"Um....I Think I Love You?"

I'm just not 100% sure. Don't get me wrong, you're almost exactly I've been looking for.

I mean, who wouldn't think you're great, right?

You're big and open and suit my lifestyle perfectly.

You're clean and modern.

You don't have alot of baggage, seem like you'd be pretty easy to live with, definitely not high maintenance....

So why am I afraid to pull the trigger?

Why can't I commit?

Honestly, I think it's because I've been burned. I've put myself out there before only to be told "no" you're not good enough.

Higher bidders, big bankers and deep pocket investors have made me gun shy.

What if I ask, and the answer is "No?"

South King County Homes on Acreage | Market Activity January 2012

Looking for a little Elbow room between you and the neighbors? If so, you're not alone.

In 2011, there were 342 Single family homes sold on one or more acre in South King County. The lowest priced home sold was $69,900 and the highest was $1,650,000.

The median price (half sold below, half sold above) was $325,000.

The average market time was 84 days

For larger parcels:

84 Single family properties on 5+ acres sold for an average price of $419,370. The time on market for those listings averaged 100 days.

10+ Acres? There were only 16 Single family home sales in South King County on ten or more acres in 2011. And on 20 or more acres, there were 3 homes sold.

The largest parcel closed in 2011?

A 28 acre horse farm in Enumclaw with a 4,000 square foot home. The property was listed for $949,000 and sold for $860,000

Snow Days Aren't Just for Kids!

The nice thing about being snowed in these days, is technology still enables us to get so much done from home.

And today, most of the Seattle area is snowed in due to our first Winter Snow Storm.

I'll be sending off two market analysis reports to owners looking for current values on their property, reducing the price of a local short sale (and altering onling marketing accordingly), following up on two closings scheduled for the end of the month and have a 1:00 call with tech support for some software issues we're trying to resolve.

And when everything's buttoned up and worked out I plan to relax, grab a cup of coffee and watch the snow come down.

"Yeah, But....." | My Two Cents on AVM

Automated valuation platforms such as Zillow, Corelogic and others, are increasingly being relied upon by Loan Officers counseling sellers on re-fi's, Lien holders weighing the pros and cons of granting a short sale, and sellers with a white-knuckled grip on equity which has been slowly seeping through the fingers of their clenched fists for the last 4 years.

Here is a description of the AVM model from Fannie Mae's website:

AVMs are statistically-based computer programs that use real estate information such as comparable sales, property characteristics, tax assessments, and price trends to provide an estimate of value for a specific property

On one hand, I get it.

The technology is there, the numbers are what they are, and some computer, somewhere, can calculate a "value" far more quickly than a BPO or Market Analysis from a local real estate professional experienced in the area can generate.

Yeah, but on the other hand...

Does a computer smell cat urine in all quadrants of the house? See the nicotine stains lining the walls from years of Cigarette smoke? Take into account the three vehicles (all apparently inoperable) parked in the front yard on the grass?

The list of factors which must be considered when accurately offering a current market value of a property, is far more comprehensive and frankly, more personal, than any computer could ever include.

LOCATION: More than City, State and Zip (All data for the processor), how about factors such as school boundary desirability, backing to a busy street (vs. not), being located under High Tension Power Lines?

Do the robots computers take these calculate these variables?

I know I do.

I know buyers do too.

CONDITION: Seems to be a no-brainer, but if the AVM program is comparing one home in a neighborhood to say, three others that are comparable in terms of BR # and square footage, but otherwise have no similarities, is that an accurate reflection of value?

Or is there is more to property valuation than square footage and lot size?

I think an apple and a pear might weigh the same, take up the same amount of space (even fall into the same fruit category), but they certainly are shaped differently, appeal to different tastes and are priced differently. Does the shape, smell, color and quality of a house matter to a robot computer? It does to me.

And I know it does to buyers too.

BEAUTY: Yes, I said it. Like all those shiny, sparkly, pretty people in a bar, it's the "outside" aesthetic which usually garners the most attention. I doubt an AVM makes value concessions to the "parked out" flat one acre lot vs. the house on an acre which is predominately wetlands, covered in blackberries and unusable land due to septic and well covenants...but I do.

