Tighter lending requirements, lack of liquidity and softening prices have all contriubted to a more than 350% increase in the number of Maple Valley single family homes listed and rented through NWMLS in 2007 vs. 2008.
Many sellers who have been unsucessful (for whatever reason) in selling, or unwilling to sell in a down market, have turned to leasing as an option.
We opened our Property Management division at RE/MAX Select Real Estate in June of '08 in order to provide local, personalized service for Maple Valley homeowners looking for tenant screening assistance and ongoing management services.

Many Maple Valley area home owners are opting to lease their homes rather than sell at a reduced price, and renters now have more variety of homes from which to choose.
In the last 6 months, 33 homes have been listed in the NWMLS and rented for an average of $1885/month. (These numbers only reflect homes listed in NWMLS database). Compare that to last year when only 8 homes had been rented during the same period of time.
Currently the lowest active rental price is $1500 for a 3 Bedroom 1100 square foot home, and the highest is $2750 for a 3400 … (3 comments)

As lender requirements have tightened, fewer would-be homeowners are able to qualify to purchase. As a result, the demand for rentals in the Maple Valley area have increased over this time last year. Whether this is a function of investment savvy buyers taking advantage of market conditions, or owners needing to leave the area but unable or unwilling to sell for a lower price....either way, the rental market in Maple Valley is HOT!
The number of homes rented is up 300% year to date over this same time last year.

If you have considered adding a rental property to your investment portfolio in 2008 (and might I say it's an excellent time to do so) you may be curious as to what the rental market is looking like in our area.
Year to date 23 properties have been listed & rented through NWMLS in Maple Valley. The average rental price is $1625 with the lowest rent at $950 and the highest at $2990. This average rental rate is up approximately 6% over rental averages for 2006.
