Choosing Your Realtor - 02/27/08 10:02 AM
While I've referenced it in another post, I have finally finished the whole book, "Your First Home, The Proven Path to Home Ownership".  The principles included really should be shared with anyone looking to buy a home, not just first-time home buyers.
One of the top articles that caught my eye dealt with the main roles of a Real Estate Agent.
Inform & Educate - We should be informing our clients of the local market.  In my case this would deal with real estate in Champaign and Urbana, IL.Analysis & Consulting - What are the wants and needs of the client?  What … (2 comments)

Breakfast with a 2 Year Old... - 02/24/08 04:12 PM

Yesterday morning I was up eating an early breakfast with Tessa, my 2 year old daughter.
I started to think about my schedule for the day.  Who I was meeting, what listing appointments were coming up, homes I wanted to see in Urbana and different calls I had to make.  After realizing it would be a busy day I looked over at Tessa and saw that she was thoroughly enjoying her oatmeal and apple slices.  So much so that she had squeezed the juice out of her sippy cup, smeared the oatmeal all over her tray and bib and was about … (3 comments)

The Four Basic Principles in Buying a Home - 02/19/08 09:43 PM

It's pretty tough to break this topic down to 4 basic tenants but the book "Your First Home, The Proven Path to Home Ownership" has made a very good effort.
The "Rules" of real estate are always localThe best deals are usually win-win Price does not equal valueChoose with your heart and with your head #1 - It's easy to get jaded by what you hear on the national news, but what you really need to pay attention to is your local newspaper's business section and the sales in your target neighborhoods.  Talk to a knowledgeable Realtor in your area.  If you … (2 comments)

Dear Mr/Mrs Naukb, I'd like to show your home... - 02/17/08 08:38 PM
I have to admit that when I started in real estate I was very confused by a lot of the abbreviations I found in our local MLS.  I would see the showing instructions of "Call NAUKB, go show" on about every 4th listing and I wondered how Mr. NAUKB owned so many homes in our town.
I quickly learned that NAUKB meant "no answer, use keybox.  A lot of the others are pretty straightforward like
WBFP - Wood burning fireplace, LA - Llisting agent, HVAC - Heating, ventilation and air conditioning.  HDWF - Hardwood Floors But we had a few that … (4 comments)

Would Mickey Make a Good Keynote Speaker? - KW Family Reunion 2009 - 02/11/08 11:38 PM
If you hadn't already heard, KWRI put the location of next years convention up to a vote.  The choices were San Deigo, San Fransisco, Phoenix and Orlando.   From the title you've probably already guessed that Orlando is the winner.
Looks like we'll get to spend a week in February of 09 in (hopefully) sunny Florida!
Personally, I was voting for San Diego but Orlando was my 2nd choice.

Do You Want to be the First to Know of New Home Listings? - 02/05/08 10:56 PM
Imagine if you will...
You're browsing through the latest issue of your local homes magazine and spot your dream home.  The picture of the front of your new home looks immaculate.  The grass is the greenest you've ever seen, the landscaping is ideal!  You see the pictures of your perfect kitchen, the master bath is spacious and inviting!  You know this is the house you've been waiting for so you call your agent to schedule a showing.   POP!  That was the sound of your dream house disappearing when you learn that the house was actually listed 10 days ago and has … (0 comments)

Will an Open House Sell My Home? - 02/03/08 07:11 PM
Is Your Real Question, "Are Sunday afternoons for football, yard work, or selling homes?"
The following questions (or some variation) on Open Houses come up during my appointments with home sellers almost every time.
Will an Open House sell my home? Do you plan on hosting an Open House? Will you have an Open House every Sunday? Can you keep the "nosy" neighbors out? Will my home be safe & secure during an Open House?Answers:
Possibly, but the odds are not in your favor.  Open Houses will get a few more people through the property but my experience has shown those visitors to be neighbors, buyers that … (0 comments)