And I know buyers do too.

I could go on and, and in fact, will gladly continue this debate if you're interested in contacting me to contine the discussion.

I'm not saying robots AVM models don't have their place in the industry. I'm just worried they are being given a bit more credence than they deserve.

And frankly....they aren't as good at it as moi.

Just sayin'

Those Were the Days My Friend....

Funny what we find when we clean and reorganize. I've been focusing so much these last three years on keeping up with new technology, I finally realized a few months ago that at least two of my file cabinets, (both with two drawers drawers full of "stuff")had probably only been opened twice in the last three years.

Articles, flyers, septic info, County hand-outs, builder contacts....it's all available online, or it's already saved on my hardrive. So, I went on a purging frenzy a few weeks before Christmas and filled the recycle dumpster at the office with all sorts of out-dated information and obsolete marketing pieces for systems I'll never use again.

And I came across these labels which literally, made me Laugh Out Loud!

I rarely use printed "Just Listed" cards anymore. More often I announce new listings via email and other online platforms such as Facebook, Twitter & Active Rain (to name a few).

But "back in the day" before the industry went "online", I sent out Just Listed postcards for every single new listing. The problem was, when the market was hot, the listing usually sold before I got the cards back from the printer.

Those were the days my friend....

It was a good problem to have.

Rather than throw the cards out, we came up with these labels to put on them before mailing.

Smart huh?

At some point I obviously printed these in excess and then....well, we all know what happened next.

The sticky note is the best part of the whole thing "These are good to keep for when a listing sells too fast"...

Those were the days my friend....

Renton WA 2011 Year End Market Report | 98056

How did the Renton, WA 98056 Real Estate Market fair in 2011?

The good news is, more than 60% of all closed sales in 2011 were neither Short sales nor Bank owned listings. Definitely a positive sign!

Here's a Market Snapshot of activity:

Regular sales (those which are neither Short sale nor Bank Owned) numbered 201 with an average list price of $414,488. The highest priced sale was 2.4M and the lowest priced "Regular" sale was $70,000.

50 Short Sale Listings (Single Family) closed in 2011 with an average sales price of $275,224. The average days on market for these listings was 77 days.

When sellers opt to either not pursue a short sale, or are unsucessful negotiating with their bank, the next step is foreclosure.

In 2011, 73 single family REO (Bank/Asset owned) listings sold with an average price of $289,197. The highest priced listing, interestingly enough sold for 1.75 Million (Lk Washington Waterfront)

Things are looking up for the greater Seattle Market as consumer confidence is returning and rates remain incredibly low.

What's Your "Why"?

I received a newsmail from a web developer today. "Newsmail" is my term for a non-personal email with good information I can use...not quite a newsletter, definitely not an email note just for me. The problem is, I get so many of these newsmails, I can't find time to read them all.

The Title was: "What's Your Reason WHY? ('If You Don't Have One, You're Toast')"

I haven't had time to read it today, but the title was thought provoking as I went about my day. When you are a small business owner, or an Entrepreneur, you better have your "Why" pretty much at the forefront of your day, every single day. To put it mildly, there are just too many risks and bumps in the road for any watered down wanna-be to keep at it these days.

But I got to thinking about the "Why" of any business decision and it's importance for my clients; home buyers and sellers in the Greater Seattle area. While it might seem elementary in the beginning for them to explain the "why" of their purchase or sale, it is often lost amidst the stress and emotions of the experience.

And let's face it, although real estate sales have always been "a big deal" for all parties involved; the last 4 years they have been fueled with an intensity I've never seen in more than two decades in the field; fear, anxiety, excitement, detachment, attachment, entitlement, loss....this list could run long, so I'll end now.

(Ok, back to me.)

This is what I do.

When I see a client going off-track because they have lost their reason "Why", it is my job to remind them where we started, why they wanted "x" and while their decisions are always their own, is their impulse to do"q" really what they want?

The short sale owner who feels worked over by their bank and doesn't want to provide one more piece of documentation and says they will just let the bank have the stupid house.....

