New Construction Activity in Maple Valley, WA - 02/28/10 08:12 PM
It would seem the drought of new construction listings in the Maple Valley, WA market is over. There for awhile, as the standing inventory of the 2007-2008 market was reduced and slowly absorbed, many builders found it increasingly difficult to obtain spec financing. Local neighborhoods under construction began to resemble ghost towns.

There have been 35 Single family homes sold in Renton so far this year through January 31*.  The lowest priced home sold was $199,999 and the highest price was $2,249,999. The median sales price for all homes sold was $309,950 and the average days on market for these listings was 75 days.

What a difference a week makes!
Last weekend, a driver in Maple Valley WA suffered a seizure, drove off the road and ended up t-boning the drive up window of our local McDonalds restaurant.

Fortunately the injuries were minor, and so too apparently was the damage.
The restaurant was only closed for about 5 days and back in business in no time.

We've had gorgeous weather this week and it inspires me to get away from the computer and take in the beautiful scenery of the Pacific Northwest....my right brain rebelling so to speak after compiling South King County Market Stats.
I took this photo is of a Thundercloud plum tree about to bloom....morphed into a kaleidoscope type image.
Kinda cool I think!

Aside from the topic of short sales,  the most common questions I'm asked by clients these days is about the extended first time home buyer tax credit and lately, the "move up" tax credit.

"Island Dreams" Dinner Auction Benefiting CMN & Seattle Children's Details Finalized! - 02/08/10 07:55 PM
As they do every year, the details for our Little Miracles Dinner Auction, which raises much needed funds for Children's Miracle Network and Seattle Children's Hospital, have begun to fall into place.
The RE/MAX Select RE office has been organizing and hosting the auction since 2007, and to date we have raised almost $200,000 for uncompensated care at Childrens and Pediatric Brain Tumor Research.
Our goal this year is a lofty one, $100,000, and thanks to the generosity of sponsors and donors, we are already well on our way to another memorable, successful event.

Anyone who's in the market to buy right now has "I want a good deal" stamped across their forehead (figuratively speaking of course).
I get it.
I'd be thinking the same thing if I were in the market to buy right now.
But the fact is, numbers don't lie-and in many situations, buyers are being aced out of really good properties because they aren't willing to take off their rose colored glasses and view the market through the clear lens of reality.

One of my all time favorite songs is, "I Get By With a Little Help From My Friends" especially when sung by Joe Cocker. 
Some days my twenty year real estate career seems to have gone by in a flash but other times it feels like I've been dealing for a century or more with complaints, problems and knee-jerk reactionary regulation changes.
One business lesson I've learned over the years (it wasn't easy to swallow but the facts are the facts) is I don't know everything.

Maple Valley, WA Home Sales & Market Report for January 2010 - 02/02/10 09:48 PM
The first month of the new year recorded 19 single family properties within the Tahoma School District close sales…a slight drop from last year’s 23 and 21 in the same month in 2008.

The majority of sales still fall within the “regular” category, rather than mostly being made up of short sales or bank owned foreclosed properties.

Interesting that our average Sales price for closed homes in 2010 rose by approximately 8.5% although finished down 11% from those which closed in January 2008

Youth Sports in Maple Valley-Lots to Choose From! - 02/01/10 09:07 PM
The strength of the Tahoma School district has many families, both local and out of state, focusing on the Maple Valley area as a possible place to put down roots. A common question I am asked from those who do not currently live in the area, is what types of sports programs are available.
As the mother of three boys, I am very familiar with how important this can be in the relocation decision making process.
