Ok....Here It Is...First Attempt at Video Blogging. UGH!!!!!!!!!!!!!! - 03/30/08 12:18 AM
Yesterday Monika McGillicuddy wrote a post about feeling naked, boy do I now REALLY know what she was talking about. I don't know if I'll ever forgive the AR boys for encouraging us to do this.....Hopefully I'll learn lots in the coming months about editing and weight loss...but until then, here's my first attempt (very primative) at a video blog entry.
***UPDATE*** just to let you know, I don't have a FLIP camera. This was done w/ my Kodak Easy Share camera.

Getting Perspective - 03/29/08 08:44 PM
This time of year I turn somewhat introspective, which is unusual because it used to be November/December when I would take a good hard look at myself. In the past I had looked at business plans and transaction numbers. But lately I'm beginning to measure my success not by a gross sales amount or a specific volume, but by whether I've made an effort to make a difference in my community.
Last year I committed, along with with a very dedicated, passionate group of Associates in my office, to organize and host a Dinner/Auction to raise funds for Children's Miracle Network & … (0 comments)

I Don't Really Wanteo to Do a Video - 03/29/08 12:53 PM
I'll admit, I cringed when I saw AR begin the featured video on the home page and even started a video blog.
I HATE having my picture taken w/ a passion and video is even worse....I soooo do not sound like that! (in my own mind, but then again I don't look like me in my own mind either).
Then I read Sara Cooper's post yesterday about her lovin' Rich Jacobson-er I mean her video blog and I'm beginning to realize this is the wave of the future. UGH....Active Rain is like my personal marketing trainer..."do one more thing, just one more thing"

Maple Valley Thursday....Movin' in "Snow-MO" - 03/27/08 12:09 PM
I love Thursdays. They tend to be catch up days for me. Work from the previous weekend is usually taken care of and things just seems to settle into a nice lull where I can catch up on file reviews, market stats and any other projects which have been piling up. Just as I got home from the office last night, our rain showers turned into unexpected snow. Evidently some areas were hit harder than others, but this morning I woke up to about 2 inches of Spring Snow  blanketing my freshly bloomed daffodils.

I don't mind though, they'll bounce back and it gives … (13 comments)

There's a New Girl in Town! - 03/24/08 08:33 PM
And she's such a sweetie!
Around the office we've dubbed her "Hope" but the lucky bidder at our 2nd Annual Little Miracles Auction will get to call her whatever they'd like. "Hope" is an 8 week old AKC black Lab puppy who was generous donated by Gordon & Ashley Chubb of the Tri-Cities. Hope's Daddy, Coal is a sweet tempered Lab who loves to hunt and fetch.
Last year, the Little Miracles Auction, which is held at the Olson Mansion in Maple Valley, raised over $60,000 for Children's Miracle Network. This year King 5 Television personality John Curley will be the auctioneer … (8 comments)

Maple Valley Market Activity at a Glance - 03/24/08 05:07 PM
As you can see from the chart below, inventory remains very high compared with the number of Pending Sales and recently accepted offers under contract "Subject to Inspection". The good news is buyers are out looking, the bad news is, they are not willing to move on properties which are over priced in their opinions. Well priced homes, in excellent condition are selling to qualified buyers....not just to investors looking for a deal.

Thank You John Talton!.....Who Is John Talton? - 03/23/08 07:34 PM
For several weeks I've been stewing about the frustrating mixture of forecasts, outlooks and prognosticating which seems to be everywhere I turn lately.  One economist says interest rates are going to soar, another states they will trend down. The local Economy is booming, the local Economy is on the brink of a recession.
Then I stumbled upon an Inman news article which spotlights the conflict between media and industry interests.  I had to ask myself honestly, is my negative reaction to all the forecasts and prognostications (I use that word deliberately) due more to the fact that I'm afraid it's negatively impacting my business..... or is the  frustration … (16 comments)

Keeping the Greens ...Greens-Lake Wilderness Country Club Assessments Still Not Finalized - 03/23/08 05:46 PM
Homeowners in the Lake Wilderness Country Club neighborhood are still awaiting final numbers from the City of Maple Valley on a Local Improvement District assessment the City will likely be imposing to recoup much of it's $4.5 million acquisition cost of the 18 hole golf course. When rumours of a sale of the public course for development first began surfacing, the City stepped up and bought the course in the interest of preserving open space. Currently the course and restaurant is being run by Premier Golf Centers. According to some Homeowners who have attended previous meetings, there is talk of the assessements being tiered per golf course lot-based on the extent each property would … (0 comments)

What Did the Grape Say When the Elephant Stepped on It? - 03/15/08 05:31 PM
Not much, it just let out a little Wine. Get it?
Ok, it's a groaner, but for some weird reason this joke (the first one I ever memorized and repeated after reading it in the Highlights Magazine at the Dentist's way back in 3rd grade)comes to mind every time I walk through a listing and hit a floor squeak.
Sometimes I find the squeak first and other times the buyers will find them. The discoverer often will freeze on the spot, and rock back and forth over the squeak repetitively until the other party notices as if to say "Look what I found".When my boys were … (27 comments)

A Reminder about Daylight Savings Time...Who Needs That? - 03/11/08 01:21 AM
When I logged onto the MLS tonight, the welcom page had a reminder message about the time change. It read, "Did you Remember Daylight Savings Time?" My first thought was "Are you kidding me?"  I mean honestly, who in the world could overlook this when there are reminders everywhere-on the radio, newspaper, internet, TV?
Then I remembered.... I had been one of those people who forget about the time change! It was 22 years ago- the day of my son's Christening. A beautiful Spring morning, my Mother and I were having coffee on the back deck with my husband,  enjoying our time before we needed to get … (16 comments)

Maple Valley Bank Owned Property Report March '08 - 03/05/08 10:54 AM

March Update
Sometimes Bank-owned properties (or those which have gone through foreclosure and are now owned and available for sale by the Bank/Lender/Asset Management Co) are a "good deal" and sometimes they aren't. Here are a few tips if you're looking at Bank-owned properties:
If you're looking to purchase a bank-owned property, enlist the help of a professional in your area who knows your  market and can help you navigate the Bank-owned process. These companies will often have their own forms and "quirky" requirements. Make sure you understand all the implications before signing on the dotted line Do your due-diligence, talk with … (3 comments)

Should Buyer Care if a Comp is A Pre-Foreclosure? - 03/04/08 09:58 AM
Imagine you're a Buyer relocating to a small market area. You've located a few homes you like and finally narrow down the selection to a few in one neighborhood where there are several properties on the market.
Two of them in fact are nearly identical; Same floorplan, Same Builder, Same Neighborhood.
The only differences are; Property A is approximately 6 months older than property B, has a few more upgrades and a yard which is more level and fenced-side by side, Property A is more desirable and probably worth a little more than Property B due to the yard and upgrades … (22 comments)

Johnny Lazor Field -- Home of the Unassisted Triple Play! - 03/01/08 03:02 PM
There's a very small baseball field in Hobart, WA where the little guys who like to think they are big guys play T-ball. It's close to the Hobart Store, where sun flower seeds and gatorades are kept well stocked for the serious players and fans. Several years ago the field was renamed in honor of Hometown boy, Johnny Lazor who was born in Taylor WA (now known as Hobart WA) in 1912.

Johnny was a relative late-comer to "The Show" breaking into the big leagues in 1943 at the ripe old age of 30 with the Boston Red Sox. He played 4 years and ended his career … (13 comments)
