These numbers are from the 4 county area: Vanderburgh, Gibson, Posey Warrick, and are for property in Multi-List only, which does not include For Sale by Owners and private sales. The average sales price has been heading downward, but don't panic! That is more of a reflection of the fact that more lower-priced homes have been selling, which pulls the average down. It doesn't mean YOURhome has gone down that much in value.  One can also see that the number of homes sold has been declining, and the number of homes on the market is near an all-time high. The absorption rate on the right is still rather high. This number means that, if no other homes are put on the market for sale, it would take that many months, at the rate homes are selling now, to sell all homes that are currently on the market. That number has been improving, and was at a high during December 2008, at 11.6 months! On the bright side, the average sold-to-list price is almost 96%, which means that if a home was listed for sale at $100,000, the average sale price is almost $96,000! People are not getting the bargain basement prices here that many areas of the US are!
