Abandoned Blogs...Ghost Towns of Cyberspace? - 06/29/09 01:40 AM
The closest I've ever gotten to a "real" ghost town was the 2 part Brady Bunch episode where some of them ended up locked in jail. I'm a big history fan and love to look at old photos and think about the lives these (usually unsmiling) people led on a daily basis. I came across an interesting blog post tonight via the blog catalog directory. The author, a local agent, was a name familar to me though we had never transacted any business together. I clicked through because the topic was compelling. The date on the post was November 2008 and it

Down Payment Assistance Ready to be Resuscitated? - 06/28/09 02:00 PM
Many months ago I expressed my frustration with Congress and HUD when legislation was passed to do away with downpayment assistance programs such as the Ameridream program. Those of us who have been in the industry for a while worked with many of these programs under names such as Nehemiah, HART, Ameridream and others. According to the Ameridream site, since Congress abolished these programs in October of 2008, over 90,000 prospective home buyers have been unable to make a purchase. The arguments against down-payment assistance programs (DAPs) revolve around a larger number of defaults on these loans and concern about over-inflated

Have Office Will Travel....Almost Anywhere! - 06/26/09 07:58 PM
Unlike many people who have "normal" jobs, Realtors work odd (and long) hours. Many times 7 days a week. We are able to conduct business from just about any location....pretty much where ever we happen to be at the moment. I have an "office" office, as well as a home office, but honestly? My "office" is with me no matter where I happen to be. Last Friday afternoon my office was in a vacant house during a home inspection. This afternoon my office was in a little different setting. Both are work, but one of these locations

Interesting Question Over at Trulia....Wincing at Some Answers - 06/22/09 06:51 PM
An interesting question was posted over on Trulia this afternoon. It comes from "Annoyed" who found out her listing agent refused to show a buyer her house. Buyer told Listing agent she was working with another agent who was on vacation so she wanted Listing agent to show the house. Listing agent said no. Listing agent's explanation (lame in my opinion) didn't sit well and "Annoyed" is asking whether this is common practice in the industry and whether he/she has a right to terminate the listing contract because his/her agent isn't getting the job done. I know agents will have varying opinions on this topic but what caught my

Hey REO Agents... - 06/20/09 07:01 PM
You have to follow the rules too. And by "rules", I don't just mean Code of Ethics and MLS regulations, I mean the LAWS as set forth by your State's Department of Licensing. I've been fortunate to work with a few really great "powerhouse" REO listers in the last year. They have huge volume, but still manage to answer their phone, return calls and answer questions. The frustration level in the industry right now with REO agents is incredible because many of them (not all, but many) are either incompetent, ignorant or believe themselves to be above the law. Here in

It Only Took 366 Days! - 06/19/09 09:55 PM
I love my birthday! In fact, I think I may actually be the most obnoxious birthday person I know. It's a flaw. I accept it and am unwilling to "work on it". So I actually had to think twice about scheduling an appointment with first time home buyers on my birthday (which by the way is June 14 if you'd like to send cards or flowers next year). But they were nice and needed help so I said what the heck..... We met in my office as I do with all new clients and talked about the home buying process; pre-approval, areas they

My Maple Valley Commute - 06/18/09 10:38 AM
I'm fortunate to have a very short commute to the office every day. I think it's somewhere around 3 miles each way. But in that short 10 minute time frame I seem to see the darnedest things! Last year, after popping in the Maple Valley Market, I came outside to see this ....definitely one of the highlights of last summer.! I live in "rural" Maple Valley, at least that's what we call it; technically, it's unincorporated King County but still I have a Maple Valley address and my kids attended Tahoma Schools. Each day I get to drive by the

The Month of Leaves and Roses.... - 06/11/09 07:40 PM
"It is the month of June, The month of leaves and roses When pleasant sights salute the eyes,And pleasant scents the noses."- N.P. Willis The month of June is not typically as glorious as this we have been experiencing weather wise. Summer does not not officially begin for another 10 days or so, but it feels as if we're in full summertime mode here in Maple Valley. The Farmers Market is set to open next weekend, my youngest son just finished college classes for the year (and is already sleeping in too late each morning) and last night the Tahoma Senior High class of 2009 graduated! Congratulations

"I'd Rather You Just Said Thank You".... - 06/07/09 08:46 PM
It's a line from one of my husband's and my favorite movies "A Few Good Men" starring Tom Cruise and Jack Nicholson. So many lines from this movie have stuck with me, and although this one was delivered by "the bad guy", it came to mind a few weeks ago after writing an offer for a client. Here are the details: The offer was low. The property has been on the market, on and off, for more than a year. The buyer is pre-approved and expecting a counter-offer Here was the Listing Agent's response: "Sigh, Sigh, Sigh, wow, it's really