Why did we start down this path in the first place? Is sticking it to the bank our "Why"? Or is it avoiding foreclosure?

The home buyer who has found "the" house, but thinks they aren't getting enough of "a deal" so are willing to walk away from "the" house.

Wait...when we first met, was your #1 criteria to get a property below market? Or was it to find that 5 BR home with the 3 car garage in the school district you wanted, which by the way, had a great special needs program?

Why are you buying?

Why are you selling?

If you lose sight of that "Why", then maybe you won't be toast, but your real estate transaction may very well be.

Keep your "Why" in the forefront of your mind, and the experience will be much more enjoyable.

Short Sales & Syrah

Several years ago, a friend/colleague introduced me to the wonderful world of Red Wine. Here in Washington State, we are fortunate to have some amazing, up and coming wine makers and truly beautiful wineries within easy driving distance of the greater Seattle area.

My personal preference leans towards big, bold Reds, like a hearty Syrah. I like the complexity of flavors and always look forward to a quality finish, and with a Syrah, I'm rarely disappointed.

Not everyone loves red wine.

Not everyone loves Syrah.

I have a friend who turns her nose up every time we go wine tasting. Not one bottle of Syrah is exactly like another, but before even tasting, she's convinced herself it's going to be chalky.

(Segue coming here....)

And so it is with Short Sales.

They too are complicated. No one short sale is exactly like another. There are just too many variable involved.

Just like my friend, I have many real estate colleagues who have no interest in working with short sales. They don't like them, don't understand them, or don't want to take the time to learn about them.

Not every real estate professional wants to work on short sales, and believe me, not every real estate broker should.

I personally find drilling down into the details of each file and then not taking "no" for an answer to be extremely rewarding.

I received an email a few days ago with the subject line "2012, the year of the Short Sale?".

Yes?

No?

Time will tell.

In the meantime, I'll celebrate each short sale success of 2012 the same way I did in 2011, with a glass of my favorite Syrah.

My Gut & I

At 4:33 Friday afternoon, my last sale of 2011 was recorded with King County. It was one a special house. One that I really couldn't comp with existing inventory or recent sales.

When I first met with the sellers, they totally understood that I had no formal market analysis for them. They knew their house was unique, and frankly, difficult to price.

Ultimately, I relied on my Gut when advising them.

Sounds gross, but my Gut and I have been through more than two decades of real estate sales in Maple Valley and the two of us were on the same page this time.

I knew this house was worth this price...I just knew it.

Fortunately the sellers were savvy and experienced and understood where I was coming from. Long story short, we had lots of activity and found the perfect buyer who is now the new owner. (Who by the way, was also a savvy, experienced home buyer)

I can't ever remember a December that was as busy as this past month, but I'm not complaining.

The final week of 2011 for our team included three new buyer contacts, one offer under contract, and three sales closed.

New Year's weekend has been a time to recharge batteries before taking the first step back into our business for 2012.

I'm not good at prognostications and forecasts (in fact, my clients have probably gotten sick of me telling them my Crystal ball is beyond broken)....but my "Gut" has slowly regained it's confidence and it's feeling pretty good about the year ahead.

Yes Short Sales and Foreclosures will remain major players in our market, but consumer confidence is increasing and my Gut and I both think June 2012 will see a turn-around in the market.

Conditions driven by low interest rates, more buyers finacially able to purchase, and the fear of "missing the boat", may just mean a final balance in the market.

Does that mean prices will rise?

Probably not. I think we're several years away from that....

And my Gut agrees.

A Few Days After Christmas and All Through the House....

‘Twas a few days post-Christmas, and all through our home

Not a sound was forthcoming….we were finally alone.

Thirty days ago (though it seems more like three)

We dove into boxes and trimmed our fine tree.

A bit sooner than normal, we prepared well ahead

For a holiday schedule packed solid….like lead.

First up? Office party….food, fun and friends,

The gift steal was heated; all was well in the end.

Then three sons descended, significant others in tow

So we followed tradition and drove north for a show.

Shopping, and dining, no two packages the same….

We arrived just in time to enjoy Snow Flake Lane.

