If you're in the market to buy a home in South East King County in the near future, you may have dreams of getting a steal of a deal. If you listen to the media across the country, they'll have you believe you can snap up a bargain at a huge discount off list price. Unfortunately (for the bargain hunter, not for the market) that doesn't seem to be the case here in South East King County.

My husband and I have long been putting "remove the dead rhodie" on our weekend to-do list, but for some reason we've just never gotten around to it. This morning I looked out the window and saw among the dead branches, a single bloom. Odd because I thought the evergreen was long gone, and because this is normally a spring bloomer.
Hmmm. I think I'll we'll take this guy off the to-do list.

Never Say Never...Especially About Future Development - 09/26/08 05:39 PM
This past Summer I was contacted by a couple moving to Maple Valley from out of state. They had been working with another agent who did not know the area very well and asked if I would be willing to help them find a home quickly. On the first day out, they found a home they liked quite a bit, and another on the same street. Both of the homes backed to a golf course and had a nice fairway or greens view.

Maple Valley Bank Owned Homes Now Available (9/08) - 09/26/08 01:51 PM

Although  Bank owned properties in Maple Valley represent only about 4.5% of all active inventory in the area we are definitely seeing a higher number on the market than ever before.  
As of today there are 17 available listings in the Maple Valley area owned by Banks or Asset Managers in the Maple Valley area. This number only reflects single family homes listed in the NWMLS database.
The lowest priced property is $165,000 and the highest is $545,000.

Maple Valley Microsoft Employees Get Better Commute Option - 09/26/08 10:09 AM
It looks like Microsoft is expanding it's commuter bus service to accommodate more employees in outlying areas.  According to a recent article in the Seattle PI, Microsoft will expand it's connector bus system to add routes both North and South of it's Redmond campus. A Maple Valley route will be added in October, which has to be great news for local Microsoft commuters. Not only will they be able to save money on gas, but can make good use of the time given that the buses are wired for internet access.

What Do Homes Rent For in Maple Valley? - 09/23/08 09:48 AM
Many Maple Valley area home owners are opting to lease their homes rather than sell at a reduced price, and renters now have more variety of homes from which to choose. 
In the last 6 months, 33 homes have been listed in the NWMLS and rented for an average of $1885/month. (These numbers only reflect homes listed in NWMLS database). Compare that to last year when only 8 homes had been rented during the same period of time.
Currently the lowest active rental price is $1500 for a 3 Bedroom 1100 square foot home, and the highest is $2750 for a 3400 … (3 comments)

NWMLS Membership Up or Down in This Market? - 09/21/08 01:35 PM
Statistics made available through Northwest Multiple Listing Service show that despite the market slowdown and lower number of sales, Sales Associate membership as of August (27,954) was up by a little more than 8% over January's membership numbers (25,662).
Membership began to dip in February and continued to it's lowest point this year in April at 21,384. Since May however, new members numbers have increased each month through July to 28,096 before showing a drop again in August.  
Was this just a Seasonal increase with members jumping in for the Summer market? Will numbers hold steady as we head into … (2 comments)

After a week in the dark, a difficult, contentious closing and an 8 hour day today showing in the first consistent Autumn rain I felt the need for a glass of Chardonnay and a smile. My sons first introduced this video to my husband and me over the holidays last year. It's been awhile, but it makes me smile every time as if it's the first time I've seen it.
While I can't share the wine with you, I thought I could share a smile.

Every day I leave my drive way and pass by this bee hive which I am scared to get too close to (photo taken from within the car, 'cause I'm a baby and refused to lower my window) and my husband has all but forgotten exists. It's rather far from the house, so I guess I don't need to worry too much....but then again, we did just recently watch a special on killer African bees. Do we have those in Maple Valley? Ever Have One of Those Days Where You Feel Like You've Been Hit By a Bus? - 09/16/08 06:25 PM
Not me personally, but my office building was hit by a bus. A big, green, King County Metro Bus. Having raised 3 sons I've come to dread late night phone calls and last night's call reminded me why.  A Metro Bus had run into the corner of our office building, damaging the roof, pulling off siding and pulling the whole electric panel off.
Why the driver thought she could fit her HUGE articulating back-end around a tight corner which is just barely wide enough for an SUV I'll never know. But it meant that today was spent in the dark with Sharon (the best office … (21 comments)

HUH? Yep, that's what I thought when I opened this week's Voice of the Valley paper to read a Letter to the Editor entitled "DOG POOP". It caught my eye and figured it was a letter written by someone complaining about unwanted, um....surprises, in their yard.  I was going to skip the letter altogether because this is a tired beef I'm frankly sick of hearing about.

Understanding Rural King County's Upset with CAO - 09/14/08 05:46 PM
Although it's been 4 years since the King County Council rushed it's Critical Areas Ordinace to a vote, I still find it hard to explain to people moving to the area. But they need to be aware of the CAO and how it affects their property use, especially if that property has wetlands, is near a stream or body of water or is on acreage. It's hard to explain because it's just so incredulous to me how something so restrictive ever passed ....still hard to believe, nearly 4 years later.

It was August '07 when the Maple Valley market began it's correction. So now, a year later, it is interesting to see what the full brunt of the correction has meant for single family home sales in our area. Comparing January '07 through August '07 properties listed and sold through NWMLS compared to those sold year to date shows the following changes:
