      <title>Advice for Realtors- A House Isn&#8217;t a Home</title>
      <description>&lt;p&gt;As the president of a real estate franchise, I read a lot of blogs, especially those from other Realtors.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Let me first disclaim that the wealth of information and creativity I read on the Internet is amazing and the advice in this article is only meant to bring back the consistency of two common real estate terms that have seemed to lose their meaning in the last few years.&lt;/p&gt;
&lt;p&gt;Too often than not I see Realtors and brokers mixing the terms "house" and "home". For example, a Realtor might say or write "I would like to sell your home", or "Selling your home is my top priority".&lt;/p&gt;
&lt;p&gt;Webster's dictionary defines a &lt;strong&gt;house&lt;/strong&gt; as: A building that serves as living quarters for one or a few families.&lt;/p&gt;
&lt;p&gt;Webster's dictionary defines a &lt;strong&gt;home&lt;/strong&gt; as: The social unit formed by a family living together.&lt;/p&gt;
&lt;p&gt;Now, this may seem picky, but when a Realtor states they will "sell your home", they are stating they will be selling the social unit of the family, rather than the actual structure that comprises the home itself.&lt;/p&gt;
&lt;p&gt;Realtors sell houses, and as far as I know, no one sells "homes".&amp;nbsp; I am sure you have heard the old saying "A home is where the heart is".&amp;nbsp; A home is comprised of the people in the house and can be made anywhere.&amp;nbsp; A homeless person could technically call a street corner his home, even though technically there is no house there.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The distinction is important for a Realtor.&amp;nbsp; Using the term house minimizes the emotional involvement of the transaction.&amp;nbsp; As any experienced Realtor will tell you, when emotions are involved in a transaction, it almost always complicates the process. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;I hope the above article distinguished the difference between a house and a home and I was able to drive the point house....I mean drive the point home.&lt;/p&gt;

&lt;p class="MsoNormal"&gt;Now you can repost your blog on Twitter with one click right through WordPress! If you are a &lt;strong&gt;Realty Franchise &lt;/strong&gt;owner and follow my blog, you know that you can use blogging sites like WordPress or Blogger.com to post listings and share them with a very large audience. Now, with one click, you can repost a listing to one of the most used websites in the world.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;Another great site is Ping.fm. I teach our &lt;strong&gt;Real Estate Brokerage Franchise &lt;/strong&gt;owners to use this site to simultaneously grab audiences on Blogger.com, Twitter, MySpace, and several other of the most popular social networking platforms with minimal effort. Writing one blog and posting it on four or five sites with one click is a great time saver.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;For busy &lt;strong&gt;Real Estate Franchise &lt;/strong&gt;owners trying to market their brokerage as well as juggle agents, recruiting, training, and everything else that falls into your lap, a quick click to help you sell a house is worth the time setting it up.&lt;span&gt;&amp;nbsp; &lt;/span&gt;These are just a couple of the innovative and time saving things that we do at Area Pro to minimize the giant list of tasks that a franchise owner deals with on a daily basis.&lt;/p&gt;

&lt;p&gt;&lt;span&gt;If you have read my previous posts, you know that &lt;span&gt;retweeting&lt;/span&gt; is a way to share informative links, photos, listings, blogs, or any other content that you think other followers may benefit from. In the real estate industry, however, you want to be known for creating great content as well as sharing it with other real estate professional and clients. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;Here are some detailed tips on how to properly construct a tweet that will be shared rather than skimmed over, and keep your listings sailing through cyberspace:&lt;/p&gt;
&lt;p&gt;1.	&lt;em&gt;Always include a link.&lt;/em&gt;&lt;span&gt; Using shortening websites like bit.&lt;span&gt;ly&lt;/span&gt; or ow.&lt;span&gt;ly&lt;/span&gt; to make room for an assertion like: &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&amp;ldquo;Upper East Side Home-Once in a Lifetime XXX.bit.&lt;span&gt;ly&lt;/span&gt;&amp;rdquo; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;2.&lt;em&gt; Don&amp;rsquo;t waste space.&lt;/em&gt; You have 140 characters to create a beautiful description of your real estate listing, but that&amp;rsquo;s what your link is for. It will only take nanoseconds for someone to consider whether or not they are going to click your link let alone pass it on. Short tweets leave room for other people to insert their comments. Doing so will only lend more intrigue and credibility to your original posting. Here&amp;rsquo;s an example:&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&amp;ldquo;RT@&lt;span&gt;AreaProRealty&lt;/span&gt; AMAZING Property! Upper East Side Home-Once in a Lifetime &lt;span&gt;XXXbit&lt;/span&gt;.&lt;span&gt;ly&lt;/span&gt;&amp;rdquo; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;3.	&lt;em&gt;&lt;span&gt;When you are &lt;span&gt;retweeting&lt;/span&gt;, make an addition, don&amp;rsquo;t just forward.&lt;/span&gt;&lt;/em&gt; Say something original, even if it means making some adjustments in grammar or punctuation to the original tweet in order to insert your thoughts. Remember, you&amp;rsquo;re trying to attract attention to your brokerage by sharing other people&amp;rsquo;s content, so include your mark as well.&lt;/p&gt;
&lt;p&gt;4.	&lt;em&gt;Never have your brokerage&amp;rsquo;s information more than one click away&lt;/em&gt;. The reason you are on Twitter, after all, is to promote your brokerage and grow your business.&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;em&gt;Add a poll to your Twitter page.&lt;/em&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;This is a perfect call to action for your Twitter followers that you would like to convert into leads. Tweeting for real estate can be a great way to reach a wide local audience, and again, asking your followers &lt;em&gt;do something&lt;/em&gt; makes you stand out from the pack. Twtpoll offers a way to expand your audience even further by allowing users to instantly retweet. (&lt;em&gt;See my blog titled &amp;ldquo;&lt;a href="../../blogsview/1252455/how-to-make-your-listings-go-viral" title="Blog Post on ReTweets"&gt;how to make your listings go viral&lt;/a&gt;&amp;rdquo; to learn more about retweeting.&lt;/em&gt;)&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;em&gt;Post a YouTube video That Invokes Comments&lt;/em&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;Did you know YouTube ranks your video on over 200+ factors? That&amp;rsquo;s right, when you post your video, YouTube takes into account the quality of the video, the comments received, the user rankings, and much more to rank your video. &lt;span&gt;&amp;nbsp;&lt;/span&gt;Posting a great video with lots of feedback can turn your video into a national success. Check out this &lt;a href="http://www.youtube.com/watch?v=Q8-oKwkXRRo" title="Real Estate Video" target="_blank"&gt;popular real estate video&lt;/a&gt;. Posting videos on YouTube is a great way to capture the emotion of a subject that is important to you, or give tips on an area of real estate that you specialize in.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Your target market can easily communicate with you on subjects that spark their interest and curiosity using either text or video responses. One last tip is to always remember to ask a question if you want a response.&lt;/p&gt;

Having an online forum for news, updates, and other brokerage information is important for your agents and clients. Facebook Fan Pages are perfectly suited for this need, and you can create a cutting edge newsroom for your business. They're easy to use, free, have a high level of visibility, and can be assembled in just a few minutes. Here's how to do it:&lt;/p&gt;
&lt;ul type="disc"&gt;
&lt;li&gt;If you are logged into Facebook, scroll to the bottom of your screen.&lt;/li&gt;
&lt;li&gt;In the footer links, click the link called advertising. &lt;/li&gt;
&lt;li&gt;Click "+ Create Facebook Page".&lt;/li&gt;
&lt;li&gt;Fill out the forms and be descriptive.&lt;/li&gt;
&lt;li&gt;Proceed as prompted&lt;/li&gt;
&lt;li&gt;Next steps will be adding different applications to make the page more interesting and fun to use. &lt;/li&gt;
&lt;li&gt;To activate your page, you will need to "Publish" it. There will be a link to prompt you to do this.&lt;/li&gt;
&lt;li&gt;In the future, to manage it, a link called "Ads and Pages" will always be on the left. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Note: you will want to become the first fan of you page, it's not done automatically.&lt;/p&gt;
&lt;p&gt;You can set your newsroom to be on autopilot by using some of these applications:&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Facebook Notes&lt;/em&gt; - This is a default application on your Fan Page. To access it, click on the Notes tab at the top. Using the subscribe option, you can enter your brokerage's RSS feed. Now new note posts will show up automatically on your page.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Networked Blogs&lt;/em&gt; - This app will let you import your brokerage blog feed, as well as display links to other blogs, like this one, for instance.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Simplaris Blogcast&lt;/em&gt; - This is a way to import multiple blogs, so you can stream this blog in addition to your brokerage's.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Selective Twitter Status&lt;/em&gt; - You can either stream your entire Twitter feed, or use this, and your Fan Page will only post tweets with #fb at the end. This way you can select which posts go to your agents and which go to clients.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Involver for Pages&lt;/em&gt; - this is a host of applications that allows you to stream in your Twitter feed, RSS feeds, YouTube channel, and other features that will automate your brokerage's fan page.&lt;/p&gt;

&lt;p&gt;If you have been following my blogs, you probably know by now that I am a huge fan of Twitter. Taking a great listing and blasting it out to your entire network of clients, colleagues, and contacts in a matter of seconds at no cost is a dream come true for most &lt;strong&gt;real estate franchise &lt;/strong&gt;owners and agents. Twitter has been a great asset to our marketing efforts, and the "ReTweet" feature has played a pivotal role.&lt;/p&gt;
&lt;p&gt;The concept is simple: if you receive a tweet from someone you are following that you find useful or interesting, you can forward it on to everyone in your network with just one click. Apply that one click simplicity to a great listing that you send out, and a beautiful home for sale can go from an audience of ten to an audience of ten thousand in a matter of minutes.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Here's how to do it: simply insert "RT @" and then the username of the person who originally posted the tweet at the very beginning.&lt;/p&gt;
&lt;p&gt;Here's an example: (RT@ &lt;span style="text-decoration: underline;"&gt;AreaProRealty&lt;/span&gt; Check out this Beautiful Luxury Home! &lt;a&gt;&lt;/a&gt;&lt;a href="http://www.areaprorealty.com/franchise" title="Area Pro Realty"&gt;&lt;strong&gt;http://tinyurl.com/mo4vd7&lt;/strong&gt;&lt;/a&gt;&lt;strong&gt;) &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;You may need to shorten the message in order to meet the 140 character requirement.&lt;/p&gt;
&lt;p&gt;I strongly suggest sending out a quick message to your followers on &lt;em&gt;How To ReTweet&lt;/em&gt; as a friendly tip. That way, you know your followers are armed with the tools to make your listings go viral. You can also offer a prize to the person who retweets your listings.&amp;nbsp; If they find a buyer for you, perhaps a gift certificate can be awarded.&lt;/p&gt;

&lt;p&gt;Facebook has come out with a new version of their social networking site called &lt;a href="http://lite.facebook.com" title="Facebook Lite" target="_blank"&gt;Facebook Lite&lt;/a&gt;. It's a less cluttered version of the original, which has received complaints about usability.&lt;/p&gt;
&lt;p&gt;Facebook Lite reads more like Twitter, and has more screen space (i.e. less clutter and less advertising) This new version makes it easier to send out Twitter-like messages without all of the distractions.&lt;/p&gt;
&lt;p&gt;This version can be useful in the Real Estate world for several reasons:&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;nbsp;&amp;nbsp; It works great on a mobile platform, so you can update your followers and customers on the go&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;nbsp;&amp;nbsp; You can, quickly and easily, post a link to a listing or website that may be urgent (i.e. timely news)&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;nbsp;&amp;nbsp; It requires less bandwidth, so you can have several applications running.&lt;/p&gt;
&lt;p&gt;The site appears much more professional without&amp;nbsp;apps and ads focused on a younger demographic. There seems to be a big buzz surrounding the new site because of the lack of applications. Some argue that Facebook was propelled into the top spot because of the entrepreneurs behind the some quarter million external apps, and blocking them from what may become a more popular site may be counterproductive. For our purposes, I say it's almost perfect. The only aspect that I see missing from Facebook Lite useful in Real Estate is the groups feature. There is talk of a separate platform for applications, but doesn't that defeat the purpose? Internet users are finding simple, useful sites more attractive these days, so why clutter it all over again?&lt;/p&gt;
&lt;p&gt;I will be working on integrating Facebook Lite into our &lt;strong&gt;Real Estate Franchise&lt;/strong&gt; &lt;strong&gt;Strategic&lt;/strong&gt; &lt;strong&gt;Social Networking&lt;/strong&gt; plan in the coming weeks. My post had raised their curiosity, but their use of Social Networking for real estate was limited. They had some doubts about joining Facebook for business purposes.&lt;/p&gt;
&lt;p&gt;They were having trouble seeing beyond the casual, social aspect of the site, and hadn't seen the business applications that Facebook had yet to offer.&lt;/p&gt;
&lt;p&gt;I wrote them back, and equated Facebook to television. I explained that there are many different channels, networks, and forms of entertainment on TV, some of which could be very useful in business,&lt;/p&gt;
&lt;p&gt;FaceBook has groups ranging from casual meeting places to nationwide Real Estate groups, and the largest of them has 40,132 members at this moment.&lt;/p&gt;
&lt;p&gt;Here is the advice I offer to you to maximize your Facebook effectiveness:&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;nbsp;&amp;nbsp; Create a Facebook page strictly for business&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;nbsp;&amp;nbsp; Join local or national groups that are relevant to what you are trying to accomplish&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;nbsp;&amp;nbsp; Keep personal contacts(ie friends and family)separate from your business profile&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;nbsp;&amp;nbsp; Link your Social Networking sites to each other via widgets (small buttons that can be added to your website or blog that take the reader to another page that you have posted content on).&lt;/p&gt;