The days counted down, slipping by one by one,

Then suddenly, it seemed, Christmas was done.

Now with three days remaining in this year we’ve been living,

It’s a wonderful time for reflection and thanks giving.

To all our great clients, friends and supporters,

even the nay-sayers and “sky-is-falling” purporters,

Thank you for helping make this year what it was,

A perfectly….

Frustrating….

Rewarding ….

Twelve months.

Maple Valley Housing Market Finishing Strong!

This was originially posted at MapleValleyRealEstate.com, I thought I'd share these numbers with our AR readers before posting year end numbers in a few weeks.

The Maple Valley real estate market is making a come back!

With a bit more than three weeks left in 2011, the total number of Single Family Residential closed sales already exceeds last year’s total by 9.5%. With many closings occurring at the end of this month, we’ll likely see a definite 10%+ increase in sales volume.

2006 was the peak of the market in terms of number of closed sales, which equaled 1076. The following year, saw those numbers drop to 764 (which also happened to be the peak year in pricing). The tumble continued down a whopping 38% the 2008 481 sales, before sinking to it’s lowest point in 2009 with 429 homes closed.

Price is an entirely horse of another color. In 2008, the average sales price of a Single Family home in the Tahoma School District was $395,000. To date, this year, it is $285,000.

Consumers, entinced by extremely low prices, have obviously begun to gain confidence in the stability of the market and see the benefit of investing for a long term gain.

Either way, I just know I’m much happier today than I was in 2008.

Ben Franklin and Me-Let's Go!

Any type of business decision includes it's share of "what if's".

What if I make this move to a new office but it doesn't work out?
What if I buy this house and the value goes down?
What if I invest and the rental market goes kaput?

I'm currently in the process of making a major business decision which will not only affect my family, but also my colleagues and associates who are dear friends.

The risk is huge.

The possibility for future gain, even bigger.

Change is hard.

Risk of loss is scary.

Taking a leap of faith that this huge horse pill called "opportunity", will, in fact, lead to the desired "big picture" is not easy to swallow most days.

So how do you know if your decision, whatever that may be, is the right one?

I'm a fan of the Ben Franklin close....take a plain piece of paper, divide it into two columns. Pros on one side, Cons on the other.

After writing every reason I can think of for taking action, I then write down every reason I shouldn't.

Usually this comes out pretty one-sided, but in the event of a tie (such as with the decision I"m about to make), you sometimes have to throw caution to the wind and just do it.

Go ahead.....

Jump!

You might be surprised how good making the decision actually feels.

Maple Valley Real Estate is Making a Come Back!

Last weekend, while visiting my parents in beautiful Palm Desert, CA, I rewatched the movie Secretariat with my Mom and Sister.

What a great story about facing adversity (Penny Chenery) and resiliance (Secretariat). I am an optimist always, and it's nice to begin seeing signs of positive movement in the market.

Unhappy Customers Happen...Fortunately Only Once in a Blue Moon

Several weeks ago I had the distinct pleasure (she says sarcastically) of being screamed at by the former tenant of a property we manage. It was a brief call....primarily because I ended it when he began calling me ugly names and then told me he hoped I'd kill myself.

Nice.

Do you kiss your mother with that mouth?

I'm happy to say I have no plans of "making his day" any time soon, however despite his coloring outside the lines of adult behavior, I'm not happy to have a disgruntled customer.

His complaint was that we had withheld an amount (less than $200) from the security deposit for cleaning and carpet cleaning, which he felt was unfair. Despite my attempts to explain the situation, point out the pertinent paragraphs in his lease and calm him down.....it wasn't happening.

He was beyond reason and rational thought.

In business, contracts exist for a reason.

They are an agreement between parties for performance and compensation and they spell out the consequences of default.

By putting your signature to paper, you are acknowleging your understanding and acceptance of those terms.

No business person likes unhappy customers, but not all customers can be kept happy.

The moral of this story is, read the contract before you sign it. Read the contract before you raise an issue. Read the contract before you make your argument that it's wrong. And maybe, read your contract before you wish filter the comment about hoping someone kills themself.

It's Business 101.
