This past weekend I found myself running around looking for birthday gifts for three family members ranging in age from 4 to 40. I went from toys (there are some REALLY cool things out there now!) to Menswear and wrapped things up (no pun intended) in the Wine aisle I'm not really into shopping....for myself anyway. The sale took approximately 4 months to negotiate full release on both liens and the home ended up selling to the 2nd buyer (As many short sales do). It was a gorgeous day weather-wise here in Seattle yesterday. On the first day of Spring 2010, we had temperatures near 70 degrees and sunshine all day long. My morning consisted of reviewing an offer, presenting another offer and reaching mutual acceptance on a listing I've been marketing on and off for about 18 months. I then hit my favorite store of all time Trader Joe's, had to cancel a showing because the house sold and then headed home to clean patio furniture, watch the Huskies cream beat New Mexico and then made homemade pizza on the BBQ for dinner. Each month the Northwest Multiple Listing services releases a press release of stats for the following month, along with analysis and a little forecasting thrown in for fun. I don't think any of us "in the trenches" were surprised to read that December home sales in Western Washington were the highest and "best December" since 2006. In any other aspect of my life, if given a preference, I'd choose to remain in the dark about what the new year will bring. However because real estate is a fluid market, it's helpful to keep an eye on the horizon (and beyond) in order to best educate clients and make adjustments in a timely way. Oh.....and I'm also a sucker for every glimpse of sunshine I can get. A recent article in the WSJ asks the question "After a dour year......will 2010 bring sunnier tidings?" Throughout my career I've typically updated my marketing photo every few years. It's an agonizing process. I think I'd rather have two root canals than have a new head shot taken. They say with age comes wisdom, right? So a few years ago I was feeling very wise and decided to go the art-illustration route to avoid the need for future photos. (I figure I won't have to update that until I turn completely gray-at least that's the plan) But for some new marketing materials, I thought we need a team photo. Bad idea. "Green acres is the place for me. Farm livin' is the life for me. Land spreadin' out so far and wide Keep Manhattan Seattle, just give me that countryside." I've seen aLOT of houses over the nearly 2 decades I've been selling real estate. Although I'm able to appreciate each one (no matter size, condition or location) for it's individuality, every now and then I'm able to view and (even better) sell a really special property. This was the case with the sale of this 6.5 acre mini-farm on Green Valley Road which closed on June 29. What an awesome property!

Many months ago I expressed my frustration with Congress and HUD when legislation was passed to do away with downpayment assistance programs such as the Ameridream program. Those of us who have been in the industry for a while worked with many of these programs under names such as Nehemiah, HART, Ameridream and others. According to the Ameridream site, since Congress abolished these programs in October of 2008, over 90,000 prospective home buyers have been unable to make a purchase. The arguments against down-payment assistance programs (DAPs) revolve around a larger number of defaults on these loans and concern about over-inflated

As a resident of South King County I have watched prices in the Bellevue/Kirkland areas skyrocket over the last two decades. While the entire Puget Sound region has not been immune (as many had predicted) from the real estate slowdown, it seems some of the more affluent areas of King County have seen a much larger price softening than the rest of us.
