Here in South East King County, there have been over 200 single family homes approved and closed as Short Sales. The average market time for these listings (market time being time from first being listed to accepting an offer, not the waiting period for the short sale approval) was 96 days.
I enjoy helping owners navigate the short sale process, and I don't mind one bit the extra hoops and huge time committment it takes to have a successful outcome.  Not all Short Sale Approvals are hard to get. In fact, this HAFA short sale approval came within 30 days of mutual acceptance between buyer and seller. 
Sometimes the tough stuff isn't readily apparent...until it pops up when you least expect it. And in this case, that would be on the LAST day of closing, when Chase wasn't able approve the final HUD because they were missing a document in the file.(Which had been faxed and refaxed, and confirmed to have been received on multiple dates...but I digress)

As happens with many short sale listings I work on, the first buyer ends up getting impatient and it is the 2nd in line who benefits from those intial efforts. Such will be the case with this acreage property in the Hobart area in rural Maple Valley.

Maple Valley area short sales (single family homes within the Tahoma School District boundaries) currently make up approximately 16% of Active Listing inventory. However short sales comprise approximately 41% of pending sales (homes under contract waiting lender approval or financing for the buyer).
So why the difference?
Partly it is due to the length of time a short sale takes to negotiate. These properties stay in escrow longer than a "regular sale" which is usually closed within 30-45 days. These regular sales flow into and out of the Pending pipeline while many short sales stay in place longer.

Like it or not, short sales aren't going away anytime soon. As more and more home owners realize the benefits of working with the bank on a short sale, rather than going through the foreclosure process, they will begin to seek out experienced agents who can help them navigate the process.

Negotiating short sales can be an exhausting, frustrating, bang-your-head-against-the-wall experience, and in the past year, more the norm than the exception I've experienced while working out short sale listings in Maple Valley and South King County communities. Every now and then there is one that's easier than most, but is more often the process is a big ball of UGH!
