Active Rain Should NOT Ban Political Posts- Real Estate is Political - 01/30/10 08:29 AM
I have had comments on my posts that state I don't know about politics.
I think people who don't know or care to know need to get their head of the sand.
The middle class and home ownership are under attack.  It really is time to take a stand.
Learn, understand, make an informed decision on the issues and take action.
Taking away our voice here in the Rain is just another win for the those out to destroy property rights and the middle class.

We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months.
PRICE ACTION

Other good signs in addition to positive price action is lower DOM (days of the market), lower new listingsand higher percent of new listings being SOLD.
 SUMMARY
Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  This is NOT a good time for those with low and/or no risk tolerance to purchase.
High and medium risk tolerant investors are making buying decisions and are doing some bottom fishing.

FHA Loan rumors now become a reality – So what happened?

Wow... I just talked about some rumors that have been floating around for months about FHA loans. Let me make something clear. They are rumors to me until they are officially stated through HUD/FHA. And on that note, they are also rumors when you read blogs that actually state that they happened already, when it was still in discussion. Here is what I said yesterday.

Know what your buying if you're expecting a tax credit.  Not all windows qualify.

The American Recovery and Reinvestment Act of 2009, signed by President Obama on February 17, 2009 has revised the Energy Efficient tax credit in some positive ways.  These new additions/changes have created an amazing Win, Win, and Win again situation for homeowners to reap great tax benefits by upgrading to energy efficient windows AND cut down on energy costs at the same time.
However, before you go out and purchase the first Energy … (3 comments)

You couldn't get a bad loan today if you wanted to... - 01/09/10 09:37 AM

I believe there will always be loans going bad no matter how tough the underwriting, life happens.  With higher lending standard I believe it will all be manageable.  Where in the past it wasn't.
With the mortgage insurance on the low or no down payment loans.  As long as the premiums cover the default rate (if it doesn't raise the insurance premium).  Why should we care? (speaking as a taxpayer) The high risk borrowers are paying the extra expense.
I believe the changes are good and I happy to see the accountability.
Elvin wrote the great thought provoking post below.  Enjoy....

THERE IS NO SUCH THING AS A "BAD HOME INSPECTION". - 01/03/10 11:01 AM

THERE IS NO SUCH THING AS A "BAD HOME INSPECTION".
HOME INSPECTIONS ARE IMPORTANT FOR HOME BUYERS, HOME SELLERS, LISTING AGENTS AND BUYERS' AGENTS.
THE HOUSE WILL BE UNDER A MAGNIFYING GLASS.  A good home inspection means that the home inspector examines every "nook and cranny" in a house and tests all systems and components.
A HOME INSPECTION IS USUALLY A CONTINGENCY ON … (5 comments)

Proposed Congressional Reform Act of 2010 - 01/02/10 08:57 AM
This is an email I received today.  Since I'm in total agreement I thought I would post it.  Accountability is needed in Congress.  I have alway felt it should be a place to serve and not what it has become (a destructive culture).
I realize this is a huge task.  I also feel anything less would not be enough to set a productive course correction.
Congress is the Root cause of the issues facing our country and it's time for substantial changes.
Action not words......

Is That A Root Beer Float In The Attic? - 01/01/10 12:32 PM

It good to see we are insulating and people care whether or not the home are insulated.  I remember not too long ago homes were not insulated or very little.
I have seen new changes to the building codes for better insulation and energy star which focuses on the home being tighter and of course the R-values.
Even with all the different opinions, we are moving forward.  Maybe we will take a step back every now and then.
It's all good and we are learning.
