Short Sales are Selling! - 11/26/11 11:56 PM
Here in South East King County, there have been over 200 single family homes approved and closed as Short Sales. The average market time for these listings (market time being time from first being listed to accepting an offer, not the waiting period for the short sale approval) was 96 days.
I enjoy helping owners navigate the short sale process, and I don't mind one bit the extra hoops and huge time committment it takes to have a successful outcome. Yesterday I posted a market update on Condo sales in Renton, WA. I love posting market reports, not only because they are useful to the consumer, but as a real estate Broker, I find them an invaluable tool for staying on top of market trends and activity.
Sometimes, I can get caught up in the process of listing and negotiating short sales here in South King County, such that stats and analysis are only done only on an "as needed" basis....for instance, when preparing a market analysis for a home owner. Today officially marks the 30 day countdown to Christmas and that, in turn, means the end of the year is just one calendar row plus 30 days away.
I have big plans for 2012. 
Big.....HUGE!  (said like Julia Roberts in Pretty Woman)
But while a significant amount of my planning is focused ahead into the new year, I'm also present and excited for all that can/will & should happen for our team and our clients during the next 37 days.

South East King County Christmas Tree Farms - 11/25/11 05:35 PM
Admittedly I jumped the gun last weekend when I put up our Christmas tree before Thanksgiving. Never in my life have I ever decorated for Christmas so early, but one look at my calendar for the month and I knew.... if I had time then, I needed to do it then!
This weekend marks the opening of many local Christmas tree farms, both U-Cut and pick-up.
Here's a list of nearby locations throughout South East King County.

Another Maple Valley Short Sale Closed! - 11/23/11 09:37 PM
Happy Thanksgiving to the new owners of this lovely 3 BR home in Maple Valley!
The previous owners contacted me this Summer as a job relocation out of state meant they would need to sell. Having bought this home in 2007, their value was, needless to say, much lower than when purchased.
We negotiated this Fannie Mae short sale, with a full waiver of deficiency rights, received approval on the 2nd….all without the owners ever having to be late on a payment.

I can't believe Halloween was less than a week ago...it seems like two or three. Maybe it's because my team and I managed to cram about 2 weeks of work into 5 days?

Maple Valley Mini-Farm-SOLD! - 11/05/11 07:36 PM
A rarity in South King County these days, this property was neither a Short Sale nor a Bank Owned foreclosure. It was a true honest-to-goodness "regular" sale.  Market time was was a little over 5 months but the seller opted to accept a lower, all cash offer in order to "make a deal" wth a 2 week closing. 
Listed at $305,950 Closed at $287,000

 
Successfully selling in today's market means having an extensive online marketing presence, flexibility and a healthy dose of patience. It's not the slam-dunk sell in a week kind of market, but homes are selling!
