In the aftermath of all the bids and contractors and processer/underwriting hoops successfully jumped through, this first time homeowner deserves kudos for having a dream and being dedicated to doing whatever it took to make it happen. Affordable acreage in King County is not easy to find, but this property checked most of the boxes....well, other than needing to be finished. Rehab loans are great in theory, but not easy in execution. This guy has lots of motivation to finish this project and has many years of happy memories ahead of him.

Of the 21 single family homes closed in the East Highlands Community of Renton in January 2016, 9 of them were new construction.
The highest priced property closed at $840,000and the lowest priced property sold went for an even $222,000.
On average, these properties were on the market 82 days, which is skewed somewhat by the new-construction "pre-sale" listings where the listings are in the MLS prior to contruction starting. A few of the lower priced properties were on the market quite as well, a combined average of 248 days.

An even 35 single family homes closed Escrow in the greater Maple Valley market in January 2016.
The highest priced property closed just above $735,000 and the lowest priced property was a zero-lot line home in Glacier Valley which sold 101% of list price.
On average, these properties were on the market 30 days, with the longest market time just under 170 days. More than half of the homes sold were only on the market a week or less.

Home sales for the first quarter of 2015 in the greater Maple Valley market are up more than 20%.
With 38% of the 160 single family homes sales ytd within the Tahoma School District falling between $300,000 and $399,999, many of these properties received multiple offers and sold for 99% or more of list price.

Not unlike Listings for Sale, properties for Lease in and around Maple Valley and more specifically, the Tahoma School District, continue to be sought after and elusive.
As of this posting, the NWMLS database only shows 2 available properties for lease in TSD...one a townhome and another a VERY Large home.
Over the past 6 months, there have been 37 Single Family homes rented through NWMLS. The lowest rental price was $1395 and the highest was $2600.
The average rental price was $1973/month.
Over the same 6 months timeframe in 2012, the number of rental properties was

update: This post was written 5 years ago. It's also interesting to note the property which inspired this post it still on the market despite hefty price drops.
I should have taken it as a sign when the listing agent told me that the property I was calling about was "very interesting". Instead I got excited and told him how much I loved to see interesting homes....he just chuckled. (and in hindsight I think his laugh actually sounded a little diabolic) And now I know why.

I LOVE negotiating short sales.
Which is fortunate, given that I'm a real estate broker in the greater Seattle area, where prices rose quickly and values dropped dramatically.
In 2000, I negotiated my first short sale for a client and have since helped numerous owners, upside down in value, sell short.
In fairness, the process has gotten better over the last 5 years, but let's just say it's not the "journey" I enjoy so much as the destination.
Some days I wish I had a camera over my shoulder documenting the unbelievable inefficiency

There have been 27 REO properties sold and closed in Maple Valley, WA in the last 6 months. Half of those sold for $244,000 or less and the highest priced sale was $685,000.
What's noteworthy is the Sales Price to List Price ratio. Many buyers think they are going to be able to negotiate deep discounts on bank owned properties, when the reality is, the bank or asset manager almost always prices the property to move and have discounted the price on the front end.
Of the 27 sold properties, 13 sold within 90 days for 100% of list price, while
