such a great sense of community, everybody lined the streets as some of the cars cruised up Main Street, or Cruised the Gut. Many people had whole areas set up with their kids, dogs and a picnic dinner. Most of the restaurants on Main Street including Top Shelf Grill, had rented temporary fences to increase there outside patio size.

Dairy Queen at the top of Main Street was hosting a food drive; if you brought canned foods you would receive a dash plaque from the event. The last time we passed by it appeared the large flatbed truck was half full, and boy do the food banks need that right now.

I was lucky enough to catch a ride with a friend who has an older (1967) Playboy Pink Mustang. We cruised up and down Main Street in it. It sure brought back good memories of my teenage years.

This is an annual event I would highly recommend you put it in your calendar for next year, as this was one of the funniest things I have done in Clark County Washington.

Things to do in Battle Ground Washington.

Are you looking for things to do in Battle Ground wa with the kids this summer. How about taking them to the park for some arts, crafts and fun activities. The city of Battle Ground has a traveling recreation Summer Playground Program. It started back in June and will run the August 26, 2010.

Each week they have different themed activities including Animal Pals, Fairy Tales, Mad Scientist, Pirates and Dinosaur Daze. This is a 10 week drop in program designed for kids age 4-10 years old.

Let's Be Honest This Is Not Really A Bathroom

Let's be honest this is not really a bathroom. Okay so I have a buyer, who has a large amount of cash down, is pre-approved, ready to buy. Yippee you say, I agree. So he finds a home he likes, on the internet of course, so I am going out to preview it this morning. Now I should tell you his criteria is at least 3 bedrooms, 2 baths and as much square footage as he can get. So last night he calls, Kelly I found this great house, he tells he it is everything he wants, and more. It actually has 4 bedrooms, 2 baths 3 levels it is great. But Kelly I am leaving out of town tomorrow morning. I tell him don't worry I will go there tomorrow morning preview take some photos and send them to you. I was impressed as I first entered the home it was pretty, newer carpet, paint, counter tops, linoleum, everything was pretty. Then I started looking at the bones of the home, I could only find 1 "bedroom". On the main level there was 1 bedroom, 1 room with a closet that had no window (so no ingress and egress), it had another room that was about 10 feet long and maybe 4 feet wide with windows though but no closet. There was one more large room upstairs, a loft area, with no closet. So I photographed all the rooms to show him what is what, and them it dawned on me I only saw one bathroom. I looked at the listing again, yep it says two. So I headed down the basement stairs thinking there must be a bathroom downstairs. What I found amazed me. First I found the other bathroom; I am including a photo so you can see.

Let's be honest this is not really a bathroom. Then I found something else, I am not sure what is in here, why it needs to be chained shut, and chained to the main support beam, I was not about to get close enough to figure it out.

Blogging Does it Pay Off?

Blogging does it pay off? Well to this I say yes. About a month and half ago I decided to jump back on the social networking wagon and take a ride, instead of being drug behind it. At that point I rejoined ActiveRain, and started studying Blogging. I was still trying to decide if Blogging does it pay off. About a week later I wrote my first blog. Since then I have been writing at least 1 or 2 blogs a week, with a good week writing 3 or 4.

When I started this adventure I could go to Google, type my name and find me, however nothing else I did was on there. So today I went back to Google it has been only a month and half, and the blog I wrote about acreage homes for sale in Battle Ground WA is on the first page, in the number 3 spot. It was so exciting. Now I am going to take on Yahoo, and Bing.

Some days I sit in front of my computer staring at it, wishing my fingers to type, and I cannot think of anything to write about. Other days it is really easy and the words fly. But the one thing I learned today is it will pay off with consistency.
