We need Positive Price Action to confirm market bottom. One month of price improve isn't sufficient to confirm the market bottom. We need to see appreciation month over month for three months. PRICE ACTION Other good signs in addition to positive price action is lower DOM (days of the market), lower new listingsand higher percent of new listings being SOLD. SUMMARY Has the Utah Real Estate Market bottomed? Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom. This is NOT a good time for those investor with low and/or no risk tolerance to purchase. Investors with a long term buy and hold

This statement was written in an email in regards to an outstanding HOA assessments against their home. "............ I will be contacting a lawyer tomorrow. If this does not get resolved promptly or if there is a lien placed on my property and/or showing on our credit reports, I will counter sue you for damages to our credit and the time that it takes for us to correct your error." My first thought was, this home owner doesn't seem to understand who the HOA is and how they are normally structured. First -

I've decided it would be nice look at the history of sales in the Salt Lake County. So I started with last month's sales and compared year over year for March. The report includes everything on record. Things I find most note worthy 1- Lowest sales on record 2- Highest (DOM) day on the market on record. 3- Trend is to buy less expensive home. Some of the lower prices is deflation of the market and part is the appetite of the buyers for upgrades is waning. There is a silver lining. The State of Utah announced a grant for buyers

What is a Bank Owned? Bank Owned aka REO property are those owned directly by the bank. They acquire these properties thru the foreclosure process. The bank is the position to move as fast or as slow as they feel necessary when accepting an offer. Their decision is based on what is best for their bottom line. Holding properties is normally not in their best interest. So they are willing to deal on offers that make sense to them. Many home buyers have the perception bank owned homes are always the best deals and many buyers will not even look at other options.
